GOOD TO KNOW about HOME and LOCATION:
The bright and friendly two-storey building has approx. 140 m² of living space and is located in a more than 1,000 m² large, natural and fenced garden with a varied, versatile children's area and a barbecue area. You can reach your destination in 10 minutes from the Mondsee motorway exit, and in about 35 minutes from Salzburg. The house was planned and built in 2011 with a special focus on modern ecological construction using Blitzblau architecture. An air heat pump heats the house by means of component activation and emits the heat via stone and wooden floors. We have lovingly furnished the house in a stylish and contemporary way.

LAYOUT:
"On the ground floor" there is a bright bedroom with double bed, a bathroom with shower and toilet as well as a living and relaxation room with sauna next to the entrance area with a cloakroom. From this room you can access a small, secluded terrace with an outdoor shower and access to the garden.

"On top" you will find a spacious living-dining room with a cozy old wood seating area for up to 8 people, a cozy sofa corner with a fireplace and access to the arbor, garden and balcony. The kitchen is fully equipped. You will find ceramic hob, oven, fridge-freezer, dishwasher and built-in coffee machine as well as sufficient dishes, cutlery and glasses. Another bedroom with a double bed and 1 children's room with a bunk bed complete the accommodation for 6 people. A folding bed can also be provided on request. The bathroom has a shower and whirlpool tub and a washing machine. The toilet is separate.

SURROUNDINGS - SPORTS, CULTURE and ENTERTAINMENT:
Child-friendly and inexpensive skiing and hiking areas such as Oberaschau (Postalm (and Gaisau-Hintersee (are in the vicinity), thermal baths can be found in Bad Ischl (or Bad Reichenhall (in nearby Bavaria.
The dreamy public "Strandbad Laiter" (at the idyllic and protected Irrsee lake can be reached in a few minutes on foot. An in-house handcart is available for the transport of your bathing accessories.
The convenient location also offers an excellent starting point for (cycling) hikes and (swimming) excursions - even without a car. Enchanting places and cities like Mondsee, Salzburg, St. Wolfgang am Wolfgangsee, Gmunden am Traunsee or Bad Ischl with culture, cuisine and many other sights can be reached in less than 50 minutes.
