Small but well-stocked kitchen, cozy fireplace, games, puzzles, grill. Across rd from stocked stream w/ fishing allowed. 3mi to Esopus Creek. 5mi to town of Phoenicia w great dining, shopping. Tons of hiking & wildlife..
On septic tank & well water- rules for use. Low door height & wonky stair treads. Old house charm! The space Our cottage is cozy, best for a couple, a small family or a few close friends. The living room w/fireplace, window bench, dining table, kitchen and washer/dryer are all on the first floor. Up our narrow staircase (watch your step!) you will first find our newly renovated bathroom. To the right, there is a large bedroom with a queen bed, writing desk, seating area dresser and closet. On the left, is a small bedroom that just fits a full size bed and dresser. Outside, we have a covered space with seating, a charcoal grill, and a fire pit. Other things to note There are a lot of black bears in the area. It’s really important that no food or garbage is left outside, including in cars. Trash should only go in our bear proof trash bin, securely closed. Please clean grill soon after use.

It was a lovely cozy cottage for me, my husband and daughter. We love hiking and this was a great location to all the best hiking in the area. Beds were very comfortable. I would atay here again.

Such a charming little spot. Loved the aesthetic and proximity to hiking and the fun town of Phoenicia. Not a bustling place but plenty to do. The house was clean and comfortable. The stairs made us laugh because they are quirky.

Very nice cottage in a beautiful area. Everything you need to stay is there. You can listen to the creek run which is so soothing. Parking was convenient and if you needed anything, it was easy to reach out to property owner and they responded quickly. I am a 911 dispatcher and when I left I felt much more relaxed than when I arrived. Highly recommend!
This is a quiet, charming and quirky (in the best way) space. Was our 4th house in as many weeks and what a lovely way to end the holiday in a cottage/carriage house that could be right out of a fairy tale. If you are looking for ultra luxe or brand new everything this is not for you but if you are looking for charm, comfort and character this is YOUR place to stay!! The sounds of the creek across the street lull you to sleep and you truly feel like woodland creatures are all around. LOVED IT!!
I LOVE the rustic experience, as long as certain comforts are available. This cottage was the perfect balance, providing us the freshness of the creekside and all its wild greenery, some bugginess, and a clean place to rest that wasn’t overly sterile and bland. In fact, I found the furnishings to be very thoughtful, simple and pleasing; the kitchen and bathroom were well, but not overly, stocked; there was no clutter or worry that my small dog could get into anything he shouldn’t. This is easily one of my best stays. I just wish it could have been longer!
Oh and also, the host is responsive, the location is precious, and the lack of A/C was a nonissue during the June heatwave.
This property could have been exceptional, but it lacks the care and upkeep we have grown accustomed to in all our other VRBO experiences.
Could not put anything in pantry until we wiped off shelves, had to line refrigerator with paper towels before storing our food, and a used tissue under the couch....
Additionally, if the washer and dryer were intended for guests (?) that convenience was negated as they were full when we arrived.
The is an incredibly sweet cabin. The age and architecture added to its charm. Unfortunately it is not well maintained. The use of some soap and water prior to our arrival would have been welcomed.
Four longtime friends bought this lovely house to enjoy together and share with guests. We call our home “Never Lonesome,” after a song we love, by Connie Converse:
