SHORT-TERM RENTAL AGREEMENT
All guests are required to sign our Short-Term Rental Agreement upon booking.
It includes key details such as check-in/out times, house rules, and stay guidelines.
Guests must be 22 years of age or older to make a reservation.

You agree to adhere to all house rules when booking this home. Please read them carefully.

NOISE POLICY
There is a city noise ordinance that prohibits loud noises after 10 PM.
Our property is located in a quiet residential area with long-time residents, including families with kids and seniors who are sensitive to noise.

Violation of this ordinance may result in:
- Local authorities being called
- Immediate guest removal by security with no refund

NO SMOKING
No smoking, vaping, or marijuana use indoors, including burning incense, sage, or any smoke-based substances. Smoking is allowed outdoors only. All cigarette butts must be properly disposed of. Evidence of indoor smoking will result in a $500 fine. No exceptions.

GUEST POLICY
No extra or overnight guests.
We reserve the right to cancel your reservation if more guests are present than booked.

EARLY/LATE CHECK-IN REQUESTS
Requests are subject to booking calendar availability. Complimentary for check-ins/check-outs within 1 hour

$50 cleaning fee applies for 2+ hour early check-ins or late check-outs

Please note: Same-day back-to-back bookings may limit our ability to accommodate these requests. Thank you for understanding!

PETS
Dogs under 50 lbs allowed (up to 2 total)
Pet fee: $150 per pet, per stay
No cats allowed
Please keep pets off beds and furniture, must be crated if left alone in the house

FIREPLACE
If the gas fireplace remote is lost or damaged, a $300 fee will be assessed for replacement.

GRILL: We do our best to ensure there is propane available for grills, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement.

The home was clean, comfortable and beautifully decorated. So many details were thought of to make the stay awesome. We found a thrift store only a block away that was great. Also, there is a community park across the street so would be perfect for a young family.

We had a fantastic stay in Arlington during our trip to Washington, D.C.! The house was the perfect size for our family. It was comfortable, clean, and set up for both relaxing and spending time together. Our boys loved the air hockey table, which was a huge hit after long days of sightseeing.The location couldn’t have been better. A quick 15-minute drive into the city made getting around easy.We also really appreciated the local restaurant recommendations. The Lazy Dog Restaurant was a great family friendly place.Overall, this was an excellent stay, and we would absolutely recommend it to anyone visiting the DC area!

My family really enjoyed our stay. The location is great, our host was very welcoming and the home very comfortable and well stocked. We were able to easily park three vehicles on the driveway and there was open street parking available our entire stay. This home was a perfect base for our trip to the 13U State Tournament in Alexandria. The home was large for our group of 8. The park and playground across the street were ideal for the kids. Great place to stay if you want to be close to DC tourist activities

This is a nice, quiet house and looks just like the listing. It has three bedrooms on the main floor and one on the basement level. There is one bedroom with twin beds, one with a queen, and two with king beds. There is also a kitchen table that seats 8. Our family had more than enough space. The house is about 15-20 minutes from DC and 10-15 minutes to Arlington National Cemetery. There's a grocery store and several places to eat nearby. This house worked great for our family. We enjoyed our stay.
