Downtown Penthouse Near Beach

Quite and very private penthouse only 1.5 block from the center of the restaurant area and 2.5 blocks (4 minutes walk) from the beach.
The condo complex of 33 units has a beautiful pool. Private parking is included

This well kept apartment has a very big master room with a king size bed, full bathroom en suite, office area, 42' TV and DVD and small balcony overlooking the church. There is a safe in the closet.
Second bedroom has queen size bed, TV and full bathroom outside the room.

The living and dining room has a white Italian angle sofa which could be used as an extra bed, TV, and dining table connected to the large American open kitchen and the utility room with washer and dryer and cold water machine.

Beach towels and beach chairs are provided.

From the living room, there is direct access to the very private newly renovated rooftop which has dining for 4 persons, large open kitchen with Weber BBQ grill, 2 sun chairs, new jacuzzi 2016, shower sink - All surrounded by lots of flowers.

If you are looking for good and clean quality in walking distance to everything - restaurants/nightlife/superman.

Supernice condo with cozy rooftop terazze

We really likes our stay at Playa Kaan 24; perfect for our holiday. The condo is really nice and clean; the terazze was lovely - we spent lots of the evenings here. The condo is close to ADO bus station, 5th Ave and Wallmart. The Managers where very helpful and answered all our questions very quckly. The owner Michael Bolt was very welcoming and we had a lot of contact before our trip to Playa del Carmen. I can really recommend this condo!

Roof Top Condo in Playa del Carmen

Apartment was very clean upon our arrival. It does require some cosmetic changes inside and on the roof top. Very private roof top & lovely in the evening. Having a BBQ was fantastic. Well equipped kitchen but some new pots would be nice. The gas stove was fantastic! I would suggest new linens & towels and perhaps a bistro table & chairs on the balcony off the bedroom to make it more useable. Jamie & Manuel were fantastic! They responded immediately when needed and provided the small things we needed. The complex is well maintained and secure. Excellent location. The pool however is not very deep( 3 feet) and looked much larger in the pictures. Not large enough for doing laps but it cools you off on a hot day. Overall a great stay. Thank you for hosting us. Had a great stay

The place is quiet but easily accessible to restaurants in the area. The place had abundant accessories and beautiful bathrooms. There's a refreshing pool in the courtyard. Jaime and Manuel were very helpful getting us set up. We'd happy return for another visit.

Location, management, property - AMAZING

Me and my boyfriend stayed here for 10 days in sept 2022. We had a great experience, anything we needed help with manager Manuel was near by to assist and resolve. The property is beautiful and quiet, a/c works well and the private roof terrace was unreal. Hot water went out, and Manuel showed us how to correct it from inside the unit (there is hot water upstairs shower and inside unit! But jacuzzi is cool water) We used the public pool and hardly anyone was there. Minutes from the beach and 5th ave, we spent a lot of time outside having fun and enjoying resting indoors when it got too hot. Just overall an amazing experience and would recommend this to anyone.

Lovely property

We had a great 11 night stay this March. Very clean and nicely decorated condo. Nice ktchen, with everything you need. Loved the gas stove. Good size bedrooms. Very comfortable bed. Lots of closet space. The building is safe with security 24/7 The owner was easy to communicate with prior to our arrival, as was the management at the building Excellent location! Quick walk to everything on 5th Ave. The private rooftop terrace is amazing. We spent most of our days up there just relaxing and soaking up the sun. The only thing on my wishlist would be that the jacuzzi was connected to hot water. I know it's Mexico and the sun is hot, but it still takes a long time for the water to get slightly warm from the sun. And definitely too cold in the evening. Would have loved to have a night time jacuzzi dip. But again, it's just a wishlist item. It didn't take away from our lovely stay. We had a fantastic vacation and would stay here again in the future.

