Bowness is ranked as one of Calgary's best neighbourhoods by Avenue Magazine. All major amenities are within a brief drive from the property including; grocery, restaurants, shops and personal care.

On the northwest end of the community is one of Calgary's most popular parks, Bowness Park. The park sits between the Bow River and a lagoon, and is popular for picnics, summer sports, ice skating in the winter, and boating. It is also part of the city's large pedestrian pathway network. It is bordered by Edworthy Park to the southeast.

The neighbourhood is bordered by the Bow River to the north and east, 16 Avenue to the south, and Stoney Trail to the west.
Guests will have access to the entire main floor and the laundry room on the lower floor. There are unfinished areas of the lower floor that are off-limits.

The GARAGE is also off-limits with no exceptions.
The open concept living and kitchen area is separated by a peninsula island which has seating for four (4) and doubles as a dining area.

Your view from the living area and kitchen will leave you in awe as the oversized picture window offers a beautiful view.

Off of the kitchen you have access to a patio for enjoying those summer nights!

The home has two (2) bedrooms and one (1) bathroom.

The bathroom has double sinks and ample space. Each bedroom has nightstands, art and decor which will ensure you have a comfortable nights rest.
