The rental is on 20 acres of countryside privacy. Enjoy light free night skies, campfires, and the unique hippie decor. NO CHILDREN UNDER 13 YEARS OLD are allowed due to memorabilia, decor and safety concerns. Breaking these rules will result in cancellation of reservation and forfeiture of all fees to VRBO and the host.
Please read all House Rules below before booking. Most are common sense and respect, but due to prior experiences, I have written these for protection for VRBO, host, and guests. Thank you
Base rate is for 1 guests, an additional $30 per guest after 1guest.

NO PETS ALLOWED. Emotional support and service dog owners need to scroll to pet policy below, please.

Entrance gates at highway and tall gates at upper entrance must be closed and latched at all times, please keep them closed and latched.

No loud parties, no illegal drugs or activities.

Rental has evaporative cooling and a door or doors and screen must be open(screens are marked) to run AC, not opening door and screen can cause damage to rental and or AC motor and guest will be responsible for damages. Host will and does explain this to all guests during check in and cooler controls have this posted on them.

Dishes should be kept up with by guests, washed, dried and put up. Plastic and paper provided too. Unwashed dishes or not put up will result in an additional $25 cleaning fee.

Campfires are allowed in designated areas only when county burn laws are okay. You must inform host you are having a campfire before you do so. There is a 5 gallon bucket/and shovel provided and it must be full of water and near the campfire, there are also water hoses near except at the gazebo. No campfires at gazebo unless approved by host due to fire danger on the hill. All campfires must be fully extinguished before going to bed, no exceptions. You are responsible for any fires or damage occurring from having a campfire. Enjoy and be careful.

Owner requests shoes off at front door please.

Notify host if trash cans are full for removal, leave no food or drinks outside as it will draw in skunks raccoons and foxes. Property is fenced against coyotes, deer, elk and any large animals.

Pre-check in pics taken of all property by host. Guest is monetarily reponsible for any damages to rental property. Please report any damage immediately to host thru VRBO messages and/or host's cell phone via text message. Host is available 24 hours a days for any problems or questions.

NOTICE TO PET OWNERS:
We follow all ADA laws.
This listing has an exemption from emotional support pets and will be enforced as written here: No pets please as they are a safety concern with hosts pets as they run the property for predator control.
If an emotional support pet or any pet is brought on property the booking will be cancelled by VRBO and guest will be asked to leave.
SERVICE DOGS: If you have a qualified service dog please contact host before booking to discuss safety concerns on this property.
24 hour a day recorded surveillance at all gates and outdoor areas.
The host reserves the right to refuse entry or remove anyone bringing a pet on the property and all booking fees will be forfeited to the host and VRBO by the guest if a pet is brought on the property.
New Mexico law is anyone impersonating a service dog will be fined $1000 and charged with a misdemeanor. 24 hours a day recorded surveillance at outdoor areas on this property. Suspected impersonations of service dogs will be reported to the ADA director of New Mexico, Lincoln County Sheriff and VRBO immediately.

There are dogs running free on property as described above, if you are afraid of dogs you probably should not book as the dogs are not kennelled. DO NOT LET HOST'S DOGS INSIDE OF RENTAL. The hosts dogs are very friendly with people, not so with other dogs or pets.

You are booking the rental only(dwelling), when you leave the rental or rental parking area to walk the propert nor enter the National Forest, neither VRBO or the host are responsible for any accidents that might occur. You will be responsible for any damage in or outside of the rental, including adjoining property to the rental. Surveillance is located at all outdoor areas and pictures are taken of all indoor and outdoor areas for reference before check in by host.

No EV charger is available nor does a guest have access to charging an EV from a regular extension cord or any cord plugged into host's rental electrical system. If a guest is caught using hosts's electrical service to charge their EV without permission(keep reading), VRBO will be notified and VRBO will cancel the reservation and guest will forfeit all booking fees to VRBO and the guest and will be have to leave immediately. The guest may request using an electrical box to charge the EV at maximum of 15 amps but must first pay $75 for 24 hours of use ahead of time thru VRBO resolution before use is granted by host. All outdoor areas of rental are under 24 hour recorded surveillance

Booking fees are for 1 persons and after 1 guests an additional $30 per person will be charged whether the guest spends the night or not unless agreed upon by history on VRBO messages for proof of agreement. Please disclose additional guests or visitors if and before they enter property. Extra guests not booked will be taken from the deposit and if needed or charged thru resolution center or the host has the right to cancel reservation and guests forfeits all fees.

No indoor smoking, if smoking is detected a $200 fee will be added to the booking fees for cleaning and fumigation.

No loud outdoor music

The Hippie Hilton has hippie culture decor, memorabilia, books, etc that may be deemed inappropriate for children by some. I advise adults with children to take a look and if needed put such items out of reach/sight on the shelf above the kitchen sink.

There are many decor blankets, pillows and memorbilia in the rental, please do not move any of these from room to room nor use them for sleeping on or with as they are decor only.

There are extra sleeping pillows and blankets in the master bedroom and den that may be used anywhere inside of the rental. There are also small sitting blankets under table by feont door, you may use them anywhere but please put them in the hamper in the master bath before checking out, not back on the rack.

Please do not let children wade or throw rocks in the gazebo pond and or fountain as damage or failure may occur to the submersible pumps and guest will be responsible for costs. Please do not move any landscaping rocks.
If the gazebo water fountain gets a few inches low, please use white bucket in gazebo to fill fountain with pond water so pump does not fail and destroy due to dry pumping.
When using fountain timer turn timer knob to the right, not the left or pump will stay manually on and end up dry pumping and fail.

Be aware, we are in New Mexico and this property borders the Lincoln National Forest wilderness. Rattlesnakes, raccoons, skunks and other critters are a possibility. Keep the tall gates always closed and latched, this keeps coyotes, wolves, javelin as, deer and elk out of the property.

Quiet time is 9pm to 7am

Leave beds unmade as host has to strip beds anyway and it makes it easy to see which beds were used.
