Perched on the hillside above the world renowned Los Muertos Beach, in the prestigious and safe neighborhood of Amapas, this spacious studio is part of a quaint 24-unit Spanish hacienda-style condo complex. Decorated in the traditional Mexican style and oozing with charm, this property is truly one of a kind.

Perfectly situated, this quaint pied-à-terre is within walking distance of all the great downtown attractions. Within minutes you can be strolling the spectacular Malecón ocean boardwalk, sipping a margarita on the beach, dining at a multitude of restaurants and cantinas, or visiting the many art galleries and boutiques. This corner unit studio is the ideal downtown base to explore everything that Puerto Vallarta has to offer.

Located on the city's main road (the trade off to this great location is the traffic noise), hailing a cab or catching a bus to explore other areas is easy to do.

We do have to mention stairs. As the building terraces down the side of a mountain, access to the condo from street level is a combination of hills and several flights of stairs. In addition, the quickest route to the beach incorporates approximately 10 flights from the main road. There are certainly other ways to access the beach involving fewer stairs, though they are not as direct. If you have mobility issues, this is not the place for you, though most people find the steps to be great exercise, not to mention, these routes provide access to the city's most charming and secret passageways!

Great Views & Location

My husband and I had a great stay at this property. We particularly enjoyed the phenomenal views and pool deck areas. The location also worked very well for us; we had no problem walking down to bars and restaurants then taking an Uber back to avoid going uphill :). We will be back!

Gorgeous views

Nice and comfortable studio in Amapas. Incredible views to wake up to. Beautiful pool and hot tub on top floor. Some road noise but all of PV has that. I just turned on the fan. People couldn’t have nicer. Close to everything and the walk gives you mucho exercise

Awesome vue

The condo is perfect for a couple or one person. The wifi is unstable and its hard the watch videos some times. If you qant to cook, there's only : pepper, cinnamon and oregano. The tenant was really cooperative and the add of the white noise machine covers the sound of the streets. I recommend this place

Nice place, great view

Suite and building were exactly as described, though I was still not prepared for the uphill walk! Would have preferred more/better communication from the host/property manager and we never received a second key. Aside from that, the suite was nicely furnished and I loved the balcony for my morning coffee. Shower curtain was also missing on arrival.

Challenges made for a short stay

Challenges getting checked in shortened my already short stay by 1 1/2 days. The owner graciously found alternative accommodations during peak season when I was unable to get into the unit upon my arrival. The next day I was told I could check in early afternoon but in reality the unit was not ready until after 4:30 pm. I never saw the on-site property manager in the office at any time during my stay and she was not around when I was ready to check out delaying my departure to the airport. The common areas were beautiful and well maintained but the unit itself could use a little TLC. This was my first time staying above the highway as I normally am lower below it. The highway noise makes it impossible to leave the doors open to sleep which I normally do while in PV. That part was disappointing.

Wonderful stay

My husband and I spend 2 months in Adrian's Studio. It was perfect for the 2 of us. The king bed was very comfortable which you don't get to often. We cooked minimal. The deck pool was fantastic never a problem with a shady lounger. Our only complaint was with the Building Manager. We only had dealings with her 2 times and both times where unpleasant. On check in day. No one there to let us in the complex It was around 6:30 pm and dark everything was locked up tight . Thank goodness a neighbour heard us yelling for some help and was so kind as to let us in the complex and made a phone call to office manager who in turn phoned the maid who just happened to still be in the complex cleaning. Next day spoke to site manager she thought we were coming in the next day. Went to talk to her about checking out and she again had the wrong day. She had no clue.. All else was great. Adrian is very easy to get a hold of and helpful with any problems you may have. My husband and I would recommend this studio for your future vacations

Great location!

We thoroughly enjoyed our stay at Adrian's property. We arrived several hours before check in and were greeted by the property manager and able to check in early. We are also able to check out late due to a late flight. Lovely maid service as well. We are familiar with the building, as we have stayed there before, however not in this unit. The unit was perfect for two people and had all the amenities we needed. The bed was so comfortable! There was noise from from the highway directly below the unit, however we knew this upon booking, and it didn't negatively impact our stay at all. The grounds/pools at the property were looked after very well. The building is a decent climb up from the beach/town, but again we were prepared for this, and it wasn't a problem for us. Adrian was very easy to work with and quick to reply to messages. The property manager was easily accessible through whatsapp. We had a great stay and wouldn't hesitate to book this unit again.

