Welcome to our newly renovated, family friendly, beach home. Ideally located 4 blocks from the beach & 1 block from the park, our home has something for everyone. When you are not soaking up the sun on the beach, enjoy family time playing in our game room with various arcade games, ping pong table, and foosball. Or for the little ones spend time in our playroom, playing with various toys and books! After a long day at the beach, return home to relax in our hot tub. You will feel right at home.

ABOUT THE HOME:
Our home is ideal for a family vacation, small groups (girls/guys getaways), or multiple families traveling together.

• The spacious master bedroom is equipped with a King size bed, 40” smart TV and en suite bathroom.

• The second bedroom is equipped with a Queen size bed.

• The third bedroom is equipped with two Queen size beds.

• The Main Living Room features a 70" smart TV and comfortably accommodates 8 people.

• The kitchen features a fridge, range, microwave, dishwasher, disposal, coffee maker, toaster, air fryer, and all the pots, pans and utensils you’ll need for creating memorable meals together. There is seating for 8 (6 at the table and 2 at the counter).

• The ground floor features a large "Bonus Room" (2nd living room/family room that is separate from the main living room). This space offers a comfy seating area to watch movies on a 65" smart TV or read one of the various books we have in our library. Connected to this space is a game room featuring various arcade games, foosball table, and ping pong table. And for our younger guests there is a playroom featuring toys and books for various pages. Something for everyone! **This area has been updated following the hurricane- area may look different from listing pictures.**

• Laundry room with washer/dryer

• The backyard features a 4 person hot tub to relax in after a long day at the beach.

WHAT OUR GUESTS LOVE ABOUT THIS HOME:
• We provide everything you’ll need: Beach chairs and umbrella, cooler, beach toys, beach towels and even a Wagon for hauling it all in! There are also 2 Beach Cruiser bicycles (with locks) for your exclusive use. Guests will also have access to our 6 seat golf cart (agreement and waiver must be completed).

• We are truly a family friendly rental with something for all ages. From a game room for teenagers to hang out in, to a toddler friendly playroom we have designed this home with families in mind. Highchair and pack n’ play provided (must bring your own linens).

ABOUT THE LOCATION:
• Perfectly situated in the quiet neighborhood of Indian Rocks Beach but are easily walkable to many attractions.
• The beach is less than 3 blocks (15th Avenue Beach Access).
• 2 blocks from Kolb park
• 1 block from the boat/kayak launch
• Within 4 blocks you will find ALL of the following:
- A local plaza with an ice cream shop, fresh produce store, seafood cafe, bait shop, yoga and massage studio, nail salon, and barber shop.
• 6 blocks from the Indian Rocks Beach Nature Preserve (A scenic park with a boardwalk through a lush mangrove).

Hello! Thank you for choosing our home! We aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that it has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of canceling the booking penalty-free as we have a Strict Cancellation Policy. LEASE AGREEMENT:
A written lease agreement between the owner or designated party of the property and the lessees must be signed within 48 hours of your booking or the reservation will be cancelled.
ID: A valid photo ID of the guest that booked the reservation must be sent to host no later than 24 hours prior to check in. Host reserves the right to request a valid ID from all guests staying on site at any time during the stay and failure to comply will result in cancellation of booking.
LOCALS:
Please communicate with us before booking!
PARTIES/EVENTS:
No parties/events are allowed. If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges, and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY!
OCCUPANCY LIMIT:
There cannot be any more than eight persons in or on the property at any one point in time. A violation of this could lead to the immediate removal of all guests without a refund.
GUESTS:
All guests must be registered, if another guest shows up that is not in the booking it is your responsibility to add them to their reservation, if this is not done we will have to ask that guest to leave the premises.
KITCHEN/FOOD:
Please eat in the kitchen or on the dining room table only! No eating or drinking in the bedroom!

Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’ discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
CLEANING:
Please clean dishes after each use and before checking out.
FURNITURE:
Please do not move or rearrange the furniture.
STAIRS/STEPPING STONES:
There is a staircase leading to the front door, and two steps down once you open the backdoor. Please watch your step!
GARBAGE:
Garbage day is Tuesday and Friday. Recyclables are picked on Wednesday. An individual from the management company will access the garage to take cans to street. If this is a problem please let host know and leave cans outside the garage door.
SMOKING:
There shall not be smoking inside the home. Extra cleaning fees to remove odor and stains may be applied.
AC USE:
The temperature on the AC UNIT should be set on 75 degrees and on the AUTO/COOL. To ensure the unit runs smoothly please ensure all windows and doors are closed. If you wish to turn the temperature lower than 75 degrees please do so 2 degrees every hour, please allow time for the unit to catch up, then turn it another 2 degrees until it reaches the desired temperature. The lowest the unit will go is 68 before it freezes up.
WEAPONS/ILLEGAL SUBSTANCES:
If guests are suspected of carrying and/or using illegal weapons or drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
SELF CHECK-IN:
This is a self-check-in property; you certify that you are willing and able to follow the instructions that you’re being provided by VRBO through either the house manual or the check-in guide. You can find your check-in guide in your email. You also agree that you will not contact your VRBO Host before reading your House manual.
LATE CHECK-OUT:
One hour: An unauthorized late check out (if you're checking out late without permission) will be a $50 mandatory charge
Two hours: If you're checking out late without permission more than 2 hours past check out time, you are responsible to pay that day's base rate without discounts, which does not award you possession of the property for the day.
ANIMALS/BUGS:
Please be aware this is Florida, if you don't want bugs, mosquitos, spiders, snakes, armadillos, lizards, iguanas, raccoons, palmetto bugs and/or cockroaches in the house make sure you do not leave the door open! We do not give refunds for bugs and/or animals found in or outside of the property.
EVACUATION/HURRICANES:
We do not give refunds unless our county (Pinellas County) is evacuated. If you are concerned about weather (red tide, hurricanes, etc) impacting your stay, please purchase travel insurance as this is something we do not issue refunds for cancellations since it is beyond our control.
WIFI:
WiFi is free. If the WiFi goes out due to weather or unfortunate events that are out of our control we do not give refunds.
BIKES:
Bikes are provided for your use and enjoyment. Please use the bike lock provided. Renter will be held financially responsible if bike is stolen and provided lock was not in use. Renter assumes all risks which may result from operation of the bike and MUST complete a liability prior to riding.
HOT TUB:
Please observe the rules provided at all times. When hot tub is not in use cover is to remain in place and secured. Renter assumes all risk which may result from using the hot tub and MUST complete a liability waiver prior to using.

We have the right to cancel the remainder of a guest's stay for exhibiting inappropriate behavior.

OTHER RULES:
Please do not wear shoes in the house.

Please rinse off all sand in the outdoor shower prior to coming in the home.

Please keep noise to a minimum after 10 pm.

Please do not rearrange the furniture.

If any of the rules are broken you may forfeit the security deposit.
