Welcome to the life at the Rivah, with a coastal charm, and incredible waterfront views. Perfect if you want fresh air, a quiet and relaxing get-away and some recreational outdoor living. Great breezes and sounds of ocean waves for the perfect relaxation vacation. The home is located on an end lot in a waterfront neighborhood facing a large body of salt water at the mouth of the Potomac River and Chesapeake Bay.
As of March 2025, the kitchen has been remodeled, new granite and stainless steel appliances, the living room decor has been upgraded with some new pieces to add to that comfy costal cottage theme. The gas fire pit has a new river rock border for easier seating away from grass and we have added sun umbrellas to the pier. The screen porch has new paint touch ups and the outdoor shower has new stain on the exterior. We spent the winter making some great improvements and hope you can enjoy them before we book up.
The home has a private feel with a farm as the neighbor to one side, open water area, and nature to keep you company. The open water area next door is tidal and changes with the tides but offer no neighbors to the west for your own private sunsets.
The cottage has a coastal Maine gray and white colors and offers amazing sunsets and wide water views. You can see across the water to 5 miles away to Maryland and the Chesapeake Bay. 400-square foot screened-in porch offers you an outdoor living room with waterfront views, swinging day bed, outdoor dining table that seats up to 6, overhead fans, and outdoor living room furniture set.
Enjoy watching marine wildlife along with Bald Eagles and Osprey. This is a true Rivah get away in the Northern Neck of Virginia. The cottage is a comfy coastal cottage, with a lot of outdoor living space and room to spread out. The weather, winds, and tides change, so embrace what comes your way. We have seen great lightning storms in the evenings during the summer, blue sky days, calm days where only the water or shade is sought out. The wind shifts and changes through the day.
We love the hot tub, and think you will as well. It is a 6 person Hot Tub, made by Hot Springs, the Grandee model, which overlooks the water and a gently sloping backyard area for lawn games. We have bocce ball and corn holes for you to enjoy. Hammock stand and hammock available too.
We have included two kayaks and a SUP all with paddles and some extra life jackets if you forgot your own. Enjoy exploring the water. there is beach next to our neighbors that people n the community use, so please use it for kayak and SUP entry and exit. there are 3 short stairs to gently sloping beach.
Our pier has a convenient ladder that can be lowered into the water for a refreshing swim, great to relax, float, and soak up some sun and cool sea breezes. We have included permanent pier furniture that makes the fishing more comfortable. We have upgraded the pier furniture with outdoor cushions readily available in a pier storage box to enjoy being right on the water. Seating for 6 and room for extra chairs.
The Pier has built in fishing rod holders and we love fishing from the dock. Keep the pier light on and attract fish at night. You do not need a license to fish off the pier.
Visit RW’s tackle between Callao and Lottsburg to get your bait and tackle, there is always something to buy there. The pier is also good for crabbing with strings and nets if you have the skills and the water is calm. Wr offer 2 crab trap pots that you can try our own luck. Baughan Seafood in Lottsburg will also steam some for you, and have them seasoned and ready for pick up. We also have own crab steamer should you have enough to cook.
After a day outdoors, enjoy the outdoor shower with hot and cold water and the best view ever for any outside shower.
Then head to the grill for something good to eat.
Perfect for a girls weekend or guys trip or a family that enjoys the water and outdoors. If it’s not quite summer yet the house comes with an outdoor gas fire pit to warm your toes. The living area has a wood burning fire place available in Sept-April and the hot tub will keep you warm too. The hot tub can be used year round.
We just completed our 2 full years with VRBO, but we have spent 16 years enjoying the Rivah house and hope you do as well. We have hosted many visitors and friends for long weekends. Countless girls weekends, guys trips, fishing trips, golf get-always, family get togethers, and just simply relaxing and soaking it up.
Living Room has a new super comfy sectional with a large ottoman. We repainted the TV armoire to go with our comfy cottage feel, added larger fans with easy remotes, and added new rock to the fireplace wall. It looks great in there. There are two large sliding doors to the screen porch with views of the water. When the weather is right, open the doors and enjoy the fresh air.
Wi-Fi is enabled through the house and the TV in the living room includes an Amazon fire stick and log into any of your favorite Apps. DVD also is available and you are welcome to watch one of our 160+ movies collected over the years. Extra blankets available in the cedar bench and ottoman.
We have added a new coffee maker 10 cup drip and a 12 cup percolator, new knife set and and cooking pans and pots to the kitchen as many of guest like to make meals. Also, at the requests of some guests, we upgraded our spice cabinet with a full spice set with easy to pull out access.
