Indoors you'll find plenty of space for your group to enjoy. Watch a movie together in the massive rec room with vaulted ceilings, or prepare a meal together in the chef's kitchen.

Sleeping arrangements are a breeze in this 4 bedroom 3.5 bath home. Two rooms are more private with w queen beds, and other have multiple beds for your group.
Two decks to enjoy the lake breezes breezes, sunsets, and stars here in the Catskills. Lower deck includes a grill and table seating for 6. The upper under the front deck includes table seating for 4. There is also a fire ring lakeside with additional seating.

Bedrooms and Bathrooms are as follows:

Main Level:
Bedroom 1: Queen Bed (2 people max)
Bedroom 2: Two Twin over Full Bunk Beds (6 people max)
1 Full Bathroom, One Half Bath
Bedrooms 2 and 3 share a bathroom with tub on the main level.

Upper Level:
Bedroom 3: Queen Bed (2 people max)
Bedroom 4: Queen Bed, Full Bed, Twin Bed (5 people max)
2 Full Bathrooms. 
Guest Access:
Guests will have access to the entire property including the lakeside dock area.

Getting Around:

I recommend having car for your stay. Taxis are available, but ride sharing services are more sparse. Rental car services are available in Monticello. Shortline Coach Bus service provides service between New York City and Roscoe as well.

Middletown and Port Jervis Metro North Stations are each approximately 1h5m minutes drive from the house. The trip from NY Penn Station to Middletown is about 1h45m. Train access is great if you having members of your group who need to arrive/depart at different times.
Things To Know:

No more than 4 cars allowed. This property does not have air conditioning, but it is rarely needed in the Catskills.

This home is limited to 2 dogs. Dogs must be crated if you are away from the property, no exceptions.

The dock and lake area is across the street from the house. The dock is not available from early November until the lake has thawed and levels stabilize in late spring.
