Experience awesome outdoor adventures nearby including the Appalachian Trail that adjoins our property. We are very fortunate to have the beautiful Kelly Knob AT hike right in our backyard. If you brave the initial steep half-mile, you are rewarded with a lovely rolling hike in woods capped off with a spectacular view of the New River Valley. If you are feeling hearty you can start the hike without any driving straight from the farm house.
PLEASE NOTE that we have a lovely couple residing in the basement studio apartment. Tyla & Anthony to be exceptional young people - very mature, responsible, considerate and friendly. We like to have someone living on the property to see that it is cared for.
The apartment does have a separate outside entrance and Tyla & Anthony will be very respectful of your presence in the house and your right to privacy and a quiet and non-intrusive Retreat stay. But they will be happy to chat with you about the area or answer questions you might have or help you out in any way that he can while you're there.

The house was really well-laid out, and sooooo comfortable. The hosts were very quick to respond to any questions. It was perfect for our group of 8. The 3 separate bathrooms is a huge bonus. Property is beautiful.
We truly enjoyed our stay here! Eleven years ago, our family stayed here when my niece graduated from VT…we booked it again because our daughter graduated from VT! This home was spacious and accommodated us comfortably! We cooked our meals, sat on the patio, enjoyed the view, played games, and even hiked part of the AT while staying here. We enjoyed the peace and quiet and the short drive to campus was of no inconvenience to us at all.
Not too far from Blacksburg, though there are a few sort of tricky roads toward the end if you're driving at night. Gorgeous, gorgeous property. My only regret is we didn't spend more time there enjoying it.
Did a girlfriend's weekend here. It was a great house and a great location. Very comfortable and well stocked. Very convenient to hiking trails and restaurant options in Blacksburg. Host was very responsive to any questions I had. Would definitely stay here again if I was in the area.
The views of the mountains and babbling stream nearby were so peaceful. Just a short 20 minute drive to Blacksburg made this a perfect location for our multigenerational group to gather for VT's graduation. The beds were super comfortable and the house had everything we needed. Great communication.
Class of 1982- 4 of us- had a blast. Perfect house for catching up, cooking and enjoying nature. Loved it!

Beautiful place and property
This place is spectacular, and we were made to feel extraordinarily welcome. You feel close to nature. It would help for the property description to clarify that there is a long term renter in the basement, so that everyone knows that.

I am so sorry that this might have been an issue for M.J. When we have someone in the apartment, it is always noted in our listing and I also inform potential guests in my response before they book. However, at the time that M.J. booked the Retreat in April (for himself and friends to go hiking in the area), we did not have anyone in the apartment. Our current renter asked to move in early, just a few days before M.J. & friends' arrival in July. I realize it wasn't a lot of advanced notice, but I did let M.J. know at that time and gave him introductory information. I honestly didn't think it would be an issue! And M.J. didn't mention it at all, in his reply then or at any time during his stay. If I had had an inkling that it was a problem, I would have asked my renter to wait to move in or stay someplace else during their stay.
The apartment does have a separate outside entrance and I am extremely cautious in my screening process for potential renters. We like to have someone trust-worthy living there to watch over the property when we aren’t there ourselves and it isn’t rented to Retreat guests. This is our family home and farm and it is very special to us.
It is entirely up to guests, of course, whether you wish to stay at Blackberry Morning Retreat with someone on the premises, but let me share a bit about Matt before you decide.
Matthew Blair is a 24-year-old PhD candidate in engineering at VATech. I have found Matt to be an exceptional young man - very mature, responsible, considerate and friendly.
Matt will be very respectful of your presence in the house and your right to privacy and a quiet and non-intrusive Retreat stay. But he will be happy to chat with you about the area or answer questions you might have or help you out in any way that he can.
Matt just finished his Master's degree at VATech in May and is staying on to complete his doctorate in engineering. He's an excellent student with ambitious goals. He has given me permission to share photos and any personal information, as well as his resume (which is very impressive) with guests.
It is always my intention that guests find Blackberry Morning Retreat exceeds their expectations and they have a wonderful time during their stay! I'm happy to do whatever I can to make that happen! :)

