The property is fine in terms of room to accommodate a large party, though the bunk room is probably better suited for kids as our young adult grandchildren felt uncomfortable sharing the space with mixed sexes. Overall, the property needs a deep cleaning inside and more care given to the outside of the property (trimming, etc.). The deck furniture could use new cushions as the current ones are mildewed. We rented for a weekend and were given a "starter pack" of dish soap/dishwasher detergent, one small soap for each bathroom. I can understand the starter pack for a longer term rental, but an ample supply if these items should be in house for weekend renters. We were also advised that filling the propane tank for the gas grill would be at our expense. With the price we paid for this property, ample propane should already be available. The dishwasher door is sprung, so the door falls when you open the dishwasher and pull out the bottom rack. Needs to be replaced. Overall, we felt the property felt a little "tired" and expected better given the price of the rental.

The starter supply of amenities is clearly stated in the listing, and we also send this information by text the day before arrival so guests have the opportunity to come prepared for their stay. We understand that guests may have different expectations, but we want to make sure these details are communicated in advance. We appreciate your comments regarding the cleanliness, landscaping, and deck cushions and will take them into consideration as we continue to maintain and improve the property. Yay: beautiful views, great open spaces, lots of sleep areas, bunkhouse has its own kitchen and bathroom space; also enjoyed spa/pool; convenient locationRoom for growth: it felt like the house had been cleaned but not recently used- spiderwebs in corners, blinds & under couches had dust, roly-polies on floor and on top of one beds, dishwasher hinge would not work. Toilet handle in primary bath would easily become disconnected & NO water pressure in shower. Girls all washed hair in upstairs shower. Stairs to river would be unsafe with anything in hands or with young kids. We would not sit in outdoor lounge chairs due to black mold in cushions. Bunkroom bathroom light blinked like a strobe light. First night primary bed’s middle bracing slat was unattached making the bed unstable. It was immediately fixed next morning. Thank you! Place just needs a little TLC. Overall we would stay here again as it is a great space.

We enjoyed our stay. Any issues with the house were addressed quickly. Upstairs had the queen bed shared a bathroom with the room with a king and twin beds. Downstairs, the trundle twin shared a bathroom with the other king bed. Then the bunk room on the lower level shared one bathroom. The pool is a hot tub, but they were able to turn off the heater for our hot summer stay. The stairs down to the river are steep. We had to walk through a bit of mud to get to the river.

Excellent vacation with teens

Reviewer Comments: This home provided an incredible amount of both indoor space(5000sqft? ) and multiple outdoor decks to accommodate our family and friends. The teenagers highly enjoyed the downstairs apartment with 7beds, a tv/4loungers, a separate mini kitchen/table, bathroom, a covered porch and the very large tanning deck & oversized hot tub. It was a convenient drive to both Canyon Lake marina (14 mins) & Gruene Hall (20 mins). The home was very clean and well stocked to cook for large groups. We hope to return soon!

Wedding Weekend in Canyon Lake

A couple of minor issue - overhead lights in the living room would not come on (management offered to have maintenance come right out) and heater didn't seem to be able to keep up in the main living area and master bedroom (winter weather over MLK weekend) but not overly uncomfortable. Great family getaway house

Overall, I recommend this vacation rental. Reviewer Comments: Was perfect for a large family gathering. Kids slept down below & adults on upper floors. Views were magical and the stairs down to the beautiful river were a great workout (not for the faint of heart). The only downside was that this was also the "Noah's Ark" house - the management company specified multiple times that there would only be two supplied of everything (2 rolls of toilet paper per bathroom, 2 paper towel rolls, 2 dishwasher tablets, etc.). For the amount we paid to rent, how about three?! Otherwise perfect.

Perfect for large families. has plenty of room and space for for everyone and not feel crowded. Great location on the river. Good float to the first bridge. The view was amazing and having coffee in the morning and being able to see that view i will not soon forget. Do not hesitate to rent this house you will not be disappointed. Having said all that I have to point out some of the small things I did not like. Having been a VRBO owner in the past some of these things although small are still important. Adding a few small things to this house could make it perfect. First by providing better toilet paper. I know its on a septic by I also have a septic at my house and they make stronger and softer paper that work just fine in a septic. The price difference between the ****** paper and good paper is minimal and never effected my profit. Your guest will appreciate it. Having a special needs child I would have loved to see a child safety gate from the house porch steps down to the pool. We watch or son like a hawk but it would have been nice just knowing that extra safety was there. That's really it and the rental agency was easy to deal with always answered our calls and questions. I will be renting this house next year if available.

River vacation weekend

House was amazing and property management company made the process very easy. The only thing that did not seem to work was we could not get the pool/spa to heat up. The river was cold due to much rain and would have liked the warm water. Everything else was great. One thing I really appreciated was the thoroughness of the instructions for check in and checkout. The were concise and easy to follow. My family had a wonderful weekend. Thank you

Weekend getaway

Cypress Ridge July 9-16 2023

Overall, I recommend this vacation rental. Reviewer Comments: The property management were amazing! Quick responses, very informative, top notch! But when we drove up to the property my heart sank when I saw all the dead flowers on the wall, the weedy pots, the leaves everywhere and in the pool, the outdoor furniture on the porch needed repainted and the pool chairs were coming apart. Fortunately the inside was beautiful and clean! Loved it! However, some of the dishes/pots were dirty and disorganized. So the kitchen needed some attention. Overall we loved it! Gorgeous home, views, comfy beds, spotless beautiful bathrooms! We would definitely stay again there and at any property managed by your company. Thank you!

Very nice home

Although the house accommodated our family of 17 perfectly, the landscaping needs some attending to and it wasn’t as easy getting down to the river as the listing lead to believe. I’m glad there was a small pool/spa on the porch our 6 grand littles loved it. Overall, we loved this property and still give it a 10 outta 10.