Perfect Location

The property was clean, well maintained, safe, quiet and close to everything. You are able to walk everywhere, Walmart, Megastore, 5the Ave, the beach. Lots of restaurants around, convenient stores, banks. The ADO (bus) was on the next block, we hopped on it for a trip to Puerto Morales, we felt very safe at all times. The condo itself was clean and had all that you needed, washer/dryer, water cooler, coffee makers, blender, etc. The private rooftop was great for BBQing and chilling in the tub. The rooftop is beautiful at night but just be mindful of mosquitoes, they can be nasty if you don't spray. We would definitely stay here again.

The property is great,nice location and close to the action if you want. The condo has great beds and fully stocked if you prefer to cook. We enjoyed the rooftop barbecue and entertained there a lot.The spiral stair case is a bit tight carrying food up and down but we are also retirement age.Jamie is a very hospitable host and there if you need anything. Penthouse Unit PK24

We rented this condo for 7 nights. This condo was great. Easy walking distance to 5th avenue, the beach clubs, Walmart, etc. A block away from Congo Bongos but it was very quiet inside. Private upstairs terrace was great with BBQ, private shower with hot water and Jacuzzi. The unit has one parking space onsite if you rent a car but there are plenty of cabs on 15th avenue. BBQ a couple times in the afternoon. Jamie and Manuel the property managers were very helpful. The complex was very well kept and safe. We would rent this condo again. We loved it.

Great private location!

This condo is walking distance to every thing you need, groceries restaurants and the beach. We parked the car and never used it till it was time to leave. The sun deck is private and romantic. (The only thing that would make it better is if the jacuzzi had hot water! But during the heat of the day, cold water was good too) Will absolutely want to stay here again if back in PDC!

This property is very well maintained and well equipped. The rooftop patio was my favorite spot to hang out. It is completely private and a wonderful place for your morning coffee, sunbathing or entertaining at night. It is just a short distance to 5th ave, the beach, and all the local hotspots. Walmart and Mega are just around the corner when you need to restock the fridge. The property managers are Jamie and Manuel... Wonderful people! They are excellent about attending to your concerns. Thank you to Michael for sharing this little piece of paradise with us!

Fantastic location - superb accommodation!

With its excellent location, absolute cleanliness and amenities, this condo provided us with a comfortable and thoroughly relaxing two week vacation. We were in easy walking distance to everything - we recommend La Cebida on 30th for fresh fruit, vegetables and an outstanding menu at their restaurant. Just a couple blocks closer than La Cebida are the bigger stores (Wal-Mart, Mega and Gran Mayoreo) for many shopping needs. The beach is easily accessed and of course there is all the action on 5th Ave. The condo is very well-maintained - both the complex and the condo itself. The kitchen is well equipped for meal preparation and our family of three thoroughly enjoyed relaxing and BBQing on the roof top patio. The Wi-Fi and air conditioning always worked, the washer, dryer and water cooler were definite bonuses. We slept soundly every night as the condo complex is small and quiet. Having a dedicated parking spot was handy as we rented a small car to explore outside of Playa for a couple of days. The property managers take initiative and are very responsive. Jamie/Manuel were in touch with us before our trip, were at the condo on the day we arrived and were a quick text message away, if needed. This was our first trip to Playa and are so happy that we booked this condo. It provided us with a clean, comfortable and quiet home base during our stay. Thank you so much.