Great location

My overall stay was wonderful, the location is perfect if you don't mind taking the stairs but for me, it was only a good exercise. Communication with Adrian was very easy and even with my issue with slow WIFI he was able to find the perfect solution for me. It's a shame that the manager of the building is not competent and slow to respond. I had to remind her that I'm due for cleaning or else I don't think she would have someone and I spend 3 weeks there. If you are looking for a place with a beautiful view, close to everything this is your place!

Great property. Wonderful views.

The condo is exactly as described. The whole complex well maintained. The saltwater pool was perfect. Lots of sun but umbrellas were available too. Yes — there is road noise and there is a climb to the property but climbing and noise are all part of Puerto Vallarta. Taxis are plentiful and cheap. Embrace the culture and enjoy.

Great Vacation. I Would love to come back in the future.

The rental has a great view and walking distance from Los Muertos beach and zona romántica. Plenty places to eat and shops to visit. The walks are down hill going into town and uphill coming back home, the excercise is nice and helps you get hungry again to go back down. If You’re a light sleeper I recommend ear plugs for nighttime given a main road crosses near by and trailers make a lot of noise coming by. Overall very enjoyable and I’d be very glad to Come back.

The view was excellent the unit was cozy and comfy. The road noise was not bad and the location was fairly close to everything you need. The stairs would be a bit much if you had any walking issues. Great parking. Adrian was extremely helpful and friendly always there for you if you have a need. I would definitely stay again.

A Gem in the Sun!

This studio, ideally suited for a couple, had amazing views, a great location, and perfect weather - 32 warm days of sun and blue skies, a very comfortable king size bed and excellent hot water pressure for showers, with a large armoire for storage. The kitchenette, while small, had everything we needed. The pool areas were a true oasis, never busy, with lots of chairs and umbrellas... and those amazing views. The warm reception by staff and the ongoing service made our stay very enjoyable. The walks to the beach (steep) or into town (along busy highway) were challenging at first but helped work off the great food and drinks. We even got used to the noise from the busy highway directly below our balcony, closing the french doors and turning on the fan to sleep. We liked this condo resort so much that we've booked a 2 bed, 2 bath condo at the same location for next March to share with family and friends! Doug and Jane

What Adrian failed to describe I will now. This property is literally 40 feet from a 'major highway'. Transport trucks gearing down at all hours of the night right outside your veranda, dump trucks, daily garbage trucks, cement trucks, buses, cabs by the dozen all are right outside your front veranda. This property noise runs 24/7. As far as we're concerned the view is lost totally from the noise pollution.

Perfect

This is my fourth trip to PV and my first to this location. It was perfect for the two of us. Reception coming in was easy and friendly. The pool and the view are gorgeous. Internet works. I loved the walk up and down to the beach - it helped work off the margaritas. Great value. Thank you!

The owner Adrian, has great attention to detail. The condo is sunny relaxing and has the great view of Banderas Bay. The condo had all the utensils you need and fresh drinking water.The place is a few hundred yards outside of the Romantic Zone which we liked since the city is a bit loud with all the construction going on. We would stay there again.

