Master has a king sleep number bed, West Elm quilts, designer decorated, and Peloton bike, and Nespresso Coffee are some of the “extras”. 1 Bedroom w/ Brand new Kitchenette down in basement.

IMPORTANT:

Please know that the diving board is no longer available for use at the pool. The insurance company had asked us to remove it, although we certainly wish it could have stayed.

We have installed a new pool heater! We are super excited to offer this as an option for your stay and it is seasonal. Please inquire about the exact availability of the heated pool. Please note, that there are extra charges associated with having the heated pool during your stay.

This home has been lovingly remodeled with new hardwood in main level of the home & bedrooms. We have also added designer tile floors to the guest bathroom upstairs and the laundry room. Bathrooms have been remodeled too, with the master getting a new vanity and custom quartzite countertop, all new lighting and the other guest bathroom has a new vanity and all new lighting and new tile floor. Every light in the home has been replaced and the whole home has been repainted, so looks fresh and clean. This spacious home has 3 bedrooms- a king in the master and queen beds in the other two guest rooms. All carpet has been removed throughout and installed with the hard wood floors.

Basement has brand new Designer Kitchenette with Fridge/ Dishwasher, and built-in Quartzite counters. Quartzite counter for office use and quiet/ private. from upstairs. It has a built-in monitor with HDMI connection for multiple screens (2) are available. Basement has day bed that can be made into a King size bed to sleep 2 people. Bedroom is downstairs with Queen bed that sleeps 2 people. Owners sleep here here when not rented, so you will see her books and clothes, but you have access to the drawer space that is available. Closet in basement is not available for use. Basement has newly remodeled walk-in shower, new vanity and all newly tiled floor.

The fully stocked kitchen captures your culinary imagination with the gas stove, all stainless Frigidaire appliances and plenty of space to cook with family and friends. Kitchen has granite counters and luxury high end cherry cabinets, and stainless steel appliances. The kitchen has a coffee bar & new Nespresso machine.

There is space for 3 people at the bar which is adjacent to the dining room and. overlooks the large 65` screen Roku TV in the sunroom. Sunroom makes a great space for the kiddos to have their own viewing and we have a Kids Corner which includes Kids toys for toddlers mostly and a few games for older children. Legos & coloring supplies available for the youngins.

The sun room boasts a Peloton stationary bike and a 65` Smart TV as well as plenty of seating on the love seat couch and swivel chair.

Another large 75` Smart Roku TV in the living room offers a choice of entertainment options with beautiful sectional with ottomon, and comfy barrel chair.

The dining table inside seats 6.

Outdoors the deck area has a 4 patio outdoor swivel chairs that is high top bar seating and an area where there are a few wicker chairs and table with umbrella for some wonderful shade and all of this has a lovely view of the lake.

High speed internet is available for our guest working remotely (or just having fun online).

The back yard area features the pool, a grassy area.

Just minutes from Denver’s main highways, you will have quick and easy access to Downtown Denver, Downtown Boulder as well as the foothills/mountains.

This home is a short drive to boutique shops and highly-rated restaurants in Olde Town Arvada!

WARNING we have a cat that lives with us. He won’t be there when you visit and we clean after him very well but if you have extreme allergies this location may not be a good fit for you.

There are feather down pillows available for your use in some of the rooms.

The bedroom can get hot, so best to keep the windows closed and blinds or drapes in the bedrooms closed during the day to help keep it cool. The thermostat is in the front entryway and I often turn the temperature down at nite to help keep the house cool at nite as heat rises and it can get hotter upstairs. Please keep all doors and windows closed during the day will help to ensure the house is cool during the summer months.

SWIMMING POOL RULES/ ACKNOWLEDGMENT: When leasing this home, you are taking full responsibility to ensure the safety of yourself and your guests.

A rental agreement will be required after booking.

We will accept 1 or 2 dogs and will be accepted on a case by case method. Please inquire before you book with us about your fur babies. We do not accept any other pets, thank you.

We have a surveillance camera in the front entryway, we have a security camera in the side gate entrance and another in the backyard. This is required for our insurance and we monitor it upon check in and not something we view all the time.

House has an outdoor pool. We are located directly across from Lake Arbor and the house has a views of the lake, mountains & city of Denver. The lake is about 1 and 1/4 around as a nice morning exercise and meditation.

1. Pet Reminders: Please Inquire about bringing your fur baby, extra charges apply.

2. Please No SMOKING. No DRUGS. No PARTIES! No EXTRA GUESTS, unless officially reserved. Please be respectful of neighbors. All guests must be registered with the home and included in the guest portal.

3. We appreciate you adhering to our noise policy, which is noise levels kept to a minimum after 10pm. There are noise sensor devices throughout the home and the patio areas to provide us noise level reading. If noise goes above limits, Please be available to be reached at all times, via the app with messaging, texting or by phone.

4. QUIET TIME is 10:00pm Mountain Time! Arvada has a strict 10pm noise level ordinance as this home is in a quiet family neighborhood and we want to help mitigate any potential issues with the neighbors. Thank you!

5. You chose this house because it is so special! We completely agree and request you to treat it like your own!

Keep it nice and tidy please! Extra cleaning fees will be applied if the house is not cared for and not left reasonably clean:

- ‘Reasonably clean’ includes: washing the dishes you have used, disposing of trash in proper bins which are located in outside of the garage in driveway.

- Leaving furniture/beds in their original location, all towels and linens must be accounted for.
Please be careful of the white sheets/ towels and comforters and use the supplied make up wipes for removal of makeup.

-Trash: Trash bins are on the side of the house. Please place all trash in bags before placing it in the bin. We have recycling and ask that you please do not put any recycling in a bag. Please pull trash bins out on on Sundays for Mondays Trash Day.

6. BBQ is also available for you use, please wipe down after you use it.
