The Space:
Featuring three freshly remodeled floors, Old Campbell Cove provides ample space to spread out, relax, and entertain in nearly 5,000 square feet.
Enter the home through the main level and immediately step into a spacious living room with a wall-mounted Smart TV, pool table, and beautiful views of Beaver Lake. Off the right side of the living room is the primary suite featuring a king bed wrapped in crisp linens. A large closet and dresser provide ample storage. Enjoy the private ensuite bathroom complete with a custom walk-in shower, standalone soaking tub, double vanity, and private water closet.
Opposite the primary suite is the main-level chef's kitchen. Featuring brand-new appliances, generous countertop space, and plenty of storage, it's perfect for preparing meals for your group. The kitchen is fully appointed with pots, pans, dishware, cooking utensils, and small appliances, including a drip coffee maker. Adjacent to the kitchen is the primary dining area and a butler's nook with a wine cooler.
A second bathroom and bedroom are located just off the kitchen. Featuring two queen beds, this room comfortably sleeps four guests on the main level.
Travel upstairs to the second floor where you'll find two additional bedrooms and a shared bathroom. The front suite offers a king bed, queen bed, and private balcony with breathtaking views of Beaver Lake. The second bedroom features a queen bed. The shared bathroom is fully stocked and includes a shower/tub combination.
The basement level functions like a private guest suite. At the bottom of the stairs, you'll find a second fully equipped kitchen featuring new appliances, a small cube ice maker, pots, pans, dishware, utensils, and a second drip coffee maker. The kitchen opens to a spacious family room with a 75-inch Smart TV, creating the perfect place to gather after a day on the lake.
Down the hallway is a powder room with a stackable washer and dryer. The home also includes a second full laundry area, giving larger groups two sets of washers and dryers for added convenience. Across the hall is the large bunkroom featuring three queen beds and one twin bed—perfect for kids or larger groups. The bunkroom connects directly to the basement bathroom, complete with double vanities, a shower/tub combination, and a relaxing sauna.
Step outside to your own private oasis. A large, brand-new inground pool with a sun shelf, hot tub, comfortable patio furniture, and a propane BBQ grill make outdoor entertaining easy. Three covered levels of decks with porch swings, ceiling fans, and stunning views of Beaver Lake provide plenty of places to relax. Gather around the large fire pit in the evenings (firewood is not provided). Please note the pool is generally closed from October through mid-May.
Ready to enjoy Beaver Lake? Take the short walk or drive down to the private cove below the home. Guests are welcome to access the shoreline, swim, kayak, or moor a personal boat in the cove. Please note that the dock is not available for guest use, as U.S. Army Corps of Engineers regulations prohibit guest access to the dock and slips.
Guest Access:
The entire home is for your use. You can enter the home through the front door using the provided door code sent 48 hours in advance to check-in. The large driveway provides parking for up to five vehicles. There is one interior supply closet that will remain locked. The two car garage and shed located on the property are also locked with owner's personal items.
The Neighborhood:
Tucked away on Old Campbell road the neighborhood is a mix of full time and part time residents. Large lots provide ample privacy from one another, however we do ask you abide by quite hours to respect the neighbors. At old Campbell Cove you are a short drive from everything Northwest Arkansas has to offer.
Enjoy one of the many breweries in the area including Ozark Beer Co or Natural State Brewing, both less than a 20 minute drive. Heads to Bentonville to take in the charming downtown square full of delicious restaurants and don't forget to check out Crystal Bridges American Art Museum, and The Momentary, both incredible venues full of beautiful exhibits.
Getting Around:
Uber and Lyft service the area and Benton County maintained roads provide you easy access to and from the home.

-The pool is closed from October to May; the hot tub is a year-round use.

We spent 4 days and nights here and thoroughly enjoyed ourselves. The home was in a very private location so we didn’t have to worry about the grandkids making too much noise. Everyone in our family enjoyed themselves. Also close enough to Rodgers to make traveling to town easy.
We have a family vacation every year and have stayed at many different properties in Colorado and now Arkansas moving around for various reasons. But this property is in a perfect geographical location for members of the family to either drive or fly in. Anyhow, we enjoyed our stay. This is what I would refer to as an more "outdoor" location with a pool and the hottub. The three levels overlooking the pool was great as well as the two complete kitchens on the pool floor and the one above. Only thing I think would improve the experience is more chest of drawers in the bedrooms as they were pretty bare. If you are staying a week or so it's nice to unpack. Other that that the property was great. 15-20 minute drive to town areas which is perfect. The host was great and very responsive during the selection process. All went very smoothly during the stay and we can highly recommend this property.
We rented this location with our family friends to spend a few days together and we had a lovely time. We would definitely stay here again.
There are 2 sets of stairs off the main living room- if you are traveling with a baby/toddler I would suggest bringing a baby gate or something to block. The stairs were pretty steep going downstairs.
The kitchen was pretty well stocked. We did a lot of cooking. I cannot remember where we were missing, but I think they had all the basics covered--- however there was no dish soap or wash cloths in either kitchen so we did have to run out and get that pretty quick after arrival. There wasn't anything to wipe down counters after cooking. This may have just been an oversight, but I'd suggest bringing some just in case. They did have a few dishwasher pods but not everything goes in there. It was a blast to cook with friends in such a large kitchen!
Beds were comfy. Our teens loved the bunkhouse room and downstairs large sofa.
Tons of towels, but no extra king/queen bed linens.
There were dead flies and dead lady bugs all over. That's a plus they obviously spray for bugs, but kind of gross they didn't have those swept up before our arrival. My crawling baby found many of them.
Everything else was fantastic! The home was in a quiet location, at least in the winter months when we were there. The neighborhood seemed safe.
