Walk along the forested trails next to the private stream that runs through the property. Let your children play with the sand toys in the sand next to the stream.
•Ample Parking: Plenty of parking is available in front of the lodge

•Property Access: Guests have exclusive access to the entire home, the inviting patio, the decks, hot tub, walking pathways, and playing in the stream. The owner does live nearby.
•Connectivity: Wi-Fi is available throughout the home (network and password will be provided in your pre-arrival message). Please note that cell service can be spotty in this secluded location; for reliable reception, a short walk to the main road is often helpful.
•Property Rules: To preserve the natural beauty and safety of our property, please observe a strict no open fires policy. For the enjoyment of all, kindly keep ATVs and snowmobiles on the main road and designated trails.
•Emergencies: Your host is available for prompt assistance and typically replies within 20 minutes. For medical emergencies, Heber Valley Hospital is just 7.4 miles away. A comprehensive printed house manual is also provided inside the cabin for quick reference.
•Respectful Retreat: We kindly ask guests to respect the quiet, private nature of the land and our wonderful neighbors, ensuring a peaceful experience for everyone.

An amazing stay here! House and property were beautiful, well stocked, and immaculately clean. Owners had great communication and were very accommodating of any needs we had. Would highly recommend staying here!

The host reached out to us multiple times leading up to our stay to make sure we were set. The property was wonderful. We took several short hikes back behind the property with gorgeous views. The home itself was well maintained and stocked. We had a wonderful time staying here!
We had a great stay at the R&D Ranch. The property sits in a beautiful area and the leaves were changing colors. The host was prompt in responding to questions. Great location in the hills.
The cabin was so nice. It had every possible amenity. We spent a lot of time on the shady back porch where a small creek runs. They have a fire pit where we roasted marsh mellows. I definitely will be back.
This place far exceeded our expectations. The home was stunning. We had a small wedding in the backyard, and it was just perfect. The home was fully stocked with everything! The host and owners are so kind and helpful. Our kids loved the zebra and buffalo on the property. I would give this place 10 stars and would stay again. The place was beautiful, clean, and perfect for our group. Everyone loved it. One minor glitch was a strange (mildew-like) smell that was in the Master bedroom closet for the first day and a half, but it went away with windows open and fans on before we needed to contact the owners. This was minor compared to our overall experience, and I'm definitely leaving the rating at 5 stars.
Beautiful home! Everything in the kitchen you could possibly need! Excellent communication with the owners! They were helpful and responsive. The only issue for our group was that the bottom floor with the queen bedrooms is that there were no doors to separate the bedrooms. The track was there for a barn door, but no actual door. We had a 2 year old with us and wanted to be sure he could not get up the stairs at night but there was no way to contain him on the bottom floor so we shifted our sleeping plan. The property is in a lovely remote area. We had no issues finding it but Walmart delivery could not.. twice. The second time we caught them at the main road before they drove away. The outdoor space was relaxing and the well maintained. Hot tub was enjoyed as well! Would definitely recommend staying here!
Our stay was with extended family. There were 3 separate families with mostly older kids. 4 large bedrooms housed all the adults. There were two bedrooms downstairs with multiple beds to accommodate all the teenagers. The main area is large and definitely big enough to spread out. The kitchen was a dream with the extra back kitchen/butler pantry which allowed enough room for us all to be working and eating without bumping into eachother. There were 3 large refrigerators so we had plenty of room for food. The grounds were simply amazing! Better than expected. Quiet and large. The kids could run around without fear of cars. Walking trail right in the backyard was beautiful! Small stream which would be really fun in the summer. The icing on the cake was the resident animals. They were unexpected and so fun to feed and pet. We also met the sweetest fun little dog that just cozied right up to all of us then would run off to keep track of his animals in the little farm space. So fun, so relaxing. Perfect amount of space, interesting artwork and decor around the house. The home was also super clean! Enough bath towels, towels for the hot tub and a washer and dryer. The home is secluded but only 15 minutes to Smiths if you need to shop. I can’t say enough wonderful things. Everyone loved this place and is begging to book again next year!
