Renovation Notice – Long Beach Resort, Panama City Beach, FL

Long Beach Resort will undergo planned exterior renovations from August 18, 2025, through April 2026. Project setup and material deliveries will take place August 4–18, with construction beginning August 18. This work, coordinated by the Homeowners' Association, includes balcony and exterior repairs.
During this period, guests may experience construction noise, limited access to certain areas and pools, and temporary modifications to entryways.
• The Lagoon Pool and lagoon pool hot tub will be open until November 28th.
• The pool and hot tub between Towers 1 and 2 will be closed starting August 28th and will remain closed until November 28th.
• The pool and hot tub between Towers 3 and 4 will be closed starting October 20th and will remain closed until the end of the project.
• Beach access and condo entry will remain open throughout the project. Beach chair service will be available through October 31.
• Balconies will remain open until November 10th, and then will be closed by section thereafter.
Please note that all dates are approximate and subject to change based on construction progress. Rates have been adjusted accordingly to reflect any potential inconvenience during your stay. This notice has been posted as of 7/7/2025, no refunds will be given for any renovation related inconveniences for any reservation booked after this date.

Begin your long awaited vacation at this wonderful condominium at Long Beach Resort, located on the 3rd floor of Tower 4, which is the newest tower at Long Beach. This is one of the very few one bedrooms at Long Beach that can accommodate 6 people, with two queen beds in the bedroom and a queen size sleeper sofa in the living room, meant for small children. The dining area seats four at the table. The kitchen is fully equipped with all the appliances, dishes and flatware you will need, and the large bathroom has a huge tub and shower with double marble vanities. Step out onto your private, 30 foot balcony to enjoy the cool ocean breezes and warm Florida sunsets. Long Beach Resort has a huge lagoon pool (6800 square feet) with islands and waterfalls, two Polynesian pools (seasonally heated), three whirlpool spas, a poolside bar and grill(seasonal), on-site jet ski/umbrella chair rental and 24 hour security with gated access and plenty of parking. Great location..access to everything on the beach within 5-10 minutes.Loved the 2 sink large counter top separate from the shower/toilet area.Plenty of space/seating for 5-6 people.

Family Vacation

Great place to spend a family vacation, located on the 3rd floor was really nice. Elevators where fast, wait time less than a minute each time. Would recommend for a vacation rental.

4 tired teachers needed a beach trip and we loved our time here in Kim's unit! Three pools and one was so cool with the palm trees. The bar and grill by the pool was a huge added bonus!! We will be back!!

We love Panama City Beach and all that there is to do there. This condo exceeded our expectations. It was perfect for the 3 of us. We have stayed at Long Beach Resort several times and it is our favorite- perfect location, great pools and The Hang Out bar at the pool has great drinks, music and food.

Great location and condo

The condo was perfect for the 5 of us but 6 would have worked well too. Comfy beds. Beautiful balcony view. Great location right in front of the resort to relax. Walking distance to several great eating places and a short drive to others. This is my 2nd year in a row to stay in Long Beach Resort. Highly recommend this condo.

Beachfront stay

It was very nice to be able to wake up and walk out and see the sunrise. Only downside was the sliding door was closed shut and didn’t open. That would of been nice to have to hear the ocean. The beds were comfortable but a little tight between the two. But overall we enjoyed the stay and how comfortable it was.

Comfortable condo with great ocean views

Overall this property worked out very well for our family. The oversized balcony was perfect for taking in the ocean views. The only drawback for us was that the bathroom could use some more attention when cleaning. The mildew all over the shower curtain liner, as well as on the shower head should be addressed. This could be a pretty easy and quick fix by the cleaners. Otherwise we really enjoyed our stay at this property.

Room was ok But The furniture was absolutely filthy my arms on the chairs were so dirty my skin would stick to them and the sofa was black with dirt . We put a bed sheet on it . the glass patio door had fingerprints all over it . Needs to be Updated . I give it a 2 out of 5

My Husband and I had a great time even though the construction was a surprise we weren't expecting.

This is a very cozy condo on the 3rd flr. Up high enough to get a good view of the ocean, but not too high. It was well equipped although the coffee maker needs to be updated, preferably to a Kuerig, but at least one that turns off automatically. We drove all night from Cincinnati. So we were there quite early. But the Guard allowed us to sit by the pool (a beautiful Large Lagoon pool) while we waited for our condo to be ready. The Hotel right next to us also had a Lagoon pool which they charged an extra fee to use (Shores of Panama) All in all the weather co-operated, for the most part, and we had a wonderful time. Thank you Kim's Condo's.

Wasn't what I expected

The condo did have updated furniture which was nice. However, the cleanliness of the room was awful. It smelled like a moldy mop, there was hair on the floor, there was a damp blanket left in the dryer. The caulking around the toilet was so disgusting my husband had to wrap toilet paper around it in order for me to use it. The towel holder in the bathroom was broke so instead of removing the whole thing they covered one end with a picture and left the other just hanging there. The bathroom sinks were rusty at the bottoms. The refrigerator was also gross and rusty. And dont bother trying to wash your laundry. As the dryer just leaves lint every where. The bedroom was so tight you couldn't get to the closet or the sliding glass door in the room. The furniture on the balcony needs updating it is also rusty so when you sit in it you smell like rust. Overall experience was not worth what I paid. Extremely disappointing....

Great Beach Front Views!

This property is located perfectly down the beach away from Pier Park with less crowds and conveniently close to a fan favorite Pineapple Willy’s. Overall the property is decent however could use a few fixes. Cabinetry in the kitchen could be updated, but that’s aesthetic, not function. They do their job. However the a/c in the bedroom is terrible. It can be an ice box in the main area and warm in the bedroom. Our other two issues were the slider to the balcony in the bedroom needs fixed and because there are two beds in the master they are full size vs queen so they’ll both fit. My husband and I are not tall nor large people and this still wasn’t comfy for us. I’d suggest at minimum a queen and maybe some twin bunks if you’re looking for “family” options which is what I’m assuming, because surely two couples aren’t sharing a room for a week lol. Overall good place for the price. Just a few minor issues.

Family get away

It was really nice clean and everything convenient to the location. I was afraid because of location it would be a lot of young people and a lot of noise. It was very family oriented and it was not loud.

Family friendly

Love staying here! This was our second time. We enjoy the location, parking being not in a garage, the fact that every room is beachfront and that it’s so family friendly. There aren’t any drunk kids running around. We can feel like our kids are getting a safe, drama free vacation.
