This property is managed by a local family-owned management company that is available 7 days a week should you have any questions during your stay.

This property is located in the heart of the famous New Smyrna Beach Florida directly on the beach. The area has multiple restaurants, pubs, gift shops and more. If you enjoy lunch or dinner with a view of water and maybe watching some Dolphin looking for a meal, then this is the place for you.
You will be only 25 minutes from Daytona Beach, 75-80 minutes from Disney World or 30 minutes from Kennedy Space Center and 70 minutes from the Orlando International Airport.

1 Reserved Parking Space for the Unit. Elevator and Stair Access leads directly to the Unit on the Top (5th) Floor. The condo unit has a lock box to access the keys and the code will be provided 3 days before arrival.

This updated unit offers newer appliances in a fully equipped kitchen. The master bedroom, with an in-room master bathroom, offers a king-size bed. The second bedroom offers a queen-size bed. Cozy and comfortable furniture and decor throughout with space for the whole family. A porch with a balcony off of the main living space boasts gorgeous views with an outdoor dining option from the 5th (top floor!

The pools and access to the beach are all good with no issues from the hurricanes of 2022.

Our condo at Castle Reef in Nee Smyrna Beach was perfect. Beautiful view of the ocean from or balcony. We could watch the sun rise every day. The grounds were kept immaculately.

Beautiful beach

The condo is very nice and well equipped with almost everything you need for a great vacation. The property is very clean and beautifully landscaped and maintained. The only negatives were getting the keys out of the lockbox is a little tricky and although the condo will accommodate up to six people, there were only 6 towels and 2 washcloths.

Overall was good but had some issues. Ice machine didnt work so had to buy bags of ice. Had to buy more paper towels. Not enough towels.

Our stay was great! Only have a few bad things to say: 1. Very hard to get into lock box for the keys 2. Lights not working throughout condo 3. TV in small bedroom does not work 4. Sliding screen door-screen is tore 5. Toilet seat (bathroom in hallway) is loose/faucet loose 6. Bed in small bedroom is a full-not queen 7. Towel rack in hall bathroom is broke 8. No garbage bags for trash can in kitchen Also, there was nothing that says what to do with the bathroom towels or linen when you check out. The restaurants are all a little pricey so make sure you bring extra money or stock up the fridge in the condo. Wasn't much to do in the area except go to the beach and shop. Other than that, we had a great time.

I hate to list of negatives, but this is a list of our experience with this property. I know that many people do not always take care of a rental and some abuses the property and contents. However others should not do without for those.1. 3 pool tags only in the room-had 4 people2. Only 1 parking pass for 2 vehicles-tow signs everywhere3. Only 4 washcloths for 4 people for a week. We purchased some at our expense4. Only 6 towels for 4 people for a week and one of those was dirty from the last rental5. No laundry basket6. Spare bath had a light out making it dark to use7/Living room furniture is in very poor condition, uncomfortable and stained-looks nasty8.Cleanliness of the room when we arrived was poor-kitchen table was greasy when we arrived.9. Water pressure throughout the unit is very poor from kitchen to bathrooms with limited hot water10.Ice maker in fridge only worked a couple of days and quit.11. Communication lacked a lot of details about the checking in, listing check-out details. Did not get the info about codes to door, beach access, etc. until requesting.12. I know I have been totally negative but this was what we experienced. I know again that many renters do not consider that setting on furniture with suntan lotion all over them is wrong and it destroys furniture, etc. but that is part of rentals. That also goes to how bad the cookware was in the unit-old and worn out. Not much to use-we had to purchase a pizza pan just to have something to cook it

Good location but needs some improvements

Location is great. We enjoyed the beach, pool and the great restaurants in the area. The building was easy to locate and there was plenty of parking available. There is a lockbox on the door knob that contains the key. It is a bit cumbersome to operate. In addition, the keys are not cut perfectly and need to be jiggled to insert and operate the dead bolt lock on the door. The ocean view from the master bedroom and balcony are partially blocked by the building. The beds were comfortable. Wireless internet worked fine for our needs. The unit was clean but the sofa and chairs are worn/stained and have a bit of an odor. We chose not to sit on them. We made breakfast each morning and the kitchen has everything we needed (although the non stick cookware no longer is non stick). There is a dishwasher but no dishwasher detergent so we hand washed the dishes. (Note the check-out instructions state to load and run the dishwasher with the provided detergent) We had breakfast on the balcony. We enjoyed that but wish the table was level and more stable. It moved a lot. The showers were adequate. However, we couldn’t find any wash clothes. Two towels were provided in each bathroom. We couldn’t find beach/pool towels. The laundry room is shared with other units on the floor. It is a hot, stinky and unpleasant room. Cost was $2.50 per load. The unit is for sale and they had a showing during our stay. That was an annoyance we could have done without.
