THE SPACE AROUND THE HOME
- upstairs is the main home with 3 bedrooms, 3 bathrooms, and a fully-equipped kitchen
- below the home is a private studio unit with a kitchenette and bathroom (separate space and different access from the home)
- behind is a backyard patio, with an outdoor grill and firepit, with a path to the pool and hot tub
- on the other side of the property is a Casita
BACKYARD
- pool, heated during spring and fall (but not typically heated during winter)
- spa, available for enjoyment all year
- backyard outdoor dining: 2 tables, each table seats up to 4 people
- a hammock under the shade of a tree for reading and relaxing
POOL/HOT TUB
-Pool heating is $50 per day, and we heat it up to 80 F max. We typically collect the payment 2 days in advance. Please take note of the following information:
- if the pool equipment reads the outside temperature at 36 F or below, it automatically goes to freeze protection mode and we cannot heat the pool or hot tub at this time.
- We can start heating the pool at 7:00 AM earliest, but we cannot guarantee a time that it will reach 80F, especially during fall/winter/spring seasons. This depends on how cold the day is. The payment of $50 still applies even if the pool takes a while to heat up.
- The end time for heating is 8:00 PM (and heat in the pool is retained for some time after the equipment heating is ended).
- The pool or the hot tub can only be heated one at a time. While the pool is being heated, we cannot heat the hot tub. Whenever the hot tub is being heated, we cannot heat the pool at the same time.
- Never leave the pool cover open while the pool is unattended by at least 1 adult.
- Please let us know at least 2 days in advance so we can plan for heating the pool at the schedule you'd like.
The hot tub is available to use any time - just be mindful of noise and quiet hours.
IN ADDITION
-Feel good knowing that when booking with us, your enjoyment is solar-powered. We installed solar panels to do our part in minimizing our footprint while offering the level of hospitality we want to provide, such as low fees for pool heating during the cold season.
Listing Access
PARKING // Main House:
- There is a long roundabout for the property, making parking plentiful. But there are 4 obvious parking spaces to utilize off the driveway: 2 under the carport and 2 off the driveway.
IMPORTANT: the carport is for vehicles up to 6 feet tall or shorter. Most cars are less than 6 ft, but some trucks, minivans and crossovers are taller. Park with caution.
Casita:
- There is a dedicated parking space on the Casita’s private gravel pathway that can fit up to 2 compact vehicles, or 1 compact SUV and 1 truck, in tandem.
DO NOT park on the street.

IMPORTANT NOTES!
GETTING AROUND
- In Sedona, you will need a car to get around. On weekends, especially on holidays, parking is limited or restricted at popular trails and tourist spots so we recommend checking out the free local shuttle. Also check out the “guide” we put together for local recommendations.
WILDLIFE REMINDER
- Sedona is filled with wildlife.
- One of our rules is to never leave any food trash outside the house. Please keep them inside. If they have to be taken outside, make sure to keep them in the trash bin and lock it with the cable system at all times.
- Our most common wild visitors are javelinas, deer, and coyotes. Please do not approach javelinas and make sure to give them space. While they are naturally not violent, they come in packs and may attack if they feel any one of them is threatened. They do not run away easily, especially when they smell food. Javelinas will attempt to knock over trash bins and scatter trash everywhere. You can make loud noises to scare them away, such as honking your car horn or banging a cooking pot. Do not harm javelinas - they are creatures protected by the local regulation.
-NO PETS ALLOWED
-REQUIRES CLIMBING STAIRS
Guests must be able to climb stairs to be able to enter the 3-bedroom main home upstairs. Guests who cannot climb stairs can stay at the Studio downstairs or the Casita detached from the main home.
HOUSE RULES!
1. REQUIRED: Truvi Verification – Must Be Completed Within 24 Hours of Booking!
- To confirm your reservation, all guests are required to complete the Truvi verification process within 24 hours of booking.
2. NO PETS ALLOWED
3. QUIET HOURS
- Sound travels easily in this desert neighbourhood. To be considerate of neighbours, please keep noise and sound to a minimum after 8:00 pm, especially while outside the house or at the pool/patio.
4. SMOKING
- Absolutely not allowed indoors. You can smoke outside the house. Please use the ashtray outside to help keep the area clean.
- We always charge a range of at least $300 up to $1000 to guests if we receive any report of smoking, especially through our smoke detectors or if our housekeeper reports any smell of smoke, depending on the resulting necessary cleaning, repair, and replacements needed for smoke odor removal.
5. GUESTS
- If you're thinking about inviting friends over, please reach out and ask us. We're easygoing about inviting a couple of friends over for brunch or dinner, but we want to be considerate of other neighbours in case you are thinking of inviting more than a couple of friends.
