The outside of the home is just as immaculate as the interior. Take a refreshing dip in the private pool and end your evening relaxing in the hot tub.

► Living Room:
With an open floor plan, this already dreamy home allows you to enjoy multiple areas without having to leave the room. Kick your feet up and relax on the couch for the best family movie night. Utilize the Roku Smart TV for streaming or just enjoy some music through the bluetooth speakers (be mindful of noise ordinance and keep any music to an appropriate level).

► Kitchen & Dining:
While we recommend exploring the incredible local dining options, the kitchen is fully equipped to eliminate the hassle of cooking on vacation. Truly a kitchen of dreams with gorgeous furnishings, details, granite countertops, and natural light. Enjoy a meal all together in the dining area, or utilize the breakfast bar.

► Bedroom:
There are 4 beautiful bedrooms equipped with 3 King beds, 1 Queen bed and daybed available. The master bedroom features an ensuite bathroom with spa tub and private courtyard access. The second full bathroom is shared between all guest bedrooms.

► Outdoor:
The outside of the home is just as immaculate as the interior. Enjoy your morning cup of coffee lounging underneath the covered patio with a good book. Take a refreshing dip in the private heated (for additional fee) pool to cool off, and relax in the private hot tub to close out the evening. Enjoy a meal utilizing the BBQ Grill and play games as the sun sets. Whatever you decide to do, this is the perfect home base for your own private slice of paradise.

Also, enjoy close proximity to festivals like Coachella and Stagecoach. For festival season take advantage of being walking distance to the back entrance of the festival, about a 1.5 mile walk from the home.

The bikes in the garage are locked up and they are not available for guests use.

COMMUNITY AMENITIES:
The property is in a private community that has a community pool, spa, tennis court, gym but guests do NOT have access to any of these features. These are for homeowners only, unfortunately.

Guests have access to anything the general public does at The Indian Palms Country Club & Resort which includes the Restaurant and Golf Course. Please note there are no special discounted rates for vacation rental guests.

Guests are welcome to take walks around the community but they CANNOT walk on golf cart sidewalks throughout the community.

► Home is on a corner lot and backs up to a golf cart pathway so there is only 1 neighbor.
► Golf carts pass often throughout the day.
► There is a privacy fence on the pool, but golf carts can see in.
► It can be very windy in the area, umbrellas MUST be removed from stands when not in use or when windy. If umbrellas are broken due to wind damage, guests will be charged a replacement fee.
► Pool Guy - comes on Tuesday and Friday afternoons for only 15-20mins
► The pool is not very deep and is not meant for diving. Please, watch your children closely in the pool, and swim at your own risk. Adult supervision required for anyone 17 and under in the pool area.

QUIET HOURS: This is part of an HOA community so please be mindful and courteous of noise levels. Quiet hours are between the hours of 10 pm and 8 am. During that time frame please keep noise to a minimum. Any fines due to noise complaints will be passed on to guest.

Pool Heating and Spa:
*Pool heating can be hired for the whole stay: $100 for the first day then $50/day thereafter. Please inquire about extra fees if booking long (28+ night) stays;
*Pool heating when hired is limited to 84F;
*Spa/Jacuzzi heating is included and initiated on-demand by the guest onsite.

Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture.

The pool can get dirty very quickly at times due to desert weather (especially in the months of March and April). We'll do our best to get the pool company out there as soon as possible. This home is in the Desert and with that comes unexpected and quick shifting weather with wind storms happening often. Please understand and expect to see possible debris in the yard and pool at times. If that becomes an issue, please contact us and we'll try to get our vendors out to the property for maintenance as soon as they are available.

Should there be a conflict between the Vrbo Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times.
-Primary renter must be over the age of 25.
-The maximum occupancy for the property may not be exceeded at any time.
-Host may request a photocopy of renter's ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay.
-Absolutely no parties or loud music. QUIET HOURS: 10pm - 8am, any fines due to noise complaints will be passed on to guest.
-This is a NON-SMOKING property.
-The pool is not very deep and is not meant for diving. Please, watch your children closely in the pool, and swim at your own risk. Adult supervision required for anyone 17 and under in the pool area.
-Do not tamper with cameras.
-Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.
-This is a pet-friendly spot. If you are allergic or don't like pets, this might not be a good fit!

PET POLICY:
-One adult dog up to 40lbs allowed. Cats are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture.
-Pet fee is required and non refundable
-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-Please do not let your dog go in the pool to avoid additional charges.
-If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation canceled immediately.

Renters are advised that Short Term Rental rules will be strictly enforced. As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Failure to comply may result in citations, fines and/or expulsion from the rental property. If a citation is issued, fines range from $500 - $5,000 per violation.
