Walk up our driveway and enter the most glorious beach villa you will find available anywhere in South Jax/Ponte Vedra Beach. Step outside your backdoor and discover your own private yard, complete with fire pit seating area, patio couches with large flat-screen TV, and playground for the little ones in your group! Amenities rarely found anywhere else. Walk down the street to an immediate walkway to the beach. It's all here for you. Perfect for your own family, two or three families or reunions.

The Space:
Walk into the foyer, to the expansive living room (w/TV) with couches and swivel chairs for watching TV or swivel to gaze out on the beautiful yard + porch swing. Stepping deeper into the home to the formal dining room that seats eight to ten. And then the updated kitchen with new beautiful counter tops. Everything you need plus a breakfast nook, outlooking the back yard that seats four to five.

This home is also complete with 5 bedrooms, including 9 beds.

Stepping upstairs where you will find the majority of this home's sleeping arrangements, as well as a game room equipped with a pool table and large screen TV!

The Master Bedroom has a king bed with a en-suite Master Bath. The Queen bedroom to the right as you walk up the stairs is equipped with its on on-suite bathroom. On the second floor there are three bedrooms and two bathrooms. There is also a half bath for sharing downstairs. Finally, a full laundry room with washer and dryer.

Guest Access:
Guests have access to entire villa and private back yard. We keep the closet off of the living room locked for storage.

Bike or walk to Ponte Vedra Inn & Club in just a few minutes. Just 15 minutes to TPC Sawgrass and 45 minutes to historic St. Augustine - and golf, boating, fishing and more in between! We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This house is pet friendly. Thus, if you are extremely allergic to animals this property may not be a good fit for you, please reach out to us with any concerns!

We charge a pet fee of $60/night / pet that you bring with you. This reduces to $300/week / pet and $600/month / pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

The following additional charges apply to late check outs/early arrivals, assuming we have availability for this (please never assume this will be available):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.

Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine.

***Smoking is strictly forbidden anywhere on the property - both in the interior and exterior***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