The kitchen was just upgraded and remodeled in Feb and Mar of 2025. New granite counter tops and back splash, porcelain under mount basin sink, upgraded stainless steal appliances and refinished cabinets. It has nice cottage feel still, but is fully upgraded. Equipped with all the cooking utensils, pots, pans, toaster, vitamix blender, and even a pancake griddle.
All rooms have linen provided and towels/hand towels in the bathrooms. We have included some hotel soap kits in case you forgot yours.
Master bedroom has a king bed, direct and very close water views, with a sea-foam green coastal feel, artwork, and includes shams and extra blanket. There is direct access to a deck via sliding doors with 2 Adirondack chairs for coffee in the morning.
Bedroom 2 has a queen with warm wood furniture and blue colors. Direct access to a deck with a built in high bench and hot tub. Shares a jack&jill bathroom with Bedroom 3.
Bedroom 3 has two twin beds and twin trundle for a possible third bed. The twin trundle is not pictured, but it is great for kids or teenagers.
The house includes a pantry with washer and dryer. The dryer is original, but it knows how to dry.
The area offers few restaurants that are only 10 minutes away in either Callao or Lottsburg.
Callao offers a brewery, deli, sometimes a mobile barbecue or mobile pizza, liquor store, drug store, dollar store with some light groceries like milk and eggs, and basics, and a delicious Mexican food restaurant. There some shops too, have fun exploring.
Lottsburg offers an Ace hardware, RW’s tackle shop for all your fishing needs, and a popular restaurant Cygents.
Heathsville offers the closest grocery, Food Lion, about 15-20 mins away.
If need some golf, Quinton Oaks is 20 mins away. There are other golf courses 35-45 min away.
Kilmarnock and Reedville can be a hike 35-45 minutes, but worth exploring if you have the time. We had a successful first 2 years with VRBO with families, small groups of friends, and just some couples taking advantage of the relaxing environment. It is a remote area and you really can unwind and chill out. Read our guests reviews and hope you choose to vacation here. Some explore the areas, hit a winery or historic sites like Stratford Hall.

We bought this Rivah home in 2007 and have done many improvements. We spent many weekends and summer weeks here with kids and other couple friends. We are a very active family with water sports and hope to share some of that with you. We still use our Rivah house and hope while we are not there, you can enjoy it too.
We have enjoyed the Rivah but with some older children in college, we are traveling more and wanted to share the home with others when we are not there.
We regularly maintain the yard with landscaping and perennial flowers, have updated the siding with coastal Maine grey and white charm. We have improved the screen porch with bead board ceilings, updated fans, pottery barn 6-person outdoor table and chandelier. We added comfy outdoor furniture to the screen porch and invested in a swinging day bed, which quite honestly is the best nap you will ever have.
In March 2025, we finished a kitchen upgrade, adding new stainless steel appliances, upgraded porcelain sink, backspace, and granite counter tops. We had the cabinets repainted to compliment our comfy coastal cottage theme. The living room has seen many a game nights and we had the TV armoire repainted and the whole kitchen/living room areas looks stunning.
Along the way we upgraded the hot tub a while back and we hope you can enjoy that. Why they chose this property
Chris and Gen, the owners, both grew up near and on the water. Chris while fishing in lakes in Texas during his youth and Gen while growing up the coast of Maine. We wanted to raise our kids with a water experience before they got older.
When we first the saw the place, we bought that day, knowing "We were home!" We loved the wide water views but learned that with that view came a refreshing coastal breeze, that really cooled things off. This property had the must haves of a screen porch that you could live in and eat outside, a hot tub to relax in with a view, and pier for fishing and access to water for water activities. The bonus was that one of our neighbors is a farm, and its real quiet and private.

What makes this property unique
You will rarely find a better sunset, the hidden gem is turning off the lights and seeing the whole Milky Way at night, or watching a moon rise over the Chesapeake, the fishing and crabbing is pretty good, buts its seasonal. The water is salt water, and we just enjoy floating and listening music from the pier. Stand-up Paddle (SUP) Boarding and kayaking is good in the morning and evenings because during the day there is usually a coastal breeze.
We rarely go out for dinner when we are there, but Callao is 10 min away, and offers a new brewery, a good Mexican Food restaurant, and deli. There is fabulous tackle store and sports shop (RW's) between Lottsburg and Callao, with great gifts and anything you need for fishing.
