PRICING:
We utilize what's known as 'base pricing' up to first 4 guests to accommodate smaller groups such as families (generally 2 parents and 2 children) and/or lover's retreats (generally 1 - 2 couples) which we host a lot and who might not be able or willing to come and stay with us IF we charge one large price based on full occupancy. Another way to look at this is a discount for smaller groups.
After the first 4 guests, there is an extra guest fee of $25 per person per night for each additional guest up to our maximum occupancy of 10.
Infants and toddlers (up to the age of 2) stay free BUT are included in the occupancy.
This system is quite popular as it's fair to guests - smaller groups are not overcharged and can enjoy the property, fair to hosts as the running expenses (energy/supplies) are directly proportioned to the group size, AND it's the only system that allows for updates in guest count AND the price - loved by all.
Eg. - should there be less guests coming last minute, the booking party can update the reservation and receive a refund - this is not possible IF one large price (based on full occupancy) is charged where the price remains the same regardless of how many guests end up coming.


IMPORTANT NOTES

As we are located in the beautiful Pocono mountains, there might be occasional 'burn ban/fire ban' in effect to protect public safety and the environment. These are rare but completely out of our control and as such, no refunds will be issued IF a burn ban/fire ban is in effect and the outdoor fire pit cannot be used.

Finally, as we are located in the mountains and all power lines/utility lines are above the ground, occasionally there might be loss of power and/or internet due to weather and/or other unforeseen circumstances. As these are completely out of our control, no refunds will be issued in case of loss of power or internet service.
