The place itself was as advertised. We also knew it was somewhat last minute, booked 28 days before the arrival date. The place was clean, had ample supplies (soap, paper towels, toilet paper, and cleaning supplies). It suited our spring getaway nicely. It's a great location: beach is right across the street, Washington Street mall nearby, living room/front balcony views are nice. It is third floor, so be ready for stairs. My issue was with the administrative experience, so if you're okay with that, it's a good deal.
If you're going to allow booking within a month of the arrival date and not accept electronic payment via Vrbo, good luck getting your money within your normally expected window - which we actually did and still had a poor experience. Beyond the constant nagging, the contract states "no personal checks will be accepted with-in 14 days of check in." The check was mailed 22 days prior to the arrival date (I like to read the contract before signing) and received by them 17 days before; a weekend was in between. We were told they'd cancel the booking if they didn't get the check by the date it actually arrived. Had there been anywhere else available, we were ready to stop payment on the check and let them cancel. And forcing online payment to go through their portal at a 3.5% fee versus just using Vrbo feels bad.
Vrbo already provides online payment options and scheduling at the time of booking if you need the money immediately, maybe make use of those?
