Whether you're seeking a quiet weekend getaway, a memorable family vacation, a bachelorette party, college reunion, or accommodations for guests of Handsome Hollow and Seminary Hill Cidery weddings, our farmhouse provides the perfect setting for an unforgettable retreat from the hustle and bustle of daily life. Just a short drive From "The City", our bucolic 12+ acre farm boasts wildflowers, woods, pastures, and expansive groomed lawn. You'll love the chic, fully renovated farmhouse with a wrap-around, screened-in porch, a modern kitchen and multiple dining areas (including a brand new 400 SF bluestone patio, a screened in porch, and a dining room with a view of the countryside, woods and animals in our backyard) Of course, the home has fast wifi, central air conditioning, an activated charcoal water purification system, and an on-demand whole home generator, so you will never be without all the comforts you expect.

Spend your days fishing, swimming or floating on our large fish-stocked pond complete with inner tubes or in the rowboat. Play ping pong on our professional-grade outdoor table. Watch the abundant wildlife. Listen to the gurgle of the waterfall. Relax on the private dock. Spend evenings in the hot tub or around the campfire in the backyard. Minutes from the National Park Service protected Upper Delaware Scenic and Recreational River. Centrally located near Livingston Manor, Roscoe (Trout City) and Callicoon, Hancock, Equinunk. We're just minutes from the Delaware River and top-rated for fly fishing, tubing, kayaking and more.

There is great natural light and serene views wherever you gaze. Guests can choose from a variety of accommodations, including 3 queen size beds and two twins, all furnished with premium linens and plush pillows. Each bed is adorned with a down comforter (winter). Additionally, the bedrooms are offer charming decor and ample storage space for belongings. Also upstairs are 2 bathrooms, one ensuite with a shower/jacuzzi tub, and one in the hall with a standing shower. Downstairs you will find a bedroom with a queen-size bed (great for people with mobility issues - no stairs required). The downstairs bathroom has a tub/shower and a full-size washer and dryer. Also on the first floor are a large farm kitchen, a large living room with a huge down sofa and a large TV, a comfortable dining room and a peaceful home office/library with books and a desk for working remotely. And don't forget the gorgeous wrap-around, screened-in porch and the open patio with shade trees in the rear. It is a perfect spot for a peaceful respite with family and friends. In the front yard is a prolific apple tree. The property includes a barn, chicken coop and an original his and hers outhouse.

The fully equipped kitchen is a chef's delight, complete with modern appliances, including a Vitamix blender, a Gaggia espresso/cappiccino maker, a drip coffee maker, a Keurig (and pods), fresh coffee beans and a grinder. Ample counter space, and all the necessary cookware including premium All Clad cookware and utensils are provided. Outdoor on the bluestone patio you will find a high end Napoleon propane grill for cooking. Whether you're preparing a hearty breakfast or a gourmet dinner, you'll find everything you need to whip up delicious meals using fresh, local ingredients. Enjoy one of many dining spaces, including a formal dining room, al fresco dining on a hand made table in the screen enclosed porch, or on the back bluestone patio under the stars.

Outside, the farmhouse boasts 12+ acres of grounds, a fully stocked fishing pond with dock, a lily pad pond, a row boat, and plenty of space for activities and relaxation. Guests can enjoy alfresco dining on the patio, roast marshmallows around the fire pit, or simply unwind in the hammock while soaking in the peaceful surroundings.

For those looking to explore the area, there are plenty of outdoor adventures to be had nearby, including hiking, fishing, and wildlife watching. Additionally, the charming town of Hancock offers a variety of shops, restaurants, and attractions to discover. Please ask us for a link to local attractions and restaurants.

Enjoy a day floating on our pond or out on a canoe or kayak in the Delaware River. Access is located nearby in Lordville or Long Eddy, only a few miles in either direction. Just across the Delaware River at Lordville is the Equinunk General Store a few miles away in Pennsylvania, with an unimaginable array of antiques, coffees, fresh-baked pastries, homemade pies, handmade soaps, locally sourced meats and cheeses, sandwiches, chocolates, handcrafted ice cream and more. A true piece of Americana! Long Eddy, Callicoon, Roscoe (Trout Town), Cochecton, Livingston Manor and Hancock offer eateries, distilleries, and breweries with tons of history. General groceries are available in Callicoon and Hancock where you will also find wine shops, river outfitters, restaurants, banks and movie theaters. A thirty-minute drive to the site of the 1969 Woodstock concert at Max Yasgur's dairy farm in Bethel, and the Bethel Woods Center for the Arts.

Ask us for early check-in or late check-out times. We try to always be flexible. While we do not want your dog to have to go to a kennel and encourage you to bring the pup along, cleaning the house requires more time. There is a $45 per day dog fee.
SUMMER 3-night Minimum

Visit the Callicoon Farmer's Market year-round on Sundays, 11-2pm at Callicoon Creek Park and stock up on fresh produce, fruit, bread, pastries, and cheese. The Bethel Woods Center for the Arts, the original site of the 1969 Woodstock Music Festival is just a 35-minute drive away. Or play a round of golf at French Woods Golf Course half a mile away along Route 97. Take a ride on The Upper Delaware Scenic Byway, Route 97, which extends from Hancock to Port Jervis, and visit the Roebling Bridge and other historic places and museums along the way. Enjoy an afternoon with a river guide and learn how to fly fish. Visit our favorite alpaca farm. There are nice hiking opportunities nearby. Get ready for the most striking views of the Delaware River Valley from famous Jensen's Ledges.

Summer camps such as French Woods Sports & Arts, French Woods Festival of the Performing Arts Camp, Camp Indian Head, Camp Equinunk, Camp Blue Ridge, Tyler Hill Camp and others in northern Wayne County, are all within 5-15 miles or less, as is the newest wedding venue, Handsome Hollow. On quaint Delaware Route 28 outside of Fishes Eddy, NY.

Wonderful Stay
We chose the house because it was so close to French Woods camp for visiting day. We didn’t expect the property to be so lovely. Aside from being in a beautiful location, the house was stocked with recreational objects (from ping pong to rafting). We were greeted with a lovely package with the makings for s‘mores to make in the fire pit and a bottle of wine. The kitchen had three different kinds of coffee makers (along with coffee). We will definitely be coming back

Both of our properties are full of special comforts and amenities to make your stay comfortable and memorable, We purchased the house on Lake Naomi in 2007. It was there our kids learned to ski and snowboard. We spent holidays there with our extended family, and continue to enjoy the lake, especially in the fall when the colors are at their brightest. Our children are adults now and we love hosting them and their friends when they can get away from their busy lives in New York and Philadelphia. We hope you will check out our 5-star reviews. In 2022 we purchased our second vacation home in Hancock, NY, near the Delaware River and Callicoon, NY. The house is a favorite vacation spot for our long-time friends living in New York City, so we knew we would enjoy it too. The property is 12 acres of wildflower fields, woods, and a lawn with two ponds. We know you will love it here as much as we do!
