Located in the Perry District of the South-Hill, this newly-renovated house has everything your family may need for your stay in Spokane.
Walking distance to all the restaurants, breweries, and cafes that the Perry District has to offer. Perfect for families looking for a relaxing stay in a quiet neighborhood, but still a quick 5 minute drive to the heart of downtown Spokane.
Neighbors to the iconic Grain Shed; known for their 100% locally grown grains, breads, and beers.
This house was designed for comfort and peace of mind to offer the ideal retreat while staying in Spokane.

-This is the bottom unit of a duplex. There are no shared spaces between units whatsoever.
-Entrance is facing the street. You'll have access to your own private front porch (great for sipping on your morning coffee) and the deck off of the kitchen (perfect for outdoor dining and hanging out with the family!)
-Upon booking, you'll receive your own unique access code to the house that is only good for the duration of your stay.
-Only 4 steps to reach the front door (no railings or disability ramps)
I am available during waking hours for any questions or concerns that may arise to ensure you have the most care-free stay possible. If you need anything, don't hesitate to reach out and I will do my best to accommodate you and your guests!
Spokane has slowly been transforming, and the South Perry District was one of the first neighborhoods to come into its own. Not long ago, the district was a rundown area. It’s now thriving, filled with funky shops and eateries, and it’s one of the most diverse places in Spokane. Conveniently located just south of downtown, it’s an easy Lime scooter or drive.
-Electric scooters/bikes may be found near the 'main strip' on Perry Street
-Located in a safe & walkable neighborhood
-Close proximity to freeway, downtown, gas station, restaurants, cafes, breweries, parks...you name it!
Do note that this is the lower unit of a duplex. Although there are no shared spaces whatsoever, you may hear footsteps upstairs from time to time.
IMPORTANT:
To ensure peace of mind during your stay, we offer two options for damage protection: a small, one-time non-refundable Accidental Damage Waiver (our most convenient and guest-preferred option) or a fully refundable Security Deposit, returned after your stay if no damage is reported. Once your booking is confirmed, you’ll be prompted to complete this step.

How to stay like a local:
There are so many awesome things to see, do, eat, and drink just steps away from your Rental Unit.
That being said, to help you have the best stay possible, we have a few tips for your stay.
1. You’re living like a local, be respectful of the other locals.
2. All of our Rental Units are smoke-free environments. Including the entire Rental property.
3. Pets are NOT allowed in this Rental Unit for any reason. Bringing an unauthorized pet will result in the immediate termination of your reservation without a refund.
4. Your trip details should already be complete. If they aren’t, just go ahead and message us!
5. Your friend, your responsibility. Pretty simple: if you invite them to your Rental Unit, you’re responsible for their actions.
6. There are occupancy limits Roav Stays must follow for each of our buildings. Help us follow the rules.
7. We’re here to help! Roav Stays is managed locally. If you have any questions at all feel free to message us!
FEE SCHEDULE BREAKDOWN: (all charges in $USD, unless otherwise noted)
Unauthorized Late Check Out : $25 dollars each half hour after check-out time. Up to the cost of any impacted nights subsequent to originally scheduled check-out
Smoking in Room/Common Area:
$200 minimum charge and eviction from the Unit
Excessive Cleaning: Up to $125.00 per hour of additional cleaning needed
Damaged or Missing Items: Varies depending on cost of item
Noise Complaints: potential warning issued or, if necessary, eviction with no refund and a charge of up to $1,000.00
Party in Unit or Common Area: Up to $2,000.00 plus any damages to Roav Stays