We stayed here (my husband, myself, and my senior parents) for a football game at Virginia Tech. Our daughter is in the marching band. It was so quiet and relaxing after a busy day. We were able to eat meals in instead of fighting the crowds at restaurants in town. Everything we needed was there. Lots of towels, the beds were comfortable, we loved the outdoor deck and my daughter loved the hammock. It is about a 30 minute drive to campus. Very scenic and in the morning there was beautiful fog hanging in the valley. We would definitely come back here.
Thank you Suzy for the opportunity to stay at Blackberry Morning Retreat! This was our second extended stay and it was just as wonderful as our first time last year.
We love watching the sun move over the mountains and how the rain, clouds or snow move up the valley. The stunning view out the front window is ever changing but always beautiful.
Being so close to the Appalachian Trial made it easy to challenge ourselves to hike up to Kelly Knob. It was not as difficult as I expected and the view overlooking the valley was well worth the effort!
We come to the Blacksburg area to visit our son and his family. Being able to stay Blackberry Morning Retreat is like a home away from home. The house is roomy and very comfortable and we never tired of walking around the property and exploring the stream that runs through it.

Fantastic!
We spent 4 days at Blackberry Morning and it was just what we were hoping for. The house is very comfortable and cozy and had everything we needed and more. The setting of the house and the views are simply spectacular, and we were rewarded with a beautiful sunset over the mountains. The Appalachian trail is about a mile away uphill and you can explore both sides of the trail, with Kelly’s knob being the nicest path. We had one rainy that we enjoyed indoors, just relaxing and looking out of the windows, using the TV room (there is a nice collection of movies in the house), and reading by the fire. It is a fantastic place to stay with kids. Expansive grounds and a small creek that cuts through it provide hours of entertainment and exploration. Although you feel away from it all, we found the location very convenient and close to groceries (20 min away). There is a smaller shop less than 10 min away that has the basics and fresh fruits. The owner was very responsive and nice. We would love to go back in the spring.

Breath of Fresh Air
We arrived at night in a rain storm. I was immediately impressed with the house. But the next morning I was speechless when I saw the view from the living room! It is so beautiful. You can see 4 mountain ranges on a clear day. The house is very comfortable and so are the beds. Everything you need to enjoy your vacation is there for you. It is clean, has lots of towels and even has coats on the rack for sitting outside on a chilly evening. There is a TV room separate from the living area. This was a perfect place for my granddaughter to hang out while the old folks visited.
Suzi is a delight to deal with. She was very responsive and took good care of us.
There are some excellent restaurants in the area. We had fun tubing, fishing, hking the Appalachian Trail right behind the house, and shopping in Blacksburg. The train museum in Roanoke is a lot of fun too. But the best is sitting on the side porch looking at the stars.
I cannot wait to go back.
This was our first visit, and we have had a wonderful vacation! The Hosts have thought of everything, and more, so much more! All of the comforts of home and a high end resort all wrapped together. Complete chef and baker’s kitchen; extra extra towels, pillows, sheets, pillows, comforters; cut up wood for fires; washer & dryer; extra bathrooms & with girls & Me we use them; charging bank in the kitchen; books & books; sooo many games also; and comfy beds & furniture. The Den had an amazing large TV & is where my husband unwound from the day while I joined him, or I read in the quiet of the front room. Be sure to take a walk around the property! One day we had paper boat races down the creek that runs through the yard! Our daughter goes to Virginia Tech, and it was an easy drive to and from campus for both her and us! We grocery shopped the first day, then made all of our own meals at “home”. Sat outside watching the sunset! Loved standing on the porch waving my daughter in as I saw her car turning onto the drive, making her way to this home away from home. I would give this a billion stars, it was out of this world a wonderful place to stay! Thank you so much for everything. We will be back.

