Additional rules
There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. If violated there will be a fine of $500.


The house accommodate a maximum of 8 guests per booking. Any additional guest will need written approval and is subject to an additional charge of $65 per additional guest per night.


The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property.


No third party bookings allowed, unless otherwise agreed upon in written form.


Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form.

There is a doorbell camera on the property located at the front door. Do not disconnect or tamper with device.

We ask that you respect the checkout time of 10AM to allow our cleaners enough time to prepare for the next guest. Late checkouts not approved in writing will be fined up to $250.


Number of vehicles on property should never exceed (2) per reservation. Do not block driveways or any portion of the sidewalk. No commercial vehicles allowed. There is no overflow parking. If violated and landlord is fined, the cost of fine will be charged to the guest booking.


Community speed limit is 15 mph.


Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests!


Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time.


Use of club house and community amenities is subject to availability and may have access limitations. Owner/landlord has no control over club house or community amenities. No refunds or price adjustments will be provided in the event of limitations to club house or community amenities.

No fireworks of any kind.


No firearms on property, unless kept locked in vehicle.


Follow additional guidelines posted within the home.


Please take out the trash and dispose properly per instructions. All trash MUST be bagged in 13 gallon or smaller bags and placed in the receptacle trash bench in the front of the house, ONLY. Do not put liquids in trash. Do not put loose trash inside the receptacle. Failure to follow this rule can result in fines up to $300.


There is a company that provides maintenance to the pool weekly and will enter through the patio to clean. This may occur during your booking. Do not use soaps, shampoo or oils, in the pool. Any damage or malfunction of the pool will have a $300 fine plus the bill for repairs.

Heated pool option is available for $40/day, added to the full length of stay. Pool/spa heating service must be requested and approved prior to arrival.

BBQ Grill is a propane grill. Please be advised that propane tank and propane must be provided by the guest.

Report damages immediately. If you find a problem within the property or necessary repair, you must inform the host as soon as possible in order to take care of it in a timely manner. You will be charged for for damages if you damage the property, decoration, or furniture and for any missing items, including remotes. (please note: there are two remotes per TV please return to designated areas)


We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.


You agree to be fully and solely responsible for any accidents you may incur. You agree to waive any claim whatsoever against owner/landlord for accidents or claims. You understand that the use of the swimming pool and the bunk bed in this house is at your own risk and that risks may be involved with using them. You understand that house is child friendly but not child proof, all children will be to be supervised at all times. You agree to be fully and solely responsible for any accidents you may incur. All Airbnb Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.

Fit our needs
This property was perfect for our stay. We had a completion to attend and were able to stay with friends. There were a few minor issues (blind broken, light bulbs out, dead batteries in tv remotes) but we didn’t spend a ton of time at the property. Host was responsive at night time, but very kind.
