About this property

Classic Newport Beach house!

Our house is located on the Peninsula of Newport Beach, CA. We are approximately halfway between the Newport and Balboa Piers. You walk from the front door onto the sand, and can ride or run the boardwalk for miles in both directions. We are situated in an ideal spot, in a quieter area of the Peninsula. We are within walking distance of each pier, and a short walk from downtown for dinner and games at the Fun Zone. There is even a ferry right there to take you over to the famous Balboa Island.

Once off the ferry (with a car , bicycle, or by foot) it's just a short way to the main street of this enchanting island. Loaded with lots of shops and numerous wonderful places to eat. No visit to the Newport area is complete without a day or two over at Balboa Island.

Our house itself is very unique. We have an upside/down configuration in that our kitchen and dining area are on the second floor, so that you can appreciate the spectacular views of the ocean while doing your cooking. Speaking of, there is a big gas BBQ on the front porch where it's delightful to have dinner with everyone enjoying cocktails. Plenty of sightseeing to do with the boardwalk right there. The sunsets are spectacular night after night. Outside the upstairs den is a deck with equally great ocean views where you can hide away to take in the beauty of Newport. The beautiful Pacific Ocean is your front yard. What more could you ask for from a vacation? Please enjoy our home!

Fantastic Place to Stay

If you are looking for a beach type cottage home, oceanfront, near balboa pavilion and pier, where you can relax and have fun, this is the place for you. It is also the perfect vacation spot if you have children.

Wonderful family vacation

We had a wonderful time in Newport Beach. Our kids enjoyed playing volleyball in front of the house, riding bikes down the boardwalk, and playing at the beach. The house was perfect for our family of 6, plenty of living space and beds for all. We would happily stay here again!!

This property worked perfectly for us. Right on the beach with plenty of space.

We had a large family gathering and this worked great. Beach front, easy walk to Balboa village, 20 min drive to Disneyland and lots of space. Owners were kind and responsive. Well stocked kitchen and extra blankets were great.

Refurbished?!? When?Where?

First off, I’m going to leave an honest review because I rely so much on these myself when booking. The location of this house is great - right on the beach. You can’t really see the ocean because of the sand bluffs, but still right there. But the house…. Desperately needs an update. Very run down and not clean. You have to make all your own beds and the mattresses and toppers are GROSS. Showers are terrible and mildewy and we had to rewash any dish/mug we used. The patio furniture was decades and could really use upgrade. Fair warning to any future renters.

Great location!

This is a fantastic location on the oceanfront! It's really close to all the great spots on the peninsula so you can walk everywhere! The house was large and roomy enough for our family! You can't beat the beautiful sunsets from the upstairs living room and there's always great people watching on the boardwalk. Chris was great to work with and very accommodating for our group. Thanks for a great stay!

Location and beach cottage charm!

Location can’t be beat! Right on the sand, between the two piers....close enough to action, but far enough to not be in the center of the pier crowds. Rented bikes made everything easy to get to and explore. House is well furnished, beach equipment, and kitchen well supplied for those who want to cook. Not as modern as many of the remodeled houses, but we liked the beach cottage charm. Would definitely stay here again!

Very helpful owner and attentive. I would have loved the beds to be made. Master bedroom mattress needs to be replaced. That is the only major complaint I had but everything else was great. Newport Beach is a beautiful place to stay.

Ideal location! Comfortable house.

We came to Newport Beach over the Christmas holiday and we thoroughly enjoyed our visit. We were (8) people and everyone slept so comfortably. The beds are great! We woke each morning to the most beautiful view of the ocean and watched the sun set each evening from our porch. It rained one morning and it was even beautiful to watch the rain from the upstairs living room.The location is perfect! Under half a mile to Balboa Pier and about a mile and a half to Newport Beach Pier. We walked the boardwalk and road bikes several times per day. We discovered Bonzai Bowls at Newport Pier and we're all dreaming about them! We went to Disney for a day (only 30 minutes away), walked to the Balboa ferry, and went to Fashion Island. We hiked and spent the day at Crystal Cove State Park (highly recommend) and walked around Laguna. There's so much to do and this is a prime location for discovering Orange County. You can even go to LA if you must (only an hour away). We made friends with all the neighbors that walked their dogs several times per day. We were sad to leave and we will definitely return!

Fun at the beach

The location is the best and is very hard to beat. We were able to walk to entertainment and restaurants, not to mention the beach is right off the patio. We enjoyed both Newport Beach and Balboa Bay. Parking can be an issue but it wasn't bad since we were able to have two vehicles there most of the time, One in the garage and one parked parallel to the garage. We entertained local family and friends, mostly eating out on the patio or upper deck. Having a kitchen on the second floor did take some getting used to, but then again who doesn't need some extra exercise? We did not use any of the bikes or beach toys or games so cannot comment on them. The house is as advertised. It is certainly well used and needs some work but nothing major. The house is clean. The bed in the master bedroom worked well for us and the reports on the mattresses on the upstairs beds varied depending on the users. The consensus was that they were ok. We were there during the first tropical storm to land in California in 84 years. It turned out to be no problem for us except we spent the day inside. We noticed one leak in the downstairs ceiling and Cindy had a maintenance person out there the next day. She was very responsive to our emails. We would book here again.

