The property was perfect. The fishing was great. If that’s not your thing you can get cozy next to the fire pit. Host was very friendly and checked in with us multiple times to make sure we had everything we needed. Location is abt 10 mins out of town which was exactly what we were looking for. Definitely will book again.

We enjoyed our one night stay here very much! The first thing I noticed and really appreciated was everything was extremely clean. They provided a few paddles and balls for the pickleball court too which was nice. The stocked pond was also great for fishing! Thank you for the easy check in and great communication throughout the process!

Beautiful place! Everything was perfect for our little getaway! Our kiddos really enjoyed the pickleball court. We will definitely be back to this perfect little slice of heaven.

We had a group of 6 adults and a toddler. We enjoyed our stay. Ty was a wonderful host. Even offered us to stay longer Sunday if we wanted to We loved fishing in the pond and the fire pit was great. He also left a nice basket of snacks which came in so handy for going to First Monday flea market. We would definitely stay here again and also recommend to anyone

The rules were not clearly presented on contract, but have been changed now. House could have been much cleaner. We felt like the host was listening to our conversations while inside the house.

The "contract" says Running B Farm is NO SMOKING. It's a NO SMOKING PROPERTY and your guest sat 30" from the door to our house on our covered deck over looking our pickleball court an pond and smoked 4 cigarettes within the first 2 HOURS of the stay with the door open to the house flicking their ashes on our furniture and wood deck. Thank God I checked the EXTERIOR ring cameras to see this. (which are clearly noted on the listing and specifically say they are videoing with audio AT ALL TIMES... just like they are at every VRBO is stay at) Our property has a PERFECT score for 3.5 years on VRBO and a 4.97 on another prominent site. YOU are not allowed back at the Property. And in this new Cancel Culture we live in, the guest that smoked at a NO SMOKING house and had to pay a $250 fee is now demanding a refund and giving us a 2 star rating and making accusations that we have audio or video recording device INSIDE our home (which is 100% Illegal) NO VRBO guests want to walk into a NO SMOKING property and smell the nastiness of smoke smell. This is our family property. We have Thanksgiving, Christmas and other family gatherings there every year and your 2 days stay caused us to pull the property off the market for 4 days and wash every single piece of cloth in the house and deodorize and disinfect the entire place with a commercial ozone machine. The actions of your guest couldn't be more disrespectful or disgusting to a property owner. Causing smoke damage to our property wasn't enough for you.... and now you decided to hurt our family and listing by making false and slanderous statements on a review accusing of being a criminal and breaking the Invasive Visual Recording / Voyeurism Laws. I will definitely being seeking legal avenues.

Overall wonderful stay! We were in town for a family event and needed a space for two couples with an infant and a toddler. Rooms were large enough for our added Pack'N Plays. The yard is fenced, so no worries about the toddler wandering off into the pond or woods. The property is well maintained, but realize that the East Texas hayfields and farms are also industrialized dust generators, so be prepared to wipe down any outdoor furniture prior to use. While we didn't get the opportunity to play pickleball, the court looked awesome and very well maintained. The kitchen is well stocked with cookware, dishes, and utensils. The host was very hospitable, attentive, and super easy to get in touch with. I wouldn't hesitate to stay at this property again in the future!
