WHO SHOULD STAY HERE? This home is designed for people who want more than a place to sleep, whether you’re here for game day, a family trip, a group getaway, or work during the week.
FAMILIES We’re parents of three young boys, and we built this space with families in mind. Your kids will find toys, books, games, and puzzles waiting for them. The bunk room with a pull-out trundle sleeps three kids in one room, and the large backyard gives them space to run in the warmer months. We’ve thought through the details parents care about - outlet covers, cabinet locks, nightlights throughout, smoke detectors in every sleeping area, a highchair, two booster seats, a portable crib, a pack n’ play with sheets, and mattress protectors for little ones. You’ll spend less time worrying and more time enjoying your trip.
Review from Diane (October 2025) Rating: 5 stars "Amy and John's home was amazing! It was beautifully directed with thoughtful amenities and very clean. We could not have asked for more. We had a group of 10 adults and 2 children to attend the Penn State football game. The house is only 10 minutes from the stadium in a lovely neighborhood. The children's toys and childproofing were added benefits."
LARGE GROUPS With 3,000 sq ft across three levels and six sleeping areas (sleeps 13), your group won’t be on top of each other. Two king beds, a queen, two queen sleeper sofas, and a twin bunk with trundle give everyone a real place to sleep — not just a spot on the floor. The open layout with vaulted ceilings keeps the group connected, with a dining area for eight and plenty of seating throughout. And when the evening picks up, head downstairs to the 1,000 sq ft game room. It’s the kind of space where everyone ends up, whether they’re watching the game on the 130” TV wall, playing pool, or battling it out on NBA Jam or NFL Blitz.
Review from Sanjana (May 2026) Rating: 5 Stars "We loved staying at Amy and John's place! It was the perfect spot for a reunion of a large group of friends. We were impressed by the cleanliness and setup of the house, and we appreciated that the neighborhood was quiet, peaceful, and in a great location. Our group spent one night just hanging out together in the basement, which is equipped with arcade games, a mini pool/hockey table, darts, and more. We also had a baby under one in our group, and the parents were thrilled to find how kid-friendly the house was, with many baby toys/furniture already available for them to use... We would definitely stay at Amy and John's again!"
PROFESSIONALS Need a home base in State College during the week? Three dedicated workstations - two in the large bedrooms with monitors and HDMI cables, one on the main level - give you a real place to work, not a kitchen counter. High-speed Wi-Fi and Smart TVs throughout. When the laptop closes, unwind with a book in one of several reading nooks, head to the game room, or walk out the door where restaurants, retail, and entertainment are all minutes away.
Review from Angela (July 2025) Rating: 5 Stars "Amy and John’s home was perfect for me and my team who were in town for a conference. Their home was beautiful and great for relaxing, as well as entertaining. Correspondence was quick and friendly. We would absolutely stay here again!"
THE SPACE Every TV in the house is a Smart TV with LG Channels, Netflix, and Peacock. YouTube TV (100+ channels) is available seasonally from September through January.
FAMILY ROOM The heart of the main level. An open, vaulted-ceiling space with two oversized tufted leather sofas, a leather ottoman, two lounging chairs, console seating, a bookcase, and a 55” Smart TV. This is where the group naturally gathers, whether it’s morning coffee or post-game wind-down. (Note: the fireplace is decorative.)
LIVING ROOM A quieter flex space off the main area. Read, work at the dedicated workstation, or set it up as an extra sleeping area with the queen pull-out sofa and its upgraded 4.5” memory foam mattress.
KITCHEN Bright, spacious, and ready for real cooking. Large fridge, double oven, five-burner range, oversized deep basin sink, Crockpot, InstaPot, toaster, full sets of glassware, dinnerware (including non-breakable kids’ sets), utensils, pots, pans, bakeware, and basic spices.
COFFEE BAR Start your morning here. Drip coffee (12-cup carafe) or pods, stovetop tea kettle, and all the fixings. A starter supply of coffee pods, tea bags, filters, creamers, sugar, and Splenda is included with your stay.
DINING ROOM Table for eight, with a highchair and two booster seats available for young children.
