Wonderful host. We have a large family and the house was perfect. Kids enjoyed the small creek and everyone enjoyed the lake. We are looking forward to next year!
Our family enjoyed our stay and communication with Michael was very good as he checked in on us each morning to ensure we had everything we needed. House is beautiful with plenty of room for large families We had a great time cooking together and all the kids loved playing and swimming in the lake. The house also has all of the amenities you would need and is close to wineries. Geneva is only 20 minutes up the road for groceries and restaurants. We highly recommend staying!
Our 4 families, 12 in all, had a wonderful stay. We spent almost our entire time at the house just on the dock, in the yard and on the water. The home had everything we needed and was very comfortable on hot nights with good AC throughout. Some of the beds were a bit firm for our group, but that’s very subjective. Michael is an excellent host-very warm and responsive.
We enjoyed our stay with our family at this beautiful home on Seneca Lake. It was close to many wonderful state parks with great hiking and amazing waterfalls. The property was perfect for playing yard games, boating, fishing off the dock, swimming and kayaking. Michael is a great host who communicated with us frequently to check to make sure things ran smoothly. Everyone in our group of 15 had a fabulous time. We recommend bringing water shoes as the beach and lake are rocky. Water shoes really helped us to enjoy being in the water.
Perfect for our family reunion of 15 adults and 2 children.Owner was very communicative and accommodating. The house had everything needed :-)!Highly Recommend
The house was big enough for our entire family, very clean and the view was fantastic. Our host was very helpful and checked in often to make sure our stay was going well. Very happy with everything.

Katie and Family were the BEST GUESTS ever. Very thoughtful and very helpful. I could hardly tell they even visited. Super guests and were also very appreciative.
We had a total of 14 adults and every one of them was extremely pleased with all aspects of the house. We all agreed the house was well supplied and would stay here again. I would recommend this location to anyone with a large group whether it be family or friends reconnecting.
The home was beautiful and well suited for our group of 8 ladies. The ktichen was well stocked and had lots of supplies. The view and the deck were enjoyed by all.

Excellent guests. Good communication. Appreciative.
We had a wonderful time staying right on Seneca Lake. It has the perfect spot to float right off the dock and enjoy a campfire right on the water every night. Kitchen had every appliance and supply that we could need. Host was excellent with communication and was very courteous. Would stay again in a heartbeat!
Location is great and there is plenty of parking. The lake view is excellent. The host was responsive to requests and easy to communicate with. The property has a number of minor items that need repair but will not impact your stay. The property also has three floors which helps with a large families. We stayed four nights and had a great time. If you plan to bring a boat be sure to bring plenty of extra fenders, the lake can get a bit rough. The water is at least 5 feet deep if you dock in a north to south direction along the outside edge of the dock. There are a few exposed bolts on that edge of the dock that can scratch you boat to watch out for. There is no electrical power on the dock. Launching at Sampson State park is the way to go.
This wonderful three story waterfront home with two full kitchens was a delightful retreat for our large family. Check-in was a breeze and communication with the owner was excellent. Michael made sure we were completely satisfied and had everything we needed for a lovely vacation. We highly recommend and hope to return!
Michael was a terrific host and was available for any questions. Seneca Lake/Romulus is a beautiful area of the country to explore the outdoors both on the water or in the forest (many waterfalls in the local and state parks nearby). The lake house is lovely with many amenities available for use like outdoor chairs, a canoe, and kayaks.
Michael was an amazing host. He was very responsive and open to communicating quickly. The property was beautiful and getting spend time on the lake for my birthday here was an honor. I couldn't have asked for a better place to spend the weekend away. Thank you Michael for being so accommodating and kind the whole time on my trip.

Super guest and it was an honor to be her host for her birthday.
Very respectful of house rules and great communication. Love to have her family again
We had such a lovely time in this home. The host Michael, met us and gave a full tour of the expansive house. We had 12 adults and a toddler but all had our own space and came together in the open concept kitchen/living area. The home is very spacious, extremely clean and well taken care of. About 40 min from Watkins Glen and 10 min from the very fun Three brothers winery. It is right on the home perfect for scenic pictures. Would highly recommend!

Carolina and her family was the perfect guests. Very neat and left the premises almost like they hadn't been there. Very good communicators and very appreciative. HOpe we can host them again soon.
The host Michael Timmons was awesome and welcoming. He made sure the house was ready and walked me through the house on facetime as we couldn't get there before 3pm. Through out the process I was able to communicate with Michael with any questions and he responded pretty quickly to resolve things. The house was great and a fantastic view of the Seneca Lake.
Excellent all around! We came in town for the Musselman 70.3 and the house was a perfect location. We did practice swims right off the pier and everything for the race was just a short drive into town. We had 3 families staying together and there was plenty room for everyone. Our host Michael was amazing! He reached out ahead of time to make sure we knew where to go, made sure the house had everything we needed and had great recommendations for what else to do in town and even after we left and were visiting other places in the area. Plenty of games and books for the kids to enjoy. Beautiful sunsets off the deck too!I highly recommend this location!

Super guests. Very appreciative and respectful. Hope they come again.
It was an excellent stay for my family, my brother and cousin’s family from NJ.Initially the sunroom was not clean but Michael took care of that immediately. We enjoyed the first floor family room, sunroom and the waterfront balcony with the full sunset view! It was a nice surprise to see a bidet in our toilet- it felt like home! At the same time there were complaints from upstair dwellers (mostly young adults) about few broken things here and there. They couldn’t use the tub in the bathroom. The Tatami room with beautiful view could not be used as it was not ready for use! It was okay as we had to accommodate 15 people not 19! The fun we had staying in that beautiful house outweighed the problems! Having two full kitchens in two different floors was a great plus! The first floor kitchen felt like my own home kitchen with everything in it! If opportunity arises in the future we would love to stay there again.
We had a fantastic week at this beautiful home with three generations—10 of us in total! The house was perfect for our group, with plenty of space across three floors to spread out, relax, and enjoy time together. We loved the beautiful sunsets, spending time on the water, and making the most of the large dock. The dock was undergoing repairs during our stay, and we understand that improvements are still underway, including safer steps into the water that will be especially helpful for older adults and little ones. The host was incredibly responsive and helpful throughout our stay and made the entire process easy. We had a wonderful family vacation and would absolutely recommend this home to other larger groups.