Great Condo Ocean View From Bed

Tips *Directly across the street from the complex is Costa Linda. To the left of this is a flight of stairs that will take you directly to a beautiful beach. *At the base of these stairs you will see a farmicia for sunscreen and personal items. Walk 3 buildings past this is Amapas Grocery, good for coffee, water etc. Next door is Fusion Gourmet, the pistachio soup is out of this world. *Now a common comment I noticed from those staying in the complex, "the walk is horrible." All I can say to this is slow down, you are in Mexico and why anyone is trying to hurry anywhere is beyond me. It is a walk, it is up hill but not horrible. If you find it to be so see your primary care when you get home. When it gets hard stop, sit, breath and remember where you are. *Noise- you will hear cars, music, trucks and laughter. I enjoyed it all. Life is happening all around us embrace it. The comments on the truck noise cracks me up. Do you realize its the sound of exporting to the US you are hearing? $291billion to be exact. Don't like the noise? Consume less when you return home. At night shut the doors and set AC to 25-26 and you will sleep nicely. I recommend leaving the curtains open as the sun comes from behind the building and glimmers off the ocean which you see right from bed. Loma Linda is a quiet complex and has an amazing roof top pool or court yard pool. The staff is amazing and the housekeeper is so kind and helpful. Remember to tip them well. $3 for a room cleaning is nothing to those of us on Holiday. As you give so you shall receive. The building is secure and clean and you will see staff constantly doing maintenance. Do your part to clean up after yourself in the common areas. If you want all inclusive go to Cabo. The Unit you would be renting is lovely. It has more than enough to make your stay comfortable. I loved the large patio for my morning yoga and entertaining friends. Another great bonus of staying here is water pressure. In Mexico you could stay at a high end resort and have a shower that trickles, here you have a lovely powerful shower. Lastly learn some Spanish it takes very little to show kindness to those working here. In the morning say "Buenos Dias" to everyone you see, "gracias" to anyone who helps and when you pass someone on the street don't lower your head say "hola" and smile. Learn the culture it is one of kindness. Lastly remember to rest and go home better than you arrived. Host Adrain is attentive.

Great Studio if you Don't Mind Climbing

This studio was lovely and the view was spectacular. The terrace gives you a panorama of Banderas Bay and the side doors overlook the pool. The staff is totally accommodating and helpful and the complex is well care for. Be aware that there are more than 120 steps to the beach and the restaurants , followed by a climb to reach the condo. A taxi is necessary at night to cross a major highway and there are no lights on the steps. There is a radio and a tv screen, but no cable service, so you have to bring your own laptap and movies if you want video. The kitchen is well equipped for light cooking and there is a table and chairs on the terrace, as well as indoors.

Fantastic Place

We had the most perfect time at this cozy place, a studio with a little kitchen, beautiful sunset views from the balcony and upper level pool, a lower level pool that was terrific. The traffic was a nonissue at night, the walk down to the beach was really fun, be it the stairs (we counted 153) or the road, and loved the bit of exercise. Would return in a minute.

We very much appreciated the two weeks we spent in Adrian's unit. Adrian was very responsive to our many questions during our stay. The location is ideal. The unit is located close to the beach and downtown Puerto Vallarta. If you have mobility issues, the cab fare to the unit from downtown is approximately 50 pesos. We witnessed spectacular sunsets and views from our balcony. The unit is spacious with a king size bed. We seldom used the AC and preferred to use the ceiling fan to cool the unit at night. The noise from the highway was not an issue for us. We would definitely stay in Adrian's unit again and would recommend the unit to our friends. This is great value for your money. George and Gerard

Exactly as promised

My partner and I stayed for two weeks the end of Jan. The property was perfect for us and exactly as described. The location was close to everything and the view............ amazing. The complex itself was very clean and well taken care of.The traffic noise from the hi-way could definitely be heard in the unit, but we didn't find it bothersome. There are alot of stairs and large hills to get from the beach to the condo, but again wasn't an issue for us. We didn't have any problems while staying and the encounters with staff were always very positive and friendly. Adrian checked in with us to see if things were going ok as well. Over all great value for cost

My wife and I live in Milwaukee, WI and have been traveling to Mexico and other Caribbean destinations since 1987. In 2010, we started to seriously look into purchasing a property to escape the Wisconsin winters—a few weeks per year. We looked in Panama, Costa Rica, Puerto Rico and ultimately in Mexico.
We visited Puerto Vallarta in 2007. We stayed at one of our neighbor’s condo in Conchas Chinas and absolutely loved it. After a trip to Puerto Rico in 2014, we became frustrated with not finding a property that had the “old world charm” we desired. So, we started searching in PV based on our memorable experience years ago.
Today, we own two properties in PV (A studio in Amapas overlooking Los Muertos Beach; HomeAway Listing #3922382 and a 1 Bedroom freestanding villa next to the iconic church, Nuestra Señora de Guadalupe; VRBO Listing #742876). We have great neighbors at both properties.
Located on the shores of Bahia de Banderas, Mexico's largest bay, Puerto Vallarta is an incredible vacation destination. This once small fishing village is now a charming resort area that is the perfect mélange of modern amenities and historic traditions.

Picturesque colonial and whitewashed buildings, cobblestone streets, red Spanish tile roofs and secret passageways is what makes Puerto Vallarta so special to us.
