POTENTIAL FOR NOISE: This industrial experience will NOT be for everyone, especially those looking for total quiet. You will hear the sounds of trains going by, construction forklifts beeping, etc. The factory works through the night. Some nights are more noisy than others, and unfortunately this is out of our control. Sunday nights tend to be the quietest as often the factory is off work!

Our family lives nearby and is not usually bothered by it, but we realize it's not for everyone, particularly if you're a light sleeper. The caboose has sound-proofing and double layers of insulation around the bedroom area, and we provide a white noise machine and portable fan for your added comfort.

*You must be 25 years or older to reserve James Station.

ADDITIONAL GUESTS: If you have more than 3 in your group wanting to stay, we also offer a 1 bedroom apartment AND a separate 5 bedroom home nearby that you may rent in coordination with your stay. Look up our listings (under Amy's profile) "River View Downtown Historic Apartment" or the "Candy Apple."

***HOUSE RULES***

1. NO SMOKING OR VAPING. You must be at least 20 feet away from the doors of the caboose and please dispose of all trash. We will impose an additional charge if our cleaning staff smells smoke after your stay.

2. Quiet hours after 10pm to be good neighbors.

3. Please FOLLOW CHECKOUT INSTRUCTIONS in the Guest Manual before departing.

4. SHOES OFF in the caboose will keep the inside in top condition- thanks!

1. No Party Policy: Planning a party at this property will result in an early checkout and possible fines up to $1,000.

2. $30 Towel Convenience Fee:
Please use the makeup removal wipes & gray washcloths provided in the bathroom to avoid the $30 convenience fee for bath towels permanently stained.

3. $250 Undisclosed Pet Fee: We love animals but this is a pet free listing. If an extra pet is discovered on the property, a $250 additional fee plus any damage will be charged, and the pet(s) must be removed immediately.

Cozy Retreat with Unique Charm
I was looking for a unique spot for a 2-night stay while transiting through VA and this was perfect! I was working remotely so my main criteria was the Wi-Fi, which was strong and fast (180+ Mbps), and a comfortable place from which to work; I alternated between the window counter and the couch (quite comfortable) and never felt restless. The location makes the place feel pretty private and secluded since it's just the river and factory in front of you. I appreciated the reviewer who suggested binoculars; I really enjoyed watching the factory at work as well as the birds and turkey vultures. During my stay the factory forklifts (which I didn't realize were so big until I saw a regular one pull up next to it!) were quite active 24/7. No factory or train noise bothered me but the beeping from the forklifts did mean I had to sleep with ear plugs; however, the provided ear plugs were comfortable and worked really well! I couldn't even hear the white noise machine after I'd put them in. If you're sensitive to light and like to sleep in late you'll want to bring an eye mask. The kid in me really got a kick out of entering and exiting the caboose through the rear door. The shower was nice and the towels were super soft. I didn't use the kitchen much beyond making oatmeal & coffee but it had everything you might need. Communication with the host was easy and fast. If in the area I'd definitely look at this property again or one of the host's other properties!

Amazing Stay
We had a wonderful two night stay at the James. It was spotless and exactly how it was pictured and described. The location is perfect. We walked downtown and to the River Front. We can’t wait to stay again!

We loved our stay in the train (Caboose). It was such a unique experience. Everything inside and out is decorated lovely, tastefully. They offer ear plugs for sleeping to help with the noise outside, I did use them and had the best night sleep in a long time. Plus one of the best features for me was the amazing shower! Sometimes it’s just the little things. You would love a stay at the train!
