About this property

Private river-front home with tennis court and hot tub in the Berkshire hills!

River Run is an incredible property close to all the Berkshires have to offer! This 1815 double cape farmhouse in has been lovingly restored, renovated and expanded over the past 30 yrs. The house sits on a small road that runs along the Westfield river, so you are literally right on the river with a view of the river from almost every room.

We have a new Har-Tru tennis court and cedar hot tub (solar/electric powered). There is a large backyard patio with bbq, a huge fire pit area in the woods, an enchanting meditation garden, and access to swimming and fishing in the river nearby.

We have 3 relaxing hammock spots, a large backyard for playing games, a lovely front porch to watch sunsets over the river.

The restored 1815 part of the house has an incredibly warm and welcoming feel with an eclectic mix of antiques, custom made furniture, art, rugs, books and lots of character from local antique shops and our travels around the world.

The older part of the house has 3 upstairs bedrooms and 2 bathrooms (1 upstairs and one on ground floor). The living room has a large TV and fireplace, a dining room that can sit 10, and a small study connecting the dining room to an enclosed back porch. This ‘summer porch’ can be a living area or an extra bedroom since it has a queen sofa bed.

The vaulted ceiling kitchen has a door to the front porch overlooking the river, and access to the back patio and large back yard. This large kitchen is great for cooking and gatherings and connects via a mudroom to a ‘barn wing’ (built where the original barn was). This wing of the house has a 4th bedroom and a 3rd bathroom upstairs above the garage.

The 4th bedroom is also know as 'the studio' as it was the artist studio for the previous owners and it is larger than a studio apt. There is a queen sofa bed, sitting area, 3 desks with 2 large monitors, a treadmill, workout bench, free weights, yoga mats, ballet bar, and still has plenty of room for a blow up mattress or 2. Please send a request if you have more than 10 people.

If you have less than 8 people and you don’t need this extra bed/bath in the barn wing above the garage, then we can lock those rooms and provide a discounted rate during the summer - please send a request.

There is hi speed Wifi and a Sonos sound system throughout the house.

One of our favorite things about River Run is hearing the sound of the river and watching it flow by. We also love the proximity to great hiking, fishing, biking, swimming in beautiful lakes, cross country skiing, as well as access to local wineries, breweries, artists and makers, farm stands, and all of the art and cultural events that can be found in both the Berkshires and Pioneer Valley.

We are a NO PET property but might be able to make an exception for 1 well-behaved pet, with an extra cleaning fee. If you arrive with pets without discussing in advance we will need to charge a larger pet cleaning fee and you will receive a negative review. Please message us first so we can discuss!

Three Sisters Sanctuary and Double Edge Theatre are cultural highlights, and some of the area's landmarks include Bissell Covered Bridge and Bardwell's Ferry Bridge. Land of Providence and Petticoat Hill are also worth visiting. Be sure to check out the area's animals with activities such as game walks and birdwatching.

Our stay at River Run was just perfect.
River Run is a beautiful house, recently renovated and it gets an A+ for decor. Every aspect of our stay was easy, from the check in to check out. Our host Mikaela left us clear instructions about the house. The kitchen was stocked with teas, coffee and every imaginable appliance you could need to make meal. I highly recommend staying at River Run and I thank Mikaela for creating a lovely home away from home! JoAnn

My husband and I feel that one of the best things about traveling is getting to know a new place through the eyes of a local. We have rented private homes around the world, and all of the people we have met while going the 'local route' made our vacations even more special.

We originally met in Santa Barbara, CA and then lived in NYC for many years. When we started looking for a home outside of NYC where Raphael could have his woodworking shop we fell in love with the Berkshires and western Massachusetts. So we bought an old 1815 Cape on the east branch of the Westfield river, near the historical town of Cummington, MA. We now split our time between NYC and MA and sometimes rent our home out when we are not there. We added a Har-Tru clay tennis court and western red cedar hot tub in 2023!

Why they chose this property

River Run is a magical and private property on the Westfield river. There are tons of outdoor activities to do on the property, or nearby. We are avid hikers, play tennis, love swimming, kayaking, snowshoeing, cross-country skiing and can give tips on where to go.

There are also many fishing, cycling, and skiing options in the area. The art and culture of the western mass hilltowns and Berkshires includes world class music, dance, art, theater, as well as many local craftspeople and farmstands. We are happy to rent our home to people who are looking to getaway, spend some time in nature, and enjoy what the area has to offer!

What makes this property unique

Tennis, hot tub and the river! Some of the unique benefits of our property is listening to the sound of the river, playing games in the large backyard, lounging in the hammocks, exploring the garden, walks in the hills or to local swimming spots, evenings by the firepit, hot tub under the stars! Our favorite thing to do is sit on the front porch and watch the sunset over the river.
