This place was everything that we expected and more. The views were amazing. This was perfect to keep the grandkids entertained while also having the freedom to walk around the land and privacy. We are used to being on our land and outdoors so staying in a hotel is not for us. The host has thought of everything that people need while on vacation. We will definitely be back.
The barndo was very overall great. Large pool, beautiful wooded surroundings. We enjoyed hunting for fossils in the dry creek bed. The kitchen was spacious but had very few.cooking necessities. The wifi went out several times but the host was very helpful getting thisbg back up for us. This is to be expected for a rural venue. I would suggest bringing your own baking and cooking pots and pans
Our group of 20 ranged from 2 to 71 years old and everyone had a wonderful time. Lots of thoughtful bonus features - coffee station in the kitchen, outdoor speaker system, EV charger, pool towels, flat top and gas grill outside with a sink, a great swingset / playground. Beds were comfortable and the fact that every room had its own bathroom was ideal. The entire space stayed cool despite the Texas heat. The host was very responsive to questions. There is a big flight of skinny stairs to reach the 3 rooms on the second floor, but they were manageable for all ages. We’d love to return in the future!
Enjoyed the amount of land surrounding the home which made the property feel very private. Lots of space inside and every room has its own bathroom which is nice for large groups. Host was also great and extremely responsive to our needs.
Overall great experience. Heated pool and hot tub was a winner in this cold weather. Lots of wildlife spotted on the property. Nicely secluded with good access to a small town close by for any last minute supplies.
7/14/24: A family group of eight (3 generations) stayed at "The Ranch" (our granddaughter came up with that name). The place is beautiful, spacious, and well stocked. There are many things to do there from hanging out at the pool and BBQing, playing a game of pool, or going for a walk and spotting whitetail deer (especially in the morning). The location is remote and secluded to get away but also Waco is only a short drive.
This was such a great getaway! Everything was absolutely perfect! We are already planning on our next trip out there. There were so many little touches in the house that made it feel so relaxing for the adults and fun for the kids. It felt so secluded and peaceful but was easy to run into town. The hosts were also wonderful! They touched base several times and despite not needing anything while we were there, I felt like if something did come up, they would be available to help. We would love to go again!
We had the most amazing family reunion. It was simply perfect and so much of it was because of Mindy and the Xenia property. The rooms were gorgeous, clean with a fantastic design. It was fun a relaxing with something for everyone to enjoy. Great swimming pool , basketball, tetherball, pool table, shuffleboard, pickleball and just enjoying the view and wildlife. Mindy was super nice and always worked to make sure it was a great gathering. Hope to be back soon !
Wow, what a house! We celebrated our daughter's wedding in Waco with friends and extended family, and this was the perfect place for all of us to catch up for three days. The house is set up beautifully. The main area can easily hold 20 people, with different areas where folks can play pool or shuffleboard, sit in a corner to chat, gather on couches in front of the very large TV, or get food in the kitchen. There is an adjacent half bath for general use, and 4 of the BRs are right off the main area, each with it's own full bath in the back. The upper floor contains 3 more BRs, each with a king bed and again it's own full bathroom. The house sleeps 16 very comfortably, and up to 22 if you utilize the two sets of triple bunks (double beds) with two in each bed. Outside back, there are again ample areas for people to gather - the pool, the attached hot tub, a general seating area relatively close to the grill, and a pair of swinging chairs for a quiet conversation. Some of the guests took a short walk to the creek just down the hill. Out front, there is ample parking, as well as a basketball hoop and area to set up a pickleball court, which is provided at the property. The area is serene, without another house within sight, and surrounded by wildlife - we saw plenty of birds and deer, a turkey, jackrabbit and possum. This is the perfect place for an active family or group of friends to get together.