This is the 5th or 6th time we’ve stayed at this property and we plan to keep coming back! We stay on Balboa a couple of times a year every year and this is our favorite spot.PROS: - the location right on the boardwalk between the 2 piers- the unobstructed view of the ocean from the upstairs kitchen and living room- the parking, a spot in the garage and another in front of the garage- walkable to both piers, multiple coffee shops, restaurants, and surf shops- the property is very clean and everything is fully functional- new A/C works great in every room- the host, Chris, has excellent communication and is always helpfulCONS- if you want new and remodeled, the decor wil disappoint you

Perfect Location, needs a refresh

The home is located right next to a cute cafe and beach volleyball, a short walk to the pier and bonfire pits. We had a lot of fun enjoying the bikes provided. I wish they would replace the sofas, mattresses, blankets, and linens. I saw several other reviews mention this before I booked but was hoping it was taken care of. While fresh bed linens are provided and sealed upon check-in, note that you will have to make the beds yourselves. Also, the blankets have some staining.A deep cleaning and refresh of some key furnishings would do this place a lot of good.

We loved our time there. Plenty big for all of us. The only critique I can give is u need new pillows desperately and couple of the mattresses need replacing. Other than that it was perfect.

Family trip

The location was perfect especially for the 4th since we were far enough away from both piers- the place needs updating and the carpets need to be changed the linens need refreshing. It was clean but it felt old and dingy. It worked for our family and we had fun the patio is nice we brought a outdoor rug and table cloth so that made it feel better outside. For the cost - The downstairs room and bar was convenient for the beach and there is a volleyball net in the garage- which is nice

Dirty visit

Location was great but the overall cleanliness was horrible!! Extra pillows and linens just thrown in dirty, nasty closets and drawers. Got a call from the landlord on my way home and told me she was going to put a charge on me for not putting furniture back. Had to move chairs to get to the trundle bed and moved a tv that wasnt hooked up and we put to much pressure on the cleaning lady....are you kidding me!!!

Hidden Gem

House location was incredible. As close to the water as you can get. Front porch area is where we spent most of time BBQ’n and eating out there. Kids played in the sand 15 feet from there. House came with an amazing amount of beach toys, towels, and chairs. Would DEFINITELY book again.

Our extended family owned 'the beachhouse' for many wonderful years. The eight children in the Goethals family spent each summer on the beach; doing summer reading, taking junior guard training, working at the local food shops, taking sailing lessons, fishing off the piers and just enjoying growing up in Newport. In 2001 when it looked like the house was going to leave our family my five children and myself decided we could not live without it and so we bought this very special home. We spent months putting the house back into it's original condition and have loved the gatherings we've had with all the families since purchasing '104'. It's a very special place, Newport Beach, with many exciting adventures awaiting you. We hope you enjoy the beauty of the Pacific, the charm of Newport Beach and your time at our home.

Why they chose this property

We had spent many fabulous summers at 104 East Oceanfront during the time that our extended family owned the property. We chose to own a home in Newport beach because we could not imagine not spending large amounts of time each year at the beach. Newport is a very unique area with so much to do and if you don't want to get up and go there is nothing nicer than just sitting out in front on the beach watching the waves come in and seeing a porpoise or two navigate their way through the breakers.On weekends the ocean is alive with activity. Sail boat races, wave runners, body surfers and all with the Pacific Ocean as a backdrop.

What makes this property unique

The beauty of our property at Newport is that once you park the car the vacation takes care of itself. If the kids want to ride their bikes they can go for miles and miles without getting lost or in trouble. If you have a runner or an avid walker you have come to the right place. Miles in all directions to walk or run. Boating? Wave riding? Para-sailing? Canoeing?Have you ever traveled over to Catalina Island? Where can you have all this within walking distance? Suppose they are all off doing 'their thing'. No Problem, sit out on the front patio, enjoy the people passing by on foot, on roller blade, on pedaled surrey. If you are a people watcher, as I am, you've come to the right place. Want serenity ? Then just walk out to the beach and watch the activities out in the ocean. It's just as close to perfect as you can imagine.
And if that's not enough information add these places :
Hollywood and downtown LA, just one hour away.
Fashion Island for shopping, South Coast Plaza, Bowers Museum, Discovery Science Center, Knott's Berry Farm, Angel Stadium, The Pond are all less than 30 minutes from you at Newport Beach!
