The backyard is made for family fun:
• Free heated pool (to 85°). Keep covered when not using during winter months to keep the heat. The pool is an irregular shape, approximately 28–30 ft long and 15–17 ft wide, with depth ranging from a 1-ft shallow step to about 5–6 ft in the middle.
• Hot tub with lounger (easy controls provided).
• Covered patio & outdoor seating, bar-height table and 4 chairs for quick meals.

Please book for the correct number of guests. Unapproved visitors, events, or parties are not allowed. This is a strict no-party home—violations may result in early checkout and a $500+ fee.

STRICT- Quiet Hours
Quiet hours are from 10:00pm - 7:00am. This is strictly enforced as we need to respect our neighboring homes. If the police are called, guests will be responsible for the fine (up to $2500).

! No outdoor music or shouting
! Voices must be kept at a low, conversational level only
! A noise monitor will alert if sound exceeds ordinance levels
Failure to follow quiet hours will result in immediate cancellation of your stay without refund.
Think of it as cozy family time indoors after 10 PM—perfect for a movie, board game, or arcade match.

Decorations
No glitter, confetti, or wall adhesives, please. All decorations must be removed fully at checkout to avoid extra cleaning or damage fees.

No Smoking
Smoking, vaping, or e-cigarettes are not allowed inside, on patio, backyard, or within 25 feet from property. Please close doors/windows to avoid the odors coming inside. A $500 fee applies if smoke is detected.

Pool & Spa
~Pool is heated to 85° year-round, free of charge. In winter, please cover the pool at night to maintain heat.
~Do not tamper with pool or spa equipment—monitoring alerts us to changes and charges may apply.
~No jumping
~Pool is not fenced, watch your family
~Spa closes at 10 PM (quiet hours).

Security & Safety
Exterior cameras monitor the garage entrance, main entrance(doorbell), front patio and road, sidewalk with trashcans, backyard and pool, and putting green for safety and ordinance compliance. Do not tamper with cameras. A patio noise monitor ensures quiet hours are respected.

Pets
Sorry, no pets allowed.

Deposit
A refundable security deposit of $250 may be requested at booking (up to $500 during holidays/events).

Left Behind Items
We’re happy to return forgotten belongings. A $15 handling fee + shipping applies.

Breakages & Cleanliness
We get it—accidents happen! If anything breaks or gets damaged during your stay, just give us a quick heads-up. We’d rather hear from you than find a surprise later. Thanks for keeping things thoughtful and honest—it goes a long way!