Excellent penthouse condo in great location

We stayed here from May 6th to the 27th. We've been going to PDC for 9 years now and this is easily the best place we've rented. Situated in a convenient location, close to everything that you might require while on vacation. Minutes from 5th ave. and the beach. minutes from Walmart and the Mega Store. Surrounded by a combination of local ambiance and convenience. Several Oxxo (corner stores) in the area so easy to grab the things you might need on the fly. We rented a car for the entire time we were here and only drove it about 3 times as this condo is so conveniently located. The condo is on 12th just above the strip that has a lot of the night clubs. We walked down and went to Pallazzo just about a block away and had an excellent night. Here's the best part; even though the condo is close to all the action ... you can't hear it from the condo. So if you want to go party you're right there near the action but if you're prone to turn in early then you won't be kept awake by any outside noise. The condo is perfect and to be honest the pictures don't do it justice. For anyone looking for a place to get away from it all and rest this is the spot. We spent almost every evening up on the rooftop in the Jacuzzi with a few pitchers of margaritas, beers, or pina coladas. Perfect way to end the day. The rooftop shower is great as well. This place has everything you need in the way of appliances, electronics, and of course the BBQ. We had a few super minor things come up while we were there and the property managers Jamie and Manuel were ready and waiting to deal with it. They really go above and beyond to ensure that you're stay is as close to perfect as it can be. No matter where you stay the occasional thing will come up that needs attending. That's to be expected. The real issue is how well those issues are dealt with. Jamie and Manuel were so easy to deal with and accommodating. Add to all this that the ADO bus station is about 1/2 a block from the condo and catching a bus back to the airport is SO easy. This was easily the most seamless trouble free vacation we have been on and it's entirely thanks to Playa Kaan 24 as well as Jamie and Manuel. This place is a gem.

This condo was fantastic.

This condo was fantastic. Easy walking distance to Walmart, 5th avenue, the beach clubs, etc. Right near Congo Bongos and Catch (Thompson Hotel). However you could not hear any music as Congo bongos music is inside the club, so it was very quiet. The upstairs terrace was great for hanging out and taking a shower after coming back from the beach, the outside shower on the terrace even has hot water, great for taking a shower after coming back from the beach. Picking up a cab was very easy either on 15th or 10th depending on which way you were going. There were four adults and we had more then enough room. We cooked breakfast every morning before heading to the beaches and had snacks in the late afternoon. Jamie and Manuel the property managers were attentive to any requirements, even helping us make reservations at two nearby restaurants. I would rent this condo again in a heartbeat. Loved it. We had a pleasant stay at the condo. Just the first day we had some boiler issues but they inmediatly fixed it. Also, they hot water doesn't have enough pressure to get to the jacuzzi. This would be helpful to get fixed. We loved it. Thanks for everything!

Great location and outdoor private dining facilities

The apartment was ideal for our travelling needs. We stayed with our teenage daughters who enjoyed the space and the facilities. It's always good to have plenty of room when travelling with teenagers. The apartment is well located to the centre of activities and shopping. It felt secure and using codes meant we didn't have to worry about keys. The facilities in the apartment were all in good order and the air conditioning worked well. We did not figure out how to turn on the hot water but it was only a minor inconvenience. The upstairs outdoor dining area was brilliant. It was private and a great get away from the busy surrounds. The pool was good although we didn't use it much. Overall we felt it was good value for money and we would stay here if we visited the area again.

Excelent apartment with everything you need.

This place had everything we needed with a touch of luxury that just made the stay a bit more enjoyable. Beds comfortable, nice and big kitchen with even hot drinkable water, yacuzzi and nice swimmingpool to cool of :) I would enjoy staying here again and aim to do just that. Only dislike would have to be the fritch wich I found a bit noisy, but I have to admit that I am very sensible.

Great rooftop condo

Great location, nice rooftop with barbecue. Had some problems with lights in bathroom, and water pressure in showers, but they fixed it right away. Church across the street didn't disturb, instead you could listen to relaxing songs now and then. Very nice. Recommended 😊

I arrived to Playa del Carmen in 2000 from Denmark, felt in love with Playa del Carmen and started the local dive shop Dive Mike in 8th street between 5th Avenue and the Ocean, and bought a few condos.
While running the dive shop I started a property management company, Vimex Condos which I sold 5 years later. I still run my own units with help from a property management couple, Jamie (Australia) and Manuel (Mexico).

This unit is unique because it is right in the middle of everything, yet total private with its comfortable rooftop, which has a full size Weber BBQ, new jacuzzi, shower, toilet, sun chairs and dining area.
