Marble makes a cameo in the dining room table and in the glistening master bath. Three of the five bedrooms feature their own en-suite bathroom providing the ultimate in privacy.
With 2 sinks, 2 dishwashers, and 2 ovens, Sub Zero refrigerator, the kitchen is not only “kosher ready” but ready for a formal dining experience or just a backyard BBQ. The kitchen is fully appointed with every cooking amenity and waiting for your engagement or get-together.
Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.
Your Starter Kit:
Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products to clean with.
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:
o Facial tissues
o Toilet paper
o Liquid Hand soap
o Vanity travel pack soap, shampoo & lotion
o Paper towels
o Dishwashing liquid
o Dishwasher tablets
o Trash bags
o Laundry soap
o Dryer sheets
Cleaning fee of $325.00 added to all reservations
1. You must be at least 30 years of age to reserve any home with ModMansions. Guest must provide a copy of a valid
government issued photo id.
2. Your reservation will not be accepted or confirmed without providing a valid government issued photo ID and a signed
rental agreement within 36 hours of this reservation request to Jim@ModMansions.com, Owners of this property.
3. Parking: A maximum of 5 cars must be parked in the driveway. Street parking is prohibited.
4. Check-in is 4 pm and check-out is 10 am.
5. All homes are non-smoking. Smoking inside the properties is a violation of the rental agreement and subject to immediate
forfeiture of any money/deposit.
6. Exterior music of any level and/or amplified exterior sound is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement, resulting in immediate house closure.
7. Our homes are for overnight accommodation only. No Parties or Events permitted
8. Dogs (2 dogs maximum) are welcome at our property with a $200 each non-refundable deposit.
9. The Pool is NOT heated.
However, please let reservations know if you would like to have the Pool heated.
Pool HEAT: Flat rate of $65 per night--three night minimum stay. Contact Mark@ModMansions.com at least 2 days prior to
arrival for this option. Pool is heated from 5am-9pm, to between 80° - 85°
If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $65 per night.
10. Third Party Vendors such as Chefs, Masseuses, etc., need to provide liability insurance certification. Please advise
ModMansions.
11. CANCELLATION POLICY:
30 days prior to scheduled arrival date, you will receive a refund of any advance payments. 14 days prior to scheduled
arrival date will receive a 50% refund.
Between 0 and 13 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.

Special event weekends, holidays (Christmas/NYE/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no
refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option
of refunding the amount we were able to re-rent it for, up to the prepaid amount.
Rates:
Published rates are based on standard occupancy, do not include cleaning fees nor a combined 12.5% percent tax which includes City of Palm Springs room tax and a TBID Tax Assessment.
Payment Schedule:
An advance Deposit (50%) is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservations, payment arrangements may be made by contacting us directly.
Utilities - (stays of 28+ nights)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $3,000.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. This is not an additional income source for ModMansions
Additional Fees/Terms:
• 3-night minimum stay required. 4, 5, 6 nights required during In Season holiday dates and events. Ask
ModMansions for details.
• Cleaning fee of $325.00 is added to all rentals.
• Optional spa/pool heating has a fixed rate of $65 per night. Please let us
know at least 24 hours in advance of your stay. (Not all properties have a Jacuzzi)
• City of Palm Springs Transient Occupancy Tax is 11.5% and TBID Assessment is 1.0%
• Please note the difference between In Season and Off Season Rates:
In Season: November 1 – May 31 Off Season: June 1 – October 31
Higher rates apply during holidays such as Thanksgiving, Christmas and New Years Eve and special events. Please contact
us about dates you have in mind.
• Lost keys are charged $125 per item.

Springs invites you and your guests to call and be informed.
• The City of Palm Springs prohibits exterior music and amplified sound 24/7. As per your ModMansions rental agreement,
8:00 pm is "Quiet Time". So, in order to ensure a most wonderful and enjoyable stay for you and your guests, please
share and familiarize yourself with the above information and your rental agreement.
WiFI, Internet & Smart TV’s --The National provider of WiFI & Internet is Spectrum.
Smart TV’s are App based only. Guests are responsible for their own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, or plug & play programing entertainment.
Please note that outages are rare but it goes without saying that ModMansions is not responsible for any outages due to the actions by the wifi national provider or outages by utility companies.
Swimming Pools :
Our pools are exclusively for humans, NEVER for dogs. Should any evidence be found or observed that your puppy was in the pool accidently or otherwise then, ALL associated costs of completely emptying the pool, installing new filters, adding associated chemicals will be billed to the credit card on file.
billable Pool & Garden services available to guests:
Our pools & gardens have fixed dedicated service days. For whatever reason that you may want to request an additional service when in residence, then you must email David@modMansions.com requesting your service. We will reach out to the service companies on your behalf and endeavor to secure services depending on their availability. These additional services will be billed to the Guest credit card on file.

access with no waiting.
