Located 10 minutes from Salignac shops and 25 minutes from Sarlat, this property benefits from an excellent location to discover the must-see sites of the Périgord Noir: the troglodyte habitats of La Roque Saint-Christophe and La Madeleine, the prehistoric caves of Rouffignac and Lascaux, the mineral caves of Domme, Grand Roc and Tourtoirac, as well as the castles of Losse, Hautefort, Beynac and Les Milandes. You can also visit the remarkable gardens of Eyrignac and Marqueyssac, as well as numerous picturesque villages such as Saint-Léon-sur-Vézère and La Roque-Gageac.



This atypical large house can accommodate up to 7 people. It includes 3 bedrooms, 2 bathrooms, 2 living rooms and numerous relaxation spaces, each able to meet everyone's needs.

Outside, you will enjoy 2 fitted terraces and a beautiful beach area around the swimming pool.



This longère of approximately 200 m² is composed as follows:



On the ground floor, a living room with TV, sofa and armchairs, a bathroom with shower, single washbasin and WC.

On the first floor, a bedroom with a single bed and a double bed (140x190), a desk for working, and Wi-Fi connection throughout the house via Starlink. By crossing a small reading lounge, you access the fully equipped kitchen: gas stove, oven, microwave, dishwasher, coffee makers (Senseo and classic filter), kettle, toaster. You will find everything necessary to prepare good meals and breakfasts. Then, a second living room with sofas and TV, as well as a wood stove for cosy evenings in winter (wood not provided).

On the top floor, two spacious bedrooms, one with a double bed (140x190), the other with a Queen Size bed (160x200). A bathroom with bathtub, WC and double washbasin completes this level.

Outside

Two fitted terraces allow you to enjoy meals outdoors, with a gas plancha for your barbecues. You can also relax on the beautiful beach around the pool.



The garden around the house is carefully maintained, and the 4 hectares of land and forest offer a soothing natural setting.



*The swimming pool is open from 01 May to 27 September and heated from 15 June.



Due to the stairs, this house is not accessible to young children or people with reduced mobility.

For more comfort, you can park up to 3 vehicles on the plot. A washing machine and a tumble dryer are also at your disposal.
