We absolutely loved our stay at this location. We took our little boy for his birthday cause he loves to fish and he had the best time. My parents also went who haven’t been on a vacation in over 30 years due to health issues and they didn’t want to go back home. The home was clean and very welcoming and cozy. The property was beautiful and very well maintained. The neighborhood was a very friendly and welcoming place. One of the best trips we’ve had by far and hope to return again.
We were looking to spend a few days around Christmas in a house together as a family close to Wythville. This location was perfect for us, and we were able to have a festive holiday together! A huge bonus was being able to bring pets. The house had just about everything we needed, but I think there could be a few more toiletries and basic necessities included (like cling-wrap, ziplock baggies, etc). There was shampoo and body wash in the shower, but no conditioner. We made it work, though, and everyone was happy with the house and our stay. We took a nice walk along the river the first day and had a great time. Nice view from the patio. No cell service, but the wifi worked great. Watched sports and movies with DirecTV and the Roku apps. Overall, it was an excellent stay.
Over all, it was a good experience.
I was disappointed in the cleanliness of the property overall.
My biggest disappointment was the grill. We were hoping for a night with friends grilling out and just catching up and the grill had not gas. The advertisement said this was not going to be a problem. I guess we should have checked day one so we could have called, but it was too late by the time we were ready for the cookout.
Other than that, it was not bad. the communication with the owners was wonderful before we went. They had a tree fall on the roof before we got there and they were good about keeping us informed as to what was going on.

Decent house, poor amenities.
The house was fine. Communication with VRBO were pathetic. Several emails were not responded to by VRBO. The owner ignored some emails also. The boat dock on the property was in very poor shape and actually dangerous. The boat ramp on the property was in such poor shape that it was totally unusable. We had to drive 20 miles to use the boat dock that was directly across the river from the house. So some of the amenities that led us to book the house were not available. Dissatisfied with the extra effort we had given in order to make things work.

Sorry about your experience with the ramp/dock. I didn't receive any messages during your stay. I don't have any in the inbox at all.
I'm not sure what the issue was with the boat ramp. We have been using it. The ramp across the lake is about ten miles from the house by road. There was an issue with the ramp on the dock while you were there as some high water disconnected a strap holding the dock. That issue has been fixed now.

Cabin review
The description on the listing is definitely better than the actual experience. The host was difficult to work with from the beginning. As soon as we booked the cabin the host sent us a private message saying we shouldn't consume any of the tap water on the property and that the wifi wasn't working so it felt a little lame that they wait to disclose that until after you book their non refundable cabin. The worst part though was definitely the water. It had such an incredibly strong sulfer smell to it. Not only did we not drink the water we couldn't even shower. We had to find somewhere else to shower because the smell was overwhelming just washing our hands. The whole house has a faint sulfer smell to it which wasn't pleasant. I would also recommend bringing house shoes or slippers if booking this cabin because the floors aren't the cleanest. Walking around our feet turned black and we had a crawling baby who kept finding dog food on the rug (we didn't have a dog with us). The dock did seem sketchy and not very safe. We did eventually get the DVD player working but none of the channels on the TV or the Roku worked for us. The host did leave bottled water in the fridge for us to use and the bedding seemed clean so we did appreciate having that.

This guest indicated before the stay that she would leave a bad review and she did. She booked the property and then attempted to cancel the day before arrival. I offered a 50% refund through VRBO but she declined and said she would stay rather than pay 50%, apparently for the purpose of this spite review.
I received no complaints during the stay. The TV works with DIRECTV. She may have had to change the input. The ROKU also works again with an input change on the TV. The water can have a sulfur smell as it from an artisan well and it was particularly dry before this visit. We provide plenty of drinking water. The dock is perfectly safe and available for use by guests. The house is cleaned between each visit and we have had zero other complaints that the tiled floor was sticky.
I hope this guest feels better after leaving this revenge review for not giving her a full refund the day before arrival.
