About this property

Fairytale House with a Pool Near Spoleto.

This is a beautiful, atmospheric 15th century stone house, surrounded by 126 shimmering olive trees (we counted them), but only 5 minutes from the center of Spoleto! The house is situated on a hill, and offers simply stunning views from every window and from every patio. There are five beautiful bedrooms all together. Two charming full bathrooms, and two ensuite half-baths. The cozy living room has a chestnut wood beamed ceiling, and features a classic Umbrian fireplace. There is even a striking formal dining room, where you can dine on a chilly or rainy evening. For romantic candlelight dinners under the stars, several outdoor eating areas of various size are available.

While you can practically cut the wonderfully rustic atmosphere with a knife, the house offers all the necessary modern comforts, such as fully-fitted kitchens and bathrooms, heated floors, new washing machines, wi-fi, CD player/stereo, and satellite TV with plenty of English-language channels, to complement the beautiful period pieces that you would naturally desire in a quaint Umbria country house: beamed ceilings, terracotta floors, fireplaces, rickety wooden doors salvaged from old farmhouses, bronze bells, antique tables and chandeliers, and wicker baskets and old wine bottles galore. There is an extensive library of English-language books.

A glittering pool is set in the olive grove. Tall laurel shrubs around the pool offer blissful seclusion, while the flower beds showcase the local flora. On a sunny afternoon butterflies converge on the blossoming lavender and rosemary bushes. You can observe them, and the tiny green lizards darting back and forth, as you recline on a deck chair under a flower-bedecked pergola, savoring the unbelievably clean, jasmine- and lavender-infused air of the South Umbrian hills. After a few days of sightseeing or outdoor activities, you may be excused for spending a deliciously lazy day by the pool doing nothing more strenuous than making dinner plans (yes, I do understand that most Americans don't schlepp all the way to Europe to lounge by the pool, but trust this seasoned traveler, your body can only take so much sightseeing, and even so many cappuccino breaks, and if you plan to visit Italy in the summer, you will be grateful for the chance to have some quality downtime).

This unique combination of the bucolic setting and close proximity to the beautiful, lively, sophisticated, historic town of Spoleto, with its world-famous Spoleto Festival, presents our guests with an inexhaustible variety of options to enjoy themselves - from a lazy day by the pool, followed by a barbecue of local Val de Chiana beef, to some of the best sightseeing in Italy(from Roman arches and arenas, to medieval castles, to Renaissance paintings - we have it all!), to hiking, horseback riding or whitewater rafting in the enchanting wilderness of the Valnerina National Park nearby, to the arts, shopping and fine dining in Spoleto - all within a short reach. And, of course, there are towns around whose very names evoke beauty, art, spirituality, and history (not to mention chocolate, wine and olive oil): Assisi, Perugia, Orvieto, Spello, Montefalco, Todi, Norcia, Bevagna...

Speaking of food and wine, the area is the heart of a premier Italian wine and olive oil region, need we say more? We do, actually. Not everybody knows that the best prosciutto in Italy comes not from Parma, but from the wonderful walled town of Norcia nearby. Ditto salami and mortadella. You want to talk cheese? The best pecorino anywhere. And the truffles... Ah, the truffles! Pasta with truffles, crostini and bruschetti with truffles, omelettes with truffles, steaks with truffles... And did we mention the porcini? Our housekeeper will be only too happy to prepare a typical Umbrian feast for you, and even give you Umbrian cooking lessons!

Please, see what some of the guests had to say about their stay at our place (in addition to the REVIEWS below):

'We are so much looking forward to being back in your lovely house.' (Mary Miller and family, Stavanger, Norway, returning guests)

'Our stay at the house was a wonderful and memorable experience and we will recommend it to our friends.' (Julia Eisen-Lester, New York, USA)

'Everything was just fine and we were very pleased with the villa. We had a great time!' (Gary and Geraldine Castles, London, UK)

'We had the most amazing time. Your villa was exactly what we wanted; the location perfect for our day trips and your housekeeper is a gem. She made the most perfect meal for us;
her culinary skills are remarkable and truly a delightful woman. Thank you again for all the help and sharing your villa with us.' (Jane Worden and friends, Canada)

'I want to thank you again for hosting us at the house. We had a great time and are telling everyone about it.' (Howard and Alzbeta Isaac, Washington, DC, USA)

So come and enjoy!

