Beaverkill Manor is a 2.5 hour drive from NYC and halfway between Roscoe and Hancock off 17. It offers over 4500 sq feet of space and comfortably handles groups up to 18. We have a 3 night minimum in peak periods and 2 night minimum off-peak (ask). Just a short walk to one of the country's preeminent fly fishing rivers, this 6 acre property will transport guests into a uniquely peaceful, bucolic setting with a sprawling lawn, fire pit and chairs, and gardens to enjoy in the summer, while an expansive victorian interior with a gourmet kitchen is suitable for memorable family and friend gatherings anytime of the year. The property is ideal in times of social distancing with many activities nearby suitable to safe recreation and excellent high speed internet (FO) connection. Enjoy hiking, biking, cross country skiing, birdwatching, canoeing and fishing, or simply relax and do nothing at the splendid 4000 square foot home which is decorated with sturdy antiques consistent with the home's late 19th century architecture and not the least bit stuffy. Extensive woodwork, and original chestnut paneling run through much of the house. Six bedrooms have their own bathrooms. The chef's kitchen includes a commercial 8 burner 2 oven range, 2 sinks and a subzero refrigerator. And the kitchen is fully stocked with high quality cookware. The dining room table can seat 12, while there is a small table in the kitchen for breakfast. A covered porch looks out on the garden. Outdoor dining under a vine covered pergola is magical. Grill on a Weber gas grill until your heart's desire. Inspired chefs can also pick fresh herbs from the garden. A butler pantry next to the dining room includes a microwave and a single cup coffee maker as well as a sink. The home has three parlor rooms, two of which have cable TV and DVD players. A mudroom/laundry room abuts the dining room and houses an antique half-bathroom. There is superior fibre optic high-speed internet/wifi to the modem in the home but no phone line and can support large number online and ideal for remote working and or school. Cell reception works well in the home. The driveway is gravel and includes a dry-stacked stone wall running the length of the drive. The home is located in the hamlet of Peakville and was built by the Peak family. There are five other homes in the hamlet and the closest is 100 yards away offering loads of privacy and spacious lawns for sledding, soccer, whiffle ball and corn hole (we have a set). Just bring clothes. and food/drinks. Linens, and towels, are freshly washed and beds made for every group. We have a good supply of herbs, sugar, salt and pepper for your use. Weekly garbage pick up is Wednesday morning and is taken from the cans on the side porch.

We rented this house for a cousins weekend. There were 5 couples and there was plenty of space to spread out, and multiple areas for the group to hang out together. We loved being able to fit all 10 of us at the table. The reason I'm only giving for 4 stars is that 2 of the bathrooms had problems with water pressure in the sink or shower. The host was very responsive and he had someone come in quickly to try to fix the problems, but the problems were not able to be resolved during our stay. I would still recommend the house because the host was responsive and hopefully the problems will be addressed. Be aware that the house is not a good choice if you have anyone in your party with mobility issues, as all the bedrooms are up a flight of stairs.
We searched for a rental house that would accommodate our multi-generational family for a Christmas celebration. We could hardly have found a better place than Beaverkill Manor. The bedrooms are comfortable, and each has either a private bathroom or easy access to a larger shared bathroom. This is not one of those rental homes in which the owners cram as many beds, bunkbeds, futons, and trundles as possible into the space. This house is set up more like a bed-and-breakfast. There are three parlors/living rooms, and the large kitchen contains just about everything guests could need.
The Christmas tree was real, fully decorated and set up in the foyer at the bottom of the front staircase. This made the perfect setting for our family to come downstairs on “Christmas morning.” All 18 humans and three dogs posed on the long staircase for our annual photo in matching pajamas. Snow fell throughout the day, and there were snow shovels and sleds that our family used on the backyard hills.
One negative: One of the rooms offered for sleeping is a parlor on the main floor with a futon, which our family found extremely uncomfortable. It's best not to count on that room for sleeping.
The place was very clean and well-maintained—not easy in such a large and intricate house! We highly recommend Beaverkill Manor if the location suits your needs. For a family Christmas weekend in the country, it's very nearly perfect.
We are a family of 3 adult children with spouses, 6 kids, and our parents (plus one dog). We had a great time at the house, the rooms were cute and there was enough space for everyone. The kids loved the 3rd floor kids room and the big tub up there. Adults loved the different rooms for relaxing and talking in one space, watching tv in another, and even working at the desk if needed. The kitchen was great and big enough for all of the cooking we needed to do! The oven took a bit to get used to, but we cooked so many big meals and it worked well. The wood stoves we’re absolutely needed and we had a bit of trouble getting them going at first but then kept them going all week to help stay warm. The big dining room table is fantastic for big families. It’s so wonderful to have a table big enough for everyone to sit at and there were enough plates, silverware etc for everyone too. David was very responsive and let us check in a little early since we were all traveling on a day with bad snowy/cold weather.
Overall, we had a wonderful time, so many details were thought of and made our stay comfortable. The sleds at the house were a great touch and the kids loved sledding in the snow. You won’t go wrong staying here. It’s a beautiful house in a beautiful location.
PS. While we cleaned up after our dog there was a neighbor dog that kept coming by and while it was friendly we noticed it was occasionally pooping in the yard.
The house and grounds were extremely well suited for our group of 8 adults and 6 children. Bedrooms were very comfortable.
Kitchen was excellent and served us very well. Backyard had a great fire pit for s'mores night and there was plenty of space for yard games. We were able to easily visit Roscoe, Callicoon, Hancock, Narrowsburg, Downsville and more to enjoy shopping, dining, golf, biking and ice cream. We were able to drive to swimming locations and also enjoy an inner-tube outing with a big group going down the river. Very enjoyable stay.
The house was well furnished and in a quiet area set back from nearby roads. The owner was friendly and provided a lot of documentation about the check-in procedure and general area information.
This is our second stay at this wonderful house. Everyone in my extended family loves it! We each get our own lovely, private room. There are TWO living rooms plus a study (for those trapped with WFH assignments), an amazing kitchen that has everything... the list goes on. We've been there in winter (NOV) each time, so miss the use of some of the outdoor activities, but we love walking by the creek and have grilled out both times. Perfect spot.
We had a wonderful time. This home and property were everything me and my friends were looking for. We all would recommend this location for anyone who wants to spend time with friends and or family.
The house is great. Everyone has their own bathroom attached to each of the four bedrooms on the second floor. Even the third floor loft has a full bathroom The kitchen is spacious and well equipped, the grounds are bucolic. Our group of nine had plenty of space indoors and outdoors. When it rained the covered porch was a nice dry place to hang out and watch the rain and the mountains. Great place to view stars. Even the dogs had a good time. Great short bike route along the River and a longer one on route 30. Local fishing access was fun although we didn’t catch anything.
David is an excellent and communicative host. The property has a rambling charm with all one needs for a lovely getaway in the Catskills with a large group. Ideal location for rides and fishing.

