1920 something was a long time ago so our front bath tub has a small rust stain that is not very noticible. Our pink tub is completely functional and will soon receive a full refinishing. Due to supply chain issues, her makeover is currently on hold. We have added a non slip mat for all our guest.
The Kitchen: Our Kitchen features a stainless steel Wolf gas range. (4 burners and griddle)

Good location, safe neighborhood, close to bike paths and shared bike lanes. The house was very well appointed with appliances, dishes, bath towels, soap, etc.
Beautiful property in a historic neighborhood. Very clean and warming home. The outdoor spaces are very relaxing with lots of nature to observe. Very simple booking and check-in experience.
Great quiet place in Memphis close to many areas and restaurants. Well equipped and owner was very responsive. Would also totally recommend the lovely park along the river. We would definitely keep this on our list if we come through here again.
We loved our stay and had everything we needed for the perfect college reunion weekend! Comfortably fit 3 couples and could've had another guest or 2 on the very cozy sleeper sofa. Great Midtown location, close to Rhodes/Crosstown/Overton Square. This would be a great house for an extended stay, great kitchen and amenities

My family and I just stayed for a few day to visit Graceland. Check in was super easy. The home was very beautiful and clean. Great location to everything there is to enjoy in memphis. Even our dogs had a great time in the the nice large yard. Would definitely recommend if you’re looking for a cozy place to stay in memphis!
We loved the house. It was perfect for our Family and needs. We had one issue but the Owner was beyond responsive, worked quickly to assist. Best property manager of any VRBO facility. She was fantastic!
I will start by saying this is by far my favorite property that I have rented over the years. Not only is the home mind blowing with modern amenities while preserving its historic charm, Francis, the owner, is extremely attentive and works to make sure her guests are welcome. She is an absolute delight to rent from. The home is well appointed and has all the creature comforts one could ever need. I highly recommend renting this property if you’re looking for a comfortable, safe and quiet stay in Memphis.
Close to the zoo. Nice home. The shower in primary bedroom was not great and hard to get in and out of shower for people with mobility issues. Good location. Check in simple.

Hello Troy,
We want to express our gratitude for your candid feedback. While we regret not meeting your expectations for a 5-star review, we truly appreciate your honesty. It's essential for us to receive feedback from our guests, as it helps us improve.
In our listing description, we do mention that the house features 2 vintage tubs, and we also highlight that guests with mobility limitations might find it challenging to use them. We are pleased that you reiterated this aspect, as it will undoubtedly help future guests be aware of this unique characteristic of the house.
Thank you for choosing to stay with us and for being such delightful guests. It was a genuine pleasure to host you and your group. If you ever plan to visit again, please don't hesitate to reach out to us. We'll be more than happy to welcome you back.
Best regards,
Francis Mabel
We thoroughly enjoyed our stay at Francis' place. We were in town for the International Blues festival, but wanted to stay outside of the hustle and bustle of downtown. This house is in a lovely neighborhood only 10-15 minutes from Beale St. so was a great choice for us. Any questions we had were immediately addressed by our host and she went out of her way to accommodate. All the bedrooms were spacious and comfortable and the kitchen was great, too, for the times we wanted to eat in. We highly recommend this charming home!
I was surprised to see what the own did with the home. I'm originally from Memphis, so I was excited to see the home. I loved the character of the home. The home is just like the photos, which I apricated. The backyard was GREAT for my poodles to roam. This home has made our visit home list!!
We enjoyed the property tremendously. The property manager allowed us to bring our two crated labs, and their fenced-in yard was great (as we don't have a fenced-in yard back home). Kitchen is beautiful and pictures online were accurate. There is a great trail 1/4 mile from the house for dog walks that goes all the way down to Rhodes College and the Zoo.
We did have to get in the car to go downtown or to Graceland, but it was never more than 10-15 minutes drive and no traffic.
Thank you!

Oh my heart is soaring! You all are welcome any time!
Perfect. My family was able to visit us; have dinner; sit out back; the kids (5&7) played safely on the porch & in the backyard. Everything is better that what's listed. Mabel responses came if not in the same minute that I sent my concerns/questions then it was in the next 2 minutes. Excellent house with an exceptional host to match. Next time I'm in Memphis there is no doubt I'll be staying here if it's available & she'll have me❤️👍❤️🙏
We had an absolute blast here. We've stayed in older homes that just seem old. This house retains the charm but with a fresh and clean vibe. The back yard floods in the rainy/winter season so despite warmer temps we weren't able to use it. But watching storms on the gorgeous front porch was a damn good consolation prize. All amenities were great but special mention to the showers and the closet in the master. A 10-15 min Uber to Beale but there is some pretty cool stuff in Midtown nearby. Neighborhood is solid, very nice people around. The dogs loved the huge yard - even if we didn't love the mud they dragged in. We're on a 3 month road trip and this has been one of our favorite places to stay. TIP: Don't lock yourself in the backyard! Unlock the back door before you open the gate!

Cute little house- upgrades needed
The king bed in the master is so hard it is like a rock. My husband and I couldn’t sleep in there. We had to switch rooms with our daughters and they also struggled to sleep on that mattress.
There are no ceiling fans in any of the bedrooms so it got too warm.
The water pressure in the shower in the second bathroom is so low, it was basically unusable.
Conditioner dispenser in the master shower doesn’t work.
No extra towels. We each only had one and needed extra.
Only half of the lights on the back patio work.
So, many items that need to be addressed in order to make this a nice play to stay.

Thank you for sharing your feedback. I’m sorry to hear that your stay didn’t meet your expectations. We appreciate your comments about the bed, ceiling fans, water pressure, conditioner dispenser, towels, and patio lights.
We wish you had reached out during your stay so we could have directed you to the additional towels and helped adjust the water pressure in the tub. As per our listing photos, we do not advertise the property as having ceiling fans.
We’re committed to making sure our guests have a comfortable and enjoyable experience, and your input really helps us improve. We’ll be addressing these issues promptly. Thank you again for your honesty and for helping us make our property better.

Why they chose this property
The restoration and updating of this Midtown Bungalow has been a labor of love. As a family we made tons of memories and would love to share the space so that others can make memories too.
What makes this property unique
Due to the houses close proximity to I-40, I-240, I-55, Parkway, and Sam Cooper, you can get pretty much anywhere in Memphis rather quickly. Stay close to areas like Cooper Young, Overton Square, the Liberty Bowl and Downtown with out being in the actual crowd.