A fairytale come true!
We were an extended family visiting Spoleto for 5 days. From the moment we made our reservation Michael was extremely helpful and knowledgable about the area. We arrived late in the day on Saturday and were welcomed as friends. The property, home, and views were amazing. Everyday we awoke we thought we were in a dream. We were comfortable, had plenty of room, and enjoyed every moment. We would not hesitate to return! I agree with previous reviews. The steps to the home are steep and would not recommend it for people with difficulty walking. This may be the only drawback for a few people. Regardless, this home is in great proximity to many Umbrian towns, good food, and wonderful adventures, but you can experience the countryside by staying here. La Dolce Vita best describes our stay at fairytale house. We can not wait to return

Stunning views of Umbrian village and olive groves
This Villa is a beautifully restored house, divided into two seperate units, located on the top of a hill, amidst a olive grove. We rented the top unit which has three bedrooms, a large and elegant living room and a stunning formal dining room. There are two sitting areas, a small one in the front with a large forno oven overlooking the olive grove and a terrace at the back with breathtaking views of the small village below us and an ancient ruin. The house and grounds, including the pool are well maintained and were very clean upon our arrival. For those who love to walk and enjoy nature, this villa is on the Assisi pilgrim trail and there are fabulous walks right from the villa. Getting up early and walking for a couple of hours in the Umbrian hills and watching the local farmers tend their olive groves and work their land was a highlight of our trip. We rented this villa for 6 weeks and enjoyed the proximity to some major sites, Assisi, Spoleto, Montefalco (great for wine tasting), Orvieto, Sibilini National Park, Norcia, and especially Casteluccio. The owner was very helpful throughut the planning of the trip and while we were in the villa. Only one caution, there are many steps in this villa because of its unique and beautiful location on a hill in an olive grove. The hike down to the villa and then down to the pool has many irregular steps. We enjoyed the exercise, but anyone who has knee problems or mobility problems might have trouble with the stairs. Also, you need to have a car for this villa. The road up to the villa is travel and is very rough.

Marvelous
We stayed here in late summer, with another family, thus 4 young children in all. The house was perfectly clean and well-appointed with many helpful amenities, and if anything the pictures do not do it justice--it's just really beautiful. The kids loved the pool, and we loved being close to interesting sights (eg Spoleto, Assisi). We had the housekeeper make us a luncheon one day--what an amazing feast! We had no need to get food the next day; we enjoyed leftovers for the rest of the week. Things you might want to be aware of: There are many stairs in and around this house. The way to the pool especially is quite a little hike. If you have anyone in your group that is physically limited, this may not be the best choice for you. The access road is steep and unpaved and presented quite a challenge to our little rented Fiat.

The property title lived up to expectations
This lovely old farmhouse worked perfectly for us - family joining us for different weeks throughout a months stay.Reaching a climax with 8adults and 2 babies overlapping for 5days - the facilities were perfect. My wife and I wondered if a month in one place would be too long, what a mistake. Our stay was everything we hoped for. The quiet of a lovely old farmhouse tucked away on a hillside amongst the olive trees, only disturbed by roosters marking their patches early in the morning. And yet, only 5mins from the attractions in the spectacular old Roman town of Spoleto.Who could ever get tired of that. Thanks Michael, we truly had a great vacation.

Great Get-Away
This gracious old Umbrian farmhouse is all that the description claims it to be: stunning views, lovely interior, acres of olive trees, clean and fresh swimming pool, well equipped kitchens, and easy access to all sorts of great places. The owner was helpful before and during our visit. We shared the place with friends. Much of the time there were 12 of us, ranging in age from 68 to 2. We were able to be together – or not – as we chose. The location offers fabulous walks, Lombard ruins to explore, and easy access to Spoleto by bus. The neighboring towns were a delight. Be prepared to climb some stairs, inside and outside. But then, you’ve earned your right to an extra helping of gnocchi.

Why they chose this property

We had always wanted a house in Umbria, with its treasure trove of arts, culture and history, which easily rival that of its better-known neighbour, Tuscany, and some of the best outdoors in Europe. We wanted a rural house, but close enough to some famous town. It so happens that Spoleto is our favorite town in Umbria. So when we heard of a beautiful old house for sale on a hill near Spoleto, we literally pounced at it. The house itself had been beautifully restored by the previous owners, but we added the pool and improved the grounds.