GAME ROOM / REC ROOM The space everyone ends up in. The centerpiece is the 130” 4-screen TV wall - watch four games at once on game day or combine them into one massive screen for movie night. Challenge your crew to billiards, shuffleboard, air hockey, darts, or the hook and ring game. Relive the classics on the authentic Multicade Arcade (60 games including Pac-Man, Donkey Kong, and Space Invaders) or go head-to-head on the full-size NFL Blitz and NBA Jam cabinets. Round it out with Giant Connect 4 or Rock'em Sock'em Robots. Whatever your speed, you’ll find something down here.
BEDROOM 1 (Primary) Your private retreat. King bed with 12” memory foam mattress, 100% cotton sheets, duvet, soft and firm pillows. Dedicated workstation with monitor, en-suite bathroom, luggage racks, ceiling fan, blackout shades, and a 55” Smart TV.

Incredible home, clean, inviting and terrific for not only football weekend visits but anytime you need a home base in State College!! Will definitely rent again!!
Wonderful property close to Penn State.Clean, spacious, full of light - perfect for a visit with room for everyone. Will definitely look to stay here for our next visit to Happy Valley!
Great place for the family to stay. Kids toys, portable crib and room for everyone to spread out. Decor is lovely and the open kitchen to living room with a breakfast bar made it easy to put out food and still be a part of the group. The downstairs is wonderful to play games and watch the game together. Highly recommend.
Great house - perfect for a PSU reunion. Really enjoyed the property including the basement - great place for the kids and/or adults to hang out. Property was clean and check-in / out instructions clear and easy. Thank you again!
We had a wonderful stay at this home. The hosts created an amazing home away from home. The house is so comfortable and nicely decorated. Our group of ages 11 to 60 were all happy. We didn't want to leave. Thank you for everything!
Great house in a quiet State College neighborhood. Beautiful furnishings, well stocked kitchen, easy check-in and very responsive hosts. Fun game room in basement for kids/teens. Very impressive online “Welcome Book”. Thanks for a very comfortable stay on a rainy Happy Valley weekend!!
This gorgeous home sits minutes from Penn State’s Main campus. The homes recent renovations and updates are amazing! From linens, to cookware, games, toys, books, beautiful game room, spa like master bath, perfectly folded towels, and pristine linens this family has thought of it all. The cleanliness of this home was impeccable. We enjoyed our stay in this home to the fullest. Our group of 10 year olds said “it was their dream home”. The owners responded quickly to our questions and solved our inability to open the virtual guest/home welcome manual quickly. The only suggestion I would have is to have a hard copy of the guest manual in the home, perhaps with the great selection of books available for your reading pleasure. If we are ever in the area again, we will definitely check to see if this home is available for our stay.

Thank you for the great review and kind comments, Jennifer. We’re glad the kids enjoyed the home and that it worked for your trip. We would happily welcome you back!
Thank you for the feedback on the Welcome Guide. We will most definitely have a hard copy available soon for guests as soon as all updates on the newly finished basement game are included in the guide.
Thanks again for choosing our home for your stay!
My colleagues and I attended an annual conference at Penn State this week, and renting this home was a fantastic choice. It offered a warm, welcoming environment that felt like a home away from home—and it helped us save significantly compared to staying at the conference hotel. With only five of us, everyone had their own private sleeping space, which would have been cost-prohibitive at a hotel. The home has four bathrooms, so there was never a wait—an underrated luxury when traveling with a group! The house was immaculate, well-equipped, and thoughtfully maintained. Amy and John were exceptionally responsive and helpful whenever we had questions or needed assistance.Sleeping arrangements worked out well: the colleague who stayed in the “man cave” found the sofabed surprisingly comfortable. Of the four others, two of us thought the mattresses were too firm, while the other two found theirs quite soft—proof that comfort is subjective. That said, we all appreciated the variety of firm and soft pillows provided in each room, as well as the extra blankets for those who tend to run cold. If we return (and I hope we do), I’ll plan to bring a soft mattress topper for an ideal night’s sleep. All in all, this rental was a terrific alternative to the usual hotel options—comfortable, spacious, and a great value.
