Our property comes with freshly laundered linens and towels, a starter supply of dish soap, toilet paper, paper towels, trash bags, a hair dryer, an iron and ironing board, laundry soap, and facial tissues, along with a welcome amenity kit of bathroom supplies. We specialize in cleanliness! We are following all the CDC, VRMA & VRHP guidelines and recommendations.

Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age (active duty military families exempt).

PARKING: We have free parking for two cars. You may park in any available space in front of the property.

EV CHARGING: Guests can use the electric vehicle charging station at 316 Bream Ave Unit B for $0.45/kWh.

HOUSE RULES
1. Guests should park in the designated area at the entrance to the property and NOT block the driveway. No boats, RVs, or trailers in the parking area.
2. The dumpster is located at the south end of the parking area between the two buildings. If you go out the back and through the gate in the fence, you will see it on the right.
3. Please keep noise to a minimum during nighttime hours. This property is located in a building with close neighbors.
4. Any service animal shall be reported in advance and the guest shall provide the necessary documentation.
5. This unit is non-smoking. Smoking means anything inhaled that is not prescribed by a doctor. Smoking inside the unit will result in an additional $300 cleaning fee. We respect your right to smoke, so please smoke outside on the patio with the doors and windows closed. Please be respectful of the neighbors. Be sure to discard all trash.
6. Parties are not allowed in this home. Violation of this rule will result in eviction without a refund.
7. The maximum occupancy is 4. Everyone counts, even babies. Additional guests not on the final reservation are not allowed. If this rule is violated, you will be fined $100 for each additional person and be asked to vacate the property.
8. Any intentional damage to the common areas will be paid for by the guest.

Guests will be required to vacate the premises and forfeit the rental fee for any of the following: (1) occupancy exceeding the sleeping capacity of 4 people, (2) using the premises for any illegal activity, (3) causing damage to the premises rented or to any of the neighboring properties, and (4) any other acts which interfere with neighbors' right to quiet enjoyment of their premises.

We reserve the right to charge a minimum of $250 fee for unauthorized late checkout.

LONG-TERM STAYS: If you plan to stay more than 30 days, you may be required to have a cleaning every 30 days by our cleaners. The cleaning fee will be added to your booking for every 30 days of your stay after booking. Contact us for more information.