Peaceful, Relaxing & Beautiful
My sister was getting married in Radford so my family and I flew in from San Diego and met up with my parents and my nieces, whom drove down from Northern VA. We all stayed at Blackberry Morning and couldn't have found a better, more peaceful, clean, well-kept mountain house to host us! The home is very spacious, the views are stunning and the grounds are just vast and well-kept. We had 4 kids ranging in age: 1 1/2, 4, 7 & 10 all of whom ran around to their heart's content outside EVERYDAY! They played near the streams (caution though, there is poison ivy so beware) and ran around outside every day! It was a rainy week but we welcomed it and it only rained mostly at night. The mountain cool air makes the a/c not a necessity, we cranked open the bedroom windows at night and enjoyed the fresh, cool air. The kitchen was fully stocked, the laundry room equipped w/ newer appliances and the verizon booster worked for our cell phones since that is our cell carrier. The TV room and games were great as was the big living room/kitchen area that has the stellar views of the mountain ranges and their property. We saw deer, 1 wild turkey, rabbits & lots of lighting bugs:) My husband went out several mornings and ran along the Appalachian Trail which is up the road from the house. If I ever return to the area, maybe for one of my Alma matter's football games (VA Tech) and I was staying for more than a few days, this would be my destination. You will not be disappointed, I promise. The ONLY thing I would change is a little bigger signage on the drive up to get to the house, the GPS doesn't exactly know where it's at and kept telling all of us it was to the left, but in fact it is a SHARP right turn. I'm not sure what type of restrictions there might be w/ re: to signage, but since all of us drove in at night looking for it, we definitely all had to turn around and really search for it.

And thank you for telling me about your difficulty in locating the driveway at night. I'll definitely get a larger sign up, with maybe a solar light, and make sure I restate the "visual" directions for the driveway's exact location in the body of the check-in email I send to guests.

Suzy’s place was a wonderful home for our family (from many States) to gather for Thanksgiving week. The home was so comfortable and clean with very comfortable beds and plenty of linens. The kitchen was used everyday with everything we needed to cook for our family. There was so many games to play and books to read for days. A wood burning fireplace welcomed us around the dinner table. The Family room with their 70 inch cable TV was perfect for watching Football and all the Hallmark Christmas movies. The grounds was surrounded with absolutely beautiful sunsets and mountains views. There was plenty of parking for all my family and and the neighbors were very friendly. We will be back and stay longer next time. Don’t miss this opportunity to stay in a family home in beautiful Clover Hollow.
We are parents of two Hokies. We have rented the house on multiple occasions - New Cadet Week, a Graduation and now a couple of football weekends. Every visit we tell Suzy, the owner, how grateful we are for our stay. The place is clean with all you need for a mountain stay. They did update the bathrooms - fresh and clean. Book an extra day just to sit and watch the valley below.
We loved being at Blackberry Morning. The home and the views were spectacular. We hiked on the A T , attended a VaTech football game and sat around and enjoyed the peace and solitude.

The property was amazing, and very well appointed. Plenty of towels, blankets, pillows etc, which is rare. Seems like we all need more towels etc. and most places don’t have it. This had plenty! The owner gave us perfect directions to get to the home, which were very necessary. We had a wonderful trip! Thank you!
You will love the fabulous view from this home! The mountain view cannot be beat. The lovely stream in the front yard is peaceful. The deer said good morning!
We made some lovely meals in the well appointed kitchen. It is just a great place to gather your family. We watched movies, played games, and watched a beautiful sunset. The owners communicated with us and made us feel welcome.
We were there for Virginia Tech graduation, and we have cannot wait to go back.
This lovely home was perfect for our short visit to Virginia Tech over a long weekend. We built fires every night, played chess and games (which are in ample supply,, thank you so much!), browsed the amazing book collection and walked the property gazing at the stars and amazing views. My husband and I purchased this beautiful farmland property on our honeymoon! He was a new Assistant Professor in M.E. at VATech and I was a late-blooming student in University Honors/English. We were blessed with the birth of our two sons six and nine years later. We built our new family home, now Blackberry Morning Retreat, in 1988. Our family shared many wonderful years together in this sacred place. We are all Hokies: Hal, M.E. 1960; Suzy, U.H./English 1974; Brooks, U.H/M.E. 1997; Shane, U.H./Biology & Political Science 2003.
Why they chose this property
Hal & I fell in love with the farm on our first visit - on our honeymoon - looking for a place to make our home together. On that beautiful Spring day in April, 1969, we walked together up the mountain, sat on a big rock and looked down the valley at that incredible view - and knew this was where we wanted to be - forever.
