Centrally located in the heart of Fairfield Bay! Summerhill Wanderlust is a recently renovated studio condo ready for you to enjoy after a day of adventures. Decorated and designed with comfort in mind- features a KING-sized TEMPURPEDIC brand mattress for well rested sleep, decent kitchen space to prepare meals and enjoy al fresco dining on the back patio overlooking the woods! Over-sized walk in shower to clean off and feel refreshed for another day's of wanderlust!
An alternative to a hotel but with the comforts of home and a full kitchen (sans dishwasher). This upstairs studio condo sleeps 2 comfortably in the king sized Tempurpedic Cloud brand mattress. Note that a studio condo means there are no wall partitions to separate sleeping/ living spaces, just the bathroom - similar to tiny home living!
The back patio faces the woods and you can wake up to hear birds chirping and wind rustling the leaves. With curtains on the patio, a private space is created for al fresco dining out side or simply sipping tea or coffee and soaking up what nature has to offer.
We also recently replaced the original Rheem 'pancake style' units (which were really loud every time they come on!) to a Daikin mini-split unit that is much much quieter with a 'whisper mode' for sleep and efficient.
The kitchen is well stocked with a 5 qt air fryer, 4 qt crock pot, toaster, 1.1 cu ft microwave, Keurig machines with pods, cooking spices and oil as well as a full size electric stove range with oven that is not in most other units. (There is no dishwasher or garbage disposal, however).
This is our personal condo (and not a full time vacation rental business) that we stay in when we visit Fairfield Bay very regularly to see and help our elderly family in Clinton. We are happy to share our space so others can enjoy the beauty and serenity! We hope you enjoy our space as much as we do!

PETS:
We are pet friendly at Summerhill Wanderlust, but we have a few notes to abide by:
1. Pet(s) are limited to well-behaved and trained dogs only (no other animals please).
2. Please keep your pet(s) on a leash at ALL times when you are outside of the condo per HOA rules.
3. Pet weight limit is < 20 pounds each. HOA stipulates no pit bull/ mixes allowed.
4. There is a $30 non-refundable pet fee, per pet with limit of 1 pet. Pet must be crated (bring your own) if left alone in unit. Guest will be responsible for damages caused by pet as well as sanitizing pet messes inside property.
5. Please also bring 2-3 extra blankets of your own to cover the bed and sofa to avoid damages and paw stains.
We'd like to continue to accept our fur babies as guests, if we can keep damage to our condo a non-issue. Please do your part.
LOCATION/ INSECTS:
Fairfield Bay is truly a hidden gem! You will wake to birds chirping in the woods around you. With woods, please understand that there are bugs naturally and they can find their way inside the condo (through opening and closing of doors, etc). We have never had an issue with bugs inside our condo. We do have regular pest control treatment, please don't ask us for a refund for your stay if a bug comes in as we take great precaution that they don't feel welcome but may slip through. Please know that there can be mosquitoes in the area and insect repellent is highly recommended.
INTERNET:
Fairfield Bay is still considered 'rural' and our internet service is steady and never had an issue with outage and Zoom calls. Arkansas Telephone Company is offering high speed Fiber some time this summer!
If weather or some other activity or unforeseen event happens and there is a lapse in internet, we won’t consider that a cause for a refund.
Cell service is decent at the condo but can vary in valleys or other areas around FFB.
HVAC:
A new Daikin mini-split heating/ cooling system was installed May 2022 for your comfort! It is very quiet compared to the original pancake Rheem units previously installed! To operate- push "up/down" buttons on black Cielo thermostat to adjust temperature to your comfort. If the thermostat fails, there is a Daikin remote in the drawer under TV- point to unit and use (Missing or lost remote will result in $100 fee).
There is also a small desktop fan as well as a tall tower Lasko fan for your comfort.
SMOKING:
Owner is asthmatic and allergic to smoke. Please do not smoke indoors and thank you for your assistance! Smoking is permitted outdoors. (Smoke and odor removal indoors can result a fee of $250 or more depending on severity).
HOUSEKEEPING:
The condo has been cleaned prior to your arrival. Please note that we are not a hotel and do not offer daily housekeeping and replenishment of supplies. Should you need housekeeping services during your stay, please let me know within 48 hours and an additional cleaning fee will be assessed.
There is no dishwasher, please do handwash your dishes and leave on drying rack (located under sink). There may be a limited supply of disposable plates and forks/ spoons/ knives for your convenience. We do ask that you throw away all trash (in small building at end of complex) before you leave and thank you for leaving the place better than you found it.
There is an owner's 'closet' under the TV and Housekeeping closet on patio. Both are locked. These are spaces to keep our cleaning supplies and personal items. Thank you for not tampering/ opening these spaces.
OTHER NOTES:
Thank you also for not engaging in any illegal activities while on the property or parties. HOA has noise rules and regulations enforced after 10pm. (The aforementioned will result in eviction without refund).
We do have a RING doorbell on the front door that records 20 second clips every time it is motion triggered. Please do not tamper. There are no other video or recording devices on the property.
This unit is on top floor (second story)- it is not recommended for young children or those with mobility issues as it is not handicap accessible and require climbing flights of stairs. The unit is not child-proofed and there are wide slats on the balconies that is dangerous for young children if not supervised.
There is a POOL membership card hanging on the key holder by front door for guests to use to gain entry to community pools and spaces. Missing or lost POOL card will result in $50 fee. The pools are located offsite (about 1 mile away) and open seasonally.
