Summary:

Enjoy the best of both worlds in this top-floor unit located on Ole River. Just across the street from the beach, guests enjoy unobstructed views of BOTH the Ole River and the beautiful Gulf of Mexico. Guests in this unit will have access to a fishing pier and fish cleaning station, a private boat slip with electric lift, a great outdoor pool, and beach access located across from the complex. Short walk to the beach access!

The Space:

This inviting, beach-inspired two-bedroom, two-bath condominium offers approximately 910 square feet of comfortable coastal living, thoughtfully designed for relaxation and convenience. The master bedroom features a king bed and stunning water views, while the guest bedroom is furnished with one queen bed and one twin bed, providing flexible sleeping arrangements. A queen sleeper sofa in the living area offers additional accommodations for guests.



The spacious master bedroom and the private balcony both showcase beautiful views of the Gulf and Ole River, allowing you to enjoy sunrises, sunsets, and the gentle coastal breeze. The open-concept living and dining area flows seamlessly into a fully equipped kitchen, making it easy to prepare meals or unwind after a day at the beach or on the water.



Additional features include two full bathrooms, a full-size washer and dryer, and elevator access for added convenience. The unit is located on the top (third) level, offering enhanced views and privacy.



For guests bringing a boat, a deeded boat slip is available for an additional $150 fee, invoiced separately from the reservation and due upon arrival.



Please note: A 7-night minimum stay is required per HOA regulations.



Guest Access:

Guest have access to a deeded boat slip. There is an additional fee of $150 for use of the boat slip, invoiced separate from the reservation and due upon arrival.

For the slip: go to the T in the pier, turn right and the slip for 304 is the second slip on the left.

Other amenities include a large waterfront pool with gazebo and expansive sundeck, fishing pier, fish cleaning station, and easy beach access.

Covered parking for 2 vehicles is allowed under the complex in the space labeled "304".

Boat trailer parking is not allowed on-site but there are temporary off-site short-term lots available for storage for a fee or ask us about "other options." The slip is deeded and the lift can accommodate up to 10,000 pounds. If using the lift, call us to get the combination code.

Please park only in the space labeled “108” located under the building. This space accommodates up to two (2) vehicles. Parking in unassigned or unauthorized spaces may result in towing at the owner’s expense.



🚤 Boat Trailer Parking



Boat trailers are not permitted to park within the complex. Guests are responsible for securing off-site trailer parking. For your convenience, trailer parking is available for an additional $100 behind our office:

Our office is approximately 5 miles from the complex and just 1.2 miles from the Cotton Bayou boat launch, making it a convenient option for boaters.



Please let us know in advance if you would like to reserve trailer parking, as space is limited.



The Neighborhood:

Portside is located less than a mile (0.8 miles) from the World-Famous Flora-Bama, across from the beach on Ole River. By boat, Portside is located minutes from the Gulf of Mexico for offshore fishing and Robinson Island. This property also has a small, private sand beach next to the pier perfect for swimming, kayaking or jet skiing. Don't miss out on this fantastic unit at Portside 304 where you get "the best of both worlds."



Getting Around:

Getting Around Orange Beach, Alabama



Orange Beach is easy to navigate and offers several convenient ways to get around, whether you’re here to relax or explore. Most restaurants, shops, attractions, and beach access points are located along Perdido Beach Boulevard, the main roadway running through town.



Driving is the most common option, and having a vehicle makes it simple to explore nearby areas such as Gulf Shores, Perdido Key, and local marinas. Ride-share services like Uber and Lyft are readily available throughout Orange Beach for dining outings or evenings out.



For a more laid-back coastal experience, guests often enjoy renting bikes, e-bikes, scooters, or golf carts, which are perfect for short trips and sightseeing. The area is also pedestrian-friendly in many spots, with sidewalks and beach crossings providing easy access to the shoreline.



Boat rentals and water taxis are available seasonally, offering a fun and scenic way to travel along the waterways. Public beach trolleys and seasonal shuttles may also operate during peak seasons and special events.



No matter how you choose to get around, Orange Beach makes it easy to enjoy everything from beach days and boating adventures to shopping, dining, and live entertainment—all at a relaxed coastal pace.

NO SMOKING: All properties are non-smoking.



While the complex is directly across from the beach, the nearest beach access is ½ mile to the west at the Orange Beach Public beach access (Shell Beach).



AGE RESTRICTION: Must be at least 25 years older to book. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.



Covered parking for 2 vehicles is allowed under the complex in the space labeled "304".

Great beach spot

Condo was spacious and clean. Location was great. My son enjoyed fishing off the docks daily. Owner was easy to communicate with. Would definitely stay again and would definitely recommend.

We enjoyed our stay at this condo in Orange Beach. Overall, the property was nice and offered a convenient location close to restaurants, shops, and local attractions. The condo itself was comfortable, but it could benefit from some updates—specifically the furniture and flooring, which are showing some wear. One thing to note is that there isn’t direct beach access within walking distance, so you’ll need to drive to one of the nearby public access points. That said, it was still a good home base for our trip, and we appreciated the ease of getting around the area.
