Orchard Manor Estate

Enter our 40 acre Orchard Manor through a private gate leading atop the rolling hills of an apple orchard to the magnificent 19 room custom built estate. The home is designed for entertaining with expansive views, tennis courts, basketball, heated pool, lower level game center with movie theatre and fitness center. Take a walk through the orchard and find the perfect apples for picking or work up a sweat on the tennis courts. Spend sunsets on the front porch with unobstructed views.

This five bedroom home has an open floor plan with high ceilings, family room with stone fireplace adjacent to the gourmet eat-in kitchen. Along side is a formal dining room and living all with views of the horizon. The upstairs contains 4 bedrooms with an additional kitchen and the lower level is an entertainers heaven. Pool table, ping pong, skee ball, poker, full bar area and the movie theatre room. 12,000+ square feet of living!
*Outdoor pool and hot tub are one unit and are open May 1- September 30 only. No exceptions
*Town does NOT allow events so please don't ask about weddings, small or large, or any type of event.

Great Stay for a Weeklong Summer Family Get Together

Had a great time with family here. The property can use a little love and attention (ex. many locks are broken, the basketball hoops were broken, the tennis court can use some sprucing up, many lightbulbs out throughout house, no soap in some bathrooms, the pool remote control broke while we were there, two of the patio umbrellas flew out of their bases while we were by the pool, etc.), but overall a great stay and a very responsive/attentive property manager/groundskeeper who always came over right away determined to address / solve whatever issues we had. Overall an excellent house and property and location that more than satisfied our needs.

Magnificent Home for a great vacation

Family weekend

Orchard Manor was the perfect home for our family weekend. There was something for everyone. Game room, theatre, gym, and outdoor basketball court. Then plenty of space in the kitchen living area to gather for food and drink ! The sleeping areas were very comfortable. We will definitely return next year !

Beautiful retreat

Perfect location of privacy with the convenience of close restaurants, stores, and activities for our family gathering. Ages ranging from 76 to 8 years old. This property offered a great variety of activities onsite for both our sunny and rainy days. The kitchen was equipped to cook and feed our group of thirteen. The sleeping accommodations worked for our family. Some bedrooms required sharing a bathroom (not an issue for our family, just something to know depending upon the group). The twin beds are either in a hallway or through another bedroom, which the kids loved. We would definitely rent again as the house offered plenty of retreat areas for our large group. Thank you Kerri and John for being excellent hosts during our stay!

Family & Friends Reunion

Using positive superlatives would be the only way to describe our brief stay at Orchard Manor Estate. As a group of ten family and friends, all of whom are senior citizens, we could not have found a better place to have our mini-reunion. The home is spectacular, spacious, suitable for all ages, and elegantly accoutered, lacking for nothing! The property is extensive and sitting out on the back terrace, overlooking the surrounding land, provided us with a serene experience of enjoying peace and the beauty of nature. Kudos to host Kerri and Caretaker John who were most helpful and attentive to any questions we posed from prior to booking until the time we checked out. All in all an extremely memorable experience!

Beautiful Home but….

This home is a beautiful home! Perfect for a very large gathering. Heated pool was awesome. However, the jacuzzi outside was broken so we weren’t able to use that. Several of the toilets had issues flushing. The jets in the Master bedroom also didn’t work. Parts of the oven didn’t work. Many flies inside the home. Overall, we still had a great time, the property is beautiful. Saw families of deers. So cute. Just feel for all the money you pay to rent, everything should be in working order.

A Wonderful Home Away From Home - A Five-Star Experience!

My family and I recently had the pleasure of staying at the Orchard Estate and we cannot say enough good things about our experience. From start to finish, it was an absolute delight. John, the property caretaker was incredibly responsive and helpful, providing all the necessary information and promptly answering any questions we had. Their professionalism and warm demeanor instantly put us at ease. Upon arrival, we were blown away by the property's charm and well-maintained exterior. The manicured lawn and tasteful landscaping set the tone for a delightful stay. The interior of the home was even more impressive. It was immaculate and exuded a sense of comfort and coziness. The decor was modern yet welcoming, with a thoughtful touch in every room. It truly felt like a home away from home. The basement was a oasis filled with a pool table, ping pong, skeetball and a large movie theatre. The kitchen was fully equipped with top-of-the-line appliances, making meal preparation a breeze. We loved having family dinners around the spacious dining table, sharing stories and making memories The highlight of the property, however, was the backyard oasis. The kids were thrilled with the well-maintained pool, and we spent countless hours splashing and laughing together. The outdoor seating area was perfect for relaxation, and we enjoyed our morning coffees and evening cocktails under the stars. In conclusion, our stay at this rental home exceeded all expectations!

Three generations gathered here for our annual fall New England get together and it couldn't have been better. Lovely home and grounds, comfortable beds, and all the necessities for a relaxing stay. We had 2 days of rain while there, so the game room and movie theater saved the day! Loved our stay!

Our family loved our stay at this wonderful property. As it happens, the combination of single and queen bed accommodations fit us perfectly. The beds on offer are well described in the listing, so be sure you pay attention to what is offered versus your needs.The game room and the pool provided lots of fun for the family. Every member of my family voted for this property as one worth returning to.A review my wife read complained about the property being “tired.” I think that is unfair. It is true that a few things are not working properly, but in a property this size, they’re bound to be things that aren’t quite right which need to be brought to the attention of the owner/caretaker. If they don’t know, they can’t fix it. Just as an example, the exhaust fan on the stove did not work. Big deal! This is a fabulous property.Don’t miss the sum sets from the balcony!!

Just as advertised

Just finished my stay here at this amazing property and we were not disappointed. 7 of us stayed here for our annual golf trip around New England and we loved every minute of it. I was a little skeptical prior to the trip because of past experiences as I know pictures can be deceiving. This one was just as advertised. The place was very private and very clean. The theatre and outdoor patio/pool area were a big hit for us. When we weren’t golfing we were in one of these two spaces. The amount of privacy, the pool, the theatre, and tennis/ basketball has everything you could need for a guys trip. I highly recommend this place and would love to stay there again. 5 stars

Wonderful property in East Lyme

Our family of nine had a great time using the pool, hot tub, tennis court, outdoor fireplace, game room and movie theater. There was something for everyone. The grounds were wonderful and great for taking a leisurely walk. Two thumbs up.