The property was just as listed. The house was perfect for a weekend away from NYC. There were 6 adults, 3 kids and our dog. The house is great with 3 living spaces on the first floor, a large dining room and a kitchen that makes it feel communal. Each bedroom on the 2nd floor has 5 bedrooms, 4 of them have en-suite bathrooms, which is convenient for every family. There is also a small bedroom, which is perfect for a child. If you like to cook, the stove is wonderful although it takes a bit to get used to due to the high btu flames. The surrounding property is nice and we were able to use the grill and the firepit.
Most importantly David was an amazing host. He was responsive to questions and offered us suggestions on getting the most of our stay at the house.
We had a magical experience - luxuriously large house, perfect Catskills setting, amazing sledding and easy access to local ski hills for the kids. Thank you David - we’ll be back!
Our quarantine pod wanted to take a break from NYC for the holiday weekend, and Dave's home was absolutely perfect. The home is fairly secluded sitting atop a hill, we felt as though we were in a snow globe all weekend. Very large, well-maintained home, incredible kitchen, very easy communication with host. Most of us didn't even leave the property once arriving, we had everything we needed for a relaxing weekend. Loved that the home is dog friendly too! Would certainly return for another stay.
This is a lovely old grand house that has been lovingly updated and improved, without ruining the feeling of stateliness and comfort. The kitchen is my favorite so far: commercial gas cooktop with two ovens, a nice four top table, lovely big windows and plenty of work space. We lived in this room for three days. It was clod and snowing so it was so warm and cozy and we loved cooking in it. Great pans and pantry made this kitchen a 10/10 for me.
We liked the warmth of the wood stove in the parlor and recommend splitting some wood in the shed out back. Axe provided. I do use Duraflame logs and left one for the next guests. My only complaint if I have to have one is that you can here 17 from the house. Of course in the summer with full foliage, this may be different. Thank you for sharing this house with us. A lovely home and very well kept, with plenty of room!
We loved the house and beautiful surrounding woods and river. Dave was an incredibly gracious host, going as far as making sure there was a Christmas tree decorated for our post holiday stay. The beds are warm and comfy, there are games, movies, a great big tub, a very well-equipped kitchen, and ski slopes are an easy 45-60 minute drive. Recommend!!
Our family of 8 just stayed at this charming house for 4 days and everyone, from age 27 - 91 had a wonderful time. The house is lovely, very comfortable, with lots of bedrooms and private baths. The weather was chilly and overcast, but we took great walks in the area and enjoyed the grill outside and the fire pit. I'm a cook and especially appreciated the well-equipped kitchen. I think it's a really great spot and a perfect escape.

Our family had a wonderful time at the Yellow House. The house is huge, clean, and comfortable. The amazing kitchen was so much fun to cook in- and is incredibly well-stocked. It was a relaxing getaway and we would love to return. I imagine this house would be great to visit any time of year.

Dave Gilmore, an economist and Jeanette Gilmore, a psychologist, live year round on Connecticut's southeastern shoreline where they raise their two children. They have been coming to the Catskills to fly fish for over two decades and found this peace of heaven they dreamed of in the big yellow house on the hill in East Branch where they vacation now too. Jeanette was born in California while Dave was born on Long Island. They met at UC Berkeley and lived in California together for 6 years before moving to London, England where they attended grad school and worked. They moved to NYC after London where they worked and Jeanette went to grad school for her PhD. In the late 90's they moved to Essex, CT and have lived in the area since. With two young girls they live an active life raising their children, traveling, boating and fishing.
Why they chose this property
Once you see the property you will know why we bought it. It is spectacular. The scenery is beautiful with bald eagles cruising the river valley, and the fishing is epic for the patient and determined angler. Kayaking and canoeing is also available through outfitters in Hancock and Callicoon, or DIY. And yes we do ski and drive 45 minutes to Elk Mountain in PA for excellent skiing or 60 minutes to Belleayre. We border the Catskills State Park where public ponds for swimming and canoeing, and hiking trails are not far by car.

What is better than a beautiful period villa next to a premier trout fishing river with large wild brown and rainbow trout (even walleye and smallies for the pan fishermen) and a home suitable to entertaining family and friends in memorable setting. We do believe in catch and release - trout if properly released will live as if never caught and the population will make for good fishing for the ages.
