Welcome to Bella Piazza, a luxury Mediterranean-style holiday resort with two large communal pools, a clubhouse, a gym, games room and attractive outdoor seating areas. The resort is also walking distance to restaurants, bars and a Publix supermarket – perfect for grabbing a bite to eat without getting in the car.

This beautiful 3-bedroom, 3-bathroom condo is located on the ground floor and been refurnished in a contemporary with stylish furnishings throughout. It has 3 bedrooms, 3 bathrooms, a fully equipped kitchen, dining area and a private covered patio that leads out to a small lawned area where you are free to stretch out and sunbathe with no facing neighbors.

The open-plan living space includes a spacious lounge and a formal dining area. The lounge has sofas, a large flat screen SMART TV with HD channels, a DVD player and access out to the patio with seating and views across lawns and a pond.

There is a formal dining area that seats six people.

The stylish kitchen has granite counters and is fully equipped with everything you need to dine at home – dishwasher, oven/hob, microwave, fridge freezer, coffee maker, kettle, blender, toaster etc. There is also a breakfast bar with stools for casual dining.

All bedrooms have Smart TVs. The primary suite has a queen-size bed, a flat screen Smart TV, an office desk with desk chair and direct access out to the patio. It also has a spacious and luxurious en suite bathroom with a bath, a separate shower, twin sinks and granite tops.

The second bedroom is at the front of the property and has a queen-size bed, a Roku Smart flat screen TV and an en suite bathroom with a bath/shower.

The third bedroom is a spacious twin room with flat screen TV and has a family bathroom right next door with bath/shower.

This property has air conditioning, ceiling fans, free Wifi, free local calls, a travel cot (pack and play) and a highchair. This property is also equipped with a washer, dryer, iron and ironing board.

This beautiful resort has two main pools, a large hot tub and a children's pool surrounded with sun loungers. Bella Piazza also offers a gym, games room and a clubhouse with an attractive covered outdoor seating area. You are free to use the grills that are located around the grounds of the resort. There is also plenty of free parking outside the condo.

The resort is located right next to the Berry Town Center shopping complex on US Highway 27. You are walking distance to a Publix supermarket and a variety of restaurants including an Applebees, an Indian restaurant, Chinese takeout, pizza restaurant, Japanese, an Irish bar and more. There is also a gas station and ATM. Disney World is 15 minutes’ drive and Orlando International Airport is just 30 minutes away. This beautiful condo really is the ideal place to spend your Orlando vacation!

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 6 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the balcony.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
