The host requires you to complete the following before checking out:
Load and start the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
Remove bedsheets & pillowcases from beds, put with dirty towels in shower/tub basins. Leave pillows, shams, blankets and coverlets on beds. They'll be laundered separately. Load and start dishwasher
Remove all your food items from fridge/pantry - condiments can remain. Return fan/ TV remotes to original locations. Set both thermostats to 74° for summer a/c or 60° for winter heat - close blinds
Rinse sand/salt off beach items, coolers & return to garage. If used, clean grill utensils & return to grill side hooks - turn off gas.
Failure to complete these may result in a negative review from the host.
No unregistered guests No smoking or pets Trash is Monday and Thursday. Place trash in containers on rear patio the night before. Secure lids.
Before departure, load and start dishwasher. Remove all perishables from refrigerator. Empty all trash and place in containers on back patio.
No beach equipment can be left on beach past 7pm. Beach equipment must be rinsed and dry after use and stored in garage.

The Sea Pony was the perfect condo for our family (grandparents, parents, three year old and three month old). The cleanest conditions ever, beautifully decorated, an incredible kitchen where we cooked many of our meals, comfortable beds and pillows, plenty of bath and beach towels, and space for everyone to enjoy being together. We quickly discovered the Sea Pony’s extra treasure: all the beach toys, chairs, boards, buckets, shovels you could wish for and the most amazing beach cart to make the short walk to and from the beach easy. The owners thought of everything to make our family’s stay perfect.

This was our first time to Mexico Beach, and this townhome was awesome for our family of 8. The proximity to the beach was excellent, and all the extras in the house were perfect. Our grandchildren enjoyed the games, and beach toys, and the wagon was awesome! The owners were very responsive when we had questions. We highly recommend this property.

The Sea Pony is absolutely beautiful and a great place to stay! I’ve been coming to the beach since a young child and have brought my children, now grown, since they were babies and this is one of the nicest places with EVERYTHING you need at the house! I did not have to bring anything! The house and garage are stocked with all your needs! The owners are so kind and friendly and make sure you are informed if anything arises! It’s a short walk to the beach and the beach wagon makes it so much easier to transport all of your beach items.

Steps from the Ocean – Loved It!!

⸻We had a wonderful stay at the Sea Pony! The location was unbeatable — just a short walk to the ocean, which made morning strolls and sunset views incredibly special. The house was clean, comfortable, and had everything we needed for a relaxing getaway. You can really feel the care the host puts into making guests feel welcome. Our family would definitely stay here again and highly recommend it to anyone looking for a peaceful beach escape.

We absolutely loved our stay at The Sea Pony! The beds were comfortable, and everything was so clean! The communication with the hosts, Robbi and Brett was quick and helpful. Best of all the condo was stocked with anything and everything you can think of. We have stayed in a lot of condos over the years, and have never had all the things we needed waiting for us at check in. Having seven people and one dishwasher pod, or one roll of toilet paper per bathroom would not have been fun. This was definitely not the case here! We also fell in love with Mexico Beach. This was our first time to visit MB, and it was beautiful and so peaceful. We are big fans of just cooking where we stay, and laying on the beach all day, so this was perfect for us. We had some family with us with younger kids, and they drove to PCB and Destin for some fun things since they don’t go the beach as often as we do. They said it wasn’t a bad drive at all. The walk to the beach was super easy as well, especially with the cart that was supplied for carrying everything. We will definitely try to stay at The Sea Pony next time we head to Mexico Beach.

Save yourself from over packing. This property had everything to fit my families needs including items for the beach (towels, toys, chairs, wagon, boogey boards , kayaks, coolers...you name it they had it), a full kitchen, plenty of space, and very convenient to beach and the local shops. The communication was great and I will definitely use this property again when visiting Mexico beach.

Love The Sea Pony

The Sea Pony was every thing we thiught it wiuld be. Lively kitchen to prepare meals. Well stocked with everything you could need on a trip to the beach. Our hosts were always quick to respond and very helpful. Just simply the best experience!

This house was amazing! It was well furnished! The owners had thought of everything that you might need during the stay! Everything was top notch! The owners were super helpful! Mexico Beach hidden gem

Beautiful 3bdrm condo just across the street from the beach. Easy access to amazing white sand beaches you only dream of. This condo has everything you can imagine and is decorated so wonderfully. We had an amazing time and Robbi gave us lots of tips and info on the condo and the surrounding area. You will not be disappointed in this amazing property!

Great Place!

The Sea Pony has everything you need from sharp kitchen knives to beach buggy and chairs. The owners have thought of everything. You really can just show up and enjoy the beach without having to pack your entire house to bring with you. The walk to the beautiful beach and the cute shops is short and easy with sidewalks for safety. I would highly recommend The Sea Pony. You won’t be disappointed!

Exceeded expectations

We took a 5 day trip with my teen, grown children and friends. The Sea Pony was located directly across street from beach entrance. No need to pack beach essentials because everything was available. Boys were able to fish and kayak while girls enjoyed time on beach. House was exceptionally clean. Fully stocked kitchen for cooking. Very clean! Garage to park car. Great balcony for morning coffee. Ice cream shop within walking distance. Host answered messages quickly. Most definitely will stay here again.

Perfect home away on the beach

Our recent stay at The Sea Pony in Mexico Beach far exceeded our wildest expectations! Having rented numerous properties over the years, we can confidently say that this one takes the cake. The meticulous care invested in this property shines through in every detail. From the fully stocked kitchen boasting every utensil and spice imaginable to the luxurious beds and linens, every aspect exceeded our expectations. We relished in leisurely walks across the street to the secluded stretch of beach, indulging in the pristine white sands and azure waters. The rental even provided everything necessary for a perfect beach day! Despite the tranquility of Mexico Beach, the convenience of a short drive to Port St Joe for diverse dining and shopping options was unbeatable. Even on rainy days, the nearby excursion to Apalachicola proved to be a delightful adventure. And who could forget the morning spent beachcombing on Cape San Blas? Without a doubt, we will eagerly return to The Sea Pony for another unforgettable stay!

Our stay at this property was wonderful. The home is beautiful, very family‑friendly, and perfectly located. From the balcony, we had a lovely view of the beach, and being able to walk right across the street made getting there incredibly easy. The hosts provided plenty of beach gear, and the wagon made trips back and forth effortless.Inside, the home truly felt like a home away from home. All of the living spaces matched the listing exactly, and the upscale appliances and thoughtful touches made cooking and relaxing with my family so convenient.The hosts were extremely responsive and helpful throughout our stay. We had a fantastic experience and would happily stay at this property again.

Hello, Thank you for considering our home. I’m Robbi and I was born and grew up in Florida and enjoyed the Gulf beaches as often as life would allow. My husband, Brett, and I live in the Nashville area. This is our home that we enjoy with our family every chance work and schedules will allow. We are not a rental nor investment company. We are very much vested in keeping our home in great shape for ourselves and our guests. When we are not using our home we offer it for short term rentals. We will eventually retire here.

Why they chose this property

We chose Mexico Beach, Florida for its gorgeous white quartz sand beach, uncrowded and laid back lifestyle. This area is family oriented and and not a party town Mexico Beach is unlike the high rise and high density other beaches in the panhandle.

What makes this property unique

Our townhome is a small group of only 3 units, not a large complex with loads of people. This provides privacy and convenience with the beach literally a short block away and a neighborhood park right next door. Also we have a coffee shop, ice cream and unique shops all close by. Having a garage is a plus for storage of beach essentials - many of which we share with our guests.
