The house was super great overall. Fantastic location and amenities. Pool broke and was immediately fixed. Biggest issues with the house was there was no supplies provided for any type of cleaning. No toilet paper. Hand soap. Laundry detergent. I’m ok with no shower stuff but no tp or hand soap is diabolical. Fair warning.

I must commend the Surf or Sound staff. Lucas was the point man and he and others were the most pleasant, helpful, and responsive property managers i have ever dealt with.Southern Exposure fit our needs to a T. The ocean views from the decks are a full 180 degrees. The main room has a well appointed kitchen, walk-in pantry, dining table for 10, and comfortable seating with a nice TV. There is an upstairs sitting room with private deck that was several guests favorite indoor nook. The pool area was nice with plenty of lounge chairs, and well serviced pool and hot tub. We didn't opt for the pool to be heated and the water was cold, but some of the braver guests dove in. The beds are comfortable, the sheets and bedding were clean, and the bathrooms serve our needs. The only beef i have is that it takes some time for the water to heat up enough for a shower.All in all, Southern Exposure is a superb beach vacation home. Avon is a bit remote s peaceful, but i imagine that a group of teenagers might find it boring, even with the isolated bunk bed room and pool table.
