This is a newly renovated 3400 sq ft home on large 1.07 acre lot. This desert oasis has all of the necessities of home and easy access to shopping, restaurants, and the highway. It has a game room (retro game console with hundreds of games as well as foosball), sun room with pool table, workout space, 2 living areas, 4 bedrooms, 3 bathrooms, large backyard perfect for any size pet (includes dog run, lots of grass) and RV access. There are 2 driveways with plenty of parking. The fireplace is not working at this time.

There are four bedrooms all with comfortable beds and new decor. We have desk spaces for working or school work and have fast Wi-Fi throughout the house. The kitchen has all granite counters and is fully stocked with dishes, cookware, glassware, etc. We provide soap, shampoo and conditioner and lots of fluffy towels. There are no steps to access the house from the front and the shower has no curb so this place would be good for visitors with impaired mobility (although we do not have all the handholds to make it fully disabled accessible, it could be a good option for those needing a little help). Washer and dryer for your convenience on longer stays and two drive ways to park your cars.

We are always available for questions, whether about the property or great hikes or restaurants. The full property is available for your enjoyment, no amenities are shared. We have guests enter with a keypad, so it is likely you will never meet us, but we live in Las Cruces so we are available if you have any issues come up. :)
If you are looking for sun, Las Cruces has 294 sunny days per year! Las Cruces is a wonderful place to visit and live. There are a ton of museums and social activities to enjoy at any age. This house is in the posh Sonoma Ranch neighborhood with a golf course and restaurant that is open to the public. There is a brand new Starbucks right down the street, and a lot of restaurants and shops are being built now and coming into this neighborhood. This is a very safe area to walk or jog. Take a walk around the historic town of Mesilla and visit award winning cafes, restaurants and shops while enjoying the historic Plaza with San Albino Basilica.
This is an amazing location to have access to anywhere in Las Cruces in just a few minutes, but you definitely need a car, like most spots in Cruces. Even downtown or Mesilla is just 15 minutes away by highway! This is a perfect location to stay at when house hunting in Las Cruces or moving to the area, or to access White Sands, NASA or Spaceport America.
The effect of Covid-19 on Las Cruces has been very minimal. Lots of great restaurants are still open for takeout and curbside delivery orders, plenty of great hiking trails and outdoor activities. And this weather this Spring has been the best ever!

Shedding dogs must remain in the backyard or in the garage, but non-shedding hypoallergenic dogs may stay inside with a maximum of two dogs. Please keep dogs off furniture, they must be house trained and picked up after. We do have a pet fee based on type of pet and how many.
This is a newly (12/20) renovated property with new furnishings. We want our guests to enjoy the space. We also want our neighbors to be happy with our property being used as a short-term rental. This property is NOT a party house and guests/you are required to be respectful of neighbors and keep the noise level down, especially between the hours of 9pm-8am. We look forward to hosting you!
RULES AND FEES SUMMARY

1. CHECK-IN TIME IS AFTER 4 P.M. MST AND CHECK-OUT IS 10 A.M. MST. NO Early Check-in or late check-out without prior approval. NO ARRIVALS OR DEPARTURES ALLOWED Christmas Eve, Christmas Day (Dec 24th & 25th), New Year's Eve, New Year's Day, Easter Sunday, 4th of July, Labor Day, Memorial Day or Thanksgiving day!
2. Keys must be returned to lockbox on checkout as cleaners need that for access, and all keys and garage remotes must be present onsite, otherwise a $150 locksmith fee will be charged.
3. This is a NON SMOKING property, no smoking is allowed inside or out because of fire damage. If smoke smell or butts are found a $250 fee will be charged in addition to the cost of removing smell and/or any damage. Pets are not permitted in property unless prior approval is received and pet fee paid.
4. Not a party place- please be quiet and respectful of neighbors.
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash area. d. All doors and windows are closed and unit is left locked. e. All charges accrued during the stay are paid prior to departure. f. No linens or towels are lost or damaged. g. NO Early check-in or late check-out. h. The renter is not evicted by the owner (or representative of the owner), or the Las Cruces Police Department.
6. CLEANING FEE - A nonrefundable cleaning fee is required in addition to the rental rate and Damage/Reservation deposit.
7. CANCELLATIONS - We have a strict cancellation policy.
8. THIRD PARTY BOOKINGS – Third party bookings are not allowed under any circumstances, the booking account must be for the guest.
9. MAXIMUM OCCUPANCY- The maximum number of people on property, at all times, is limited to twelve (12) persons. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. If a rental is taken for less than two days, the guest will be charged the two-night rate.
10. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
11. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however it is available at an additional rate.
12. INTERNET USAGE – Usage of internet for illegal downloading is strictly prohibited and guest is responsible for usage by other occupants of the house.
13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
14. Guest voluntarily accepts all risk of personal injury, death and property damage (including personal property) to themselves, their family or anyone on the Premises with their permission, which injury or damage results from their use of the Premises. This includes falling off bunk beds and all other possible risks associated with the property.
15. WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance.
