The cottage sits 30 feet from the edge of the lake. Wonderful sunsets
The property is located on West Shore Road in Grand Isle on the 'Broad Lake' looking across Lake Champlain to the Adirondacks. The cottage sits 100 yards off the road shaded by old cedar trees. It is a beautiful piece of lakefront with a private beach. Great for swimming, fishing, or lounging in the sun down by the water. Bring a kayak or a boat (free boat launch ramp 400 feet down the road). Great area for biking.
The cottage sleeps four in two bedrooms, one with a queen-size bed, one with a double bed. There is also a double futon in the living room. Nice, comfortable living room and kitchen, bath with stall shower, and a lovely lakeside screened-in porch. There is a gas grill as well as a charcoal grill, Adirondack chairs, town water (not a well or the lake). Bath towels and bed linens supplied. Please bring linens for futon if planning on using. Gas fireplace. Free wireless internet. New in 2021 is our wonderful outside shower.
There is also an outside table with umbrella and four chairs.
Grand Isle is accessible by causeway/bridges or ferry: 5 minutes to Plattsburgh NY/VT ferry 5 minutes to an excellent small grocery store 35 minutes to Burlington and the airport (via causeway) 1 hour 20 minutes to Montreal 1 hour to mountains

My wife and I spent few nights here in early October and what an incredible spot right on Lake Champlain! We couldn’t get enough of the sunsets over the NY foliage. Looking forward to going back
My partner and I really enjoyed our short stay here. The cottage was a little more rustic than we expected, but the gas wood stove and the new oven (the latter updated from in the listing photos) were great additions. The cottage is just a staircase away from the lake where we could sit and watch the sun set. We would definitely stay here again.
We had a great stay in the house. The location was amazing with a view of Lake Champlain. The walk down to the beach was a nice treat. The beds were extremely comfortable and cozy.
Fabulous location. I loved the simplicity of this cottage. No fuss without unnecessary luxury. More comfortable than a hotel. Thanks for an enjoyable weekend.

Cute but small
Beautiful location on the lake. We had 4 adults and found the bedrooms very small. Need second toilet. The cottage is well maintained but showing it age.
This immaculately maintained cozy little cottage is situated right at the edge of the shore of Lake Champlain. The sunsets were breathtaking and the area so peaceful and relaxing. Perfect spot from which to explore all the islands have to offer, while also easy to reach Burlington.
The house was cute, clean, and comfy. The location was amazing and the perfect spot to watch the sun set. Easy access to the water. We enjoyed every moment of our time there!

The place is private, peaceful, clean and well maintained. Dave, the owner, even warned us of an approaching storm and advised us on how to protect screen porch furniture upholstery from getting wet, so communication was excellent, too.
Quaint little cottage with amazing views. Very relaxing and peaceful. From morning coffee on the porch, the cozy hammock and watching sunsets on your own private beach. If you do venture out, drop by a farmer's market, take in a concert at the Snowfarm Vineyard or grab the 15 min Ferry to New York and visit Ausable Chasm. We definitely will be back.

We’ve stayed at this cottage four times now - great location - Dave is a good host and communicates well. Peaceful spot and can’t beat the view. It’s also easy to get to Burlington or across to New York depending on what you’re looking to do.

Grand Isle Cottage
Wonderful, quiet, well equipped. The house was clean and comfortable - the owner wonderful to work with. The views of the lake are spectacular!! The owner should post pictures of the lake at night with the moon reflecting off the water - beautiful! We hope to return again and would definitely recommend to our friends.
Great view, loved the screened-in porch, hammock, rocky beach, outdoor fires, walks along the road, local produce at a neighborhood farm. Overall a great experience.
Only downside was the neighbors on either side were noisy, but still we would return. Thank you!
This property is in a great location with a perfect lake view. We were looking to stay at a small cozy place and the screened in porch looking out to the lake was a definite plus. This property was immaculately clean. The neighborhood was quiet. We were looking for rest and relaxation and found it here. Great stay.

Such a nice property! The view is STUNNING and the sunsets every night are unbeatable. I love that the cottage is older and rustic. Something about it just calms you down and makes all your worries wash away. You are a short drive to 2 grocery stores, things to do, a couple restaurants, and plenty of baked goods! Yum! The only thing we agreed was not the best was the beds. They were pretty uncomfortable and there were a couple nights we didn't sleep well. But otherwise we were calm and happy the entire trip. We even got engaged here!!
This was my second time at this cottage, and I loved it again. So did my girlfriends for whom it was a first visit. We loved eating and chatting on the screen porch, hanging out in the hammock, dinner on either porch or at table outside. The views are hard to beat, and the neighborhood is peaceful.
I had some wonderful swims in the lake, and enjoyed the walking and biking in the area too.
We will be back! Thanks again for sharing this wonderful part of Vermont!
We stayed for two days/ nights during the June heatwave. Didn’t need heat but would be a great place to snuggle and read, watch movies. Being right on the lake with the sunsets was wonderful! Great area for walks, runs, biking. David so friendly, responsive and helpful! We will find our way back! Thank you! And the windows so clean!
A perfect lake front vacation spot indeed. That view though. You will have to come and see for yourself. We had mostly cloudy weather but it just didn’t matter. The cottage was peaceful and cozy. The owner Dave was available, not that he was needed, we had everything for a perfect stay.The neighbors where, friendly. Felt like home away from home. Dave we will be back. Comfortable A/C in bedroom. Lots of fans with nice screened porch. Convenient to South Hero Wally's and Seas. And to Burlington for Dining in the evening, baseball, and Movies in Essex. Nice shower always a plus. Insufficient directions for using TV, could have called, not a big deal so didn't call. Had some evenings sitting and watching the sunset. We enjoyed out time there.
Enjoyed the views from the porch of this rustic cabin on the lake. Ok house for 2 adults and children (max 4 persons). One bed is comfortable, the other is not. Unable to determine the temperature of the oven bc the dial is not attached to the stove making it difficult to use. BBQ grill is nice so plan on all cooking outside. Solo stove in the yard for outdoor fire which was wonderful. Host responds quickly to all communication.

My wife Anne and I have lived in Grand Isle, Vermont for Twenty five years. Now we are raising our three year old son MAX here. Anne takes the ferry to work across the lake in Plattsburgh, NY. When I am not looking after MAX, I work as a Cabinet Maker out of our home here in Grand Isle. We both love to sail and spend a lot of our free time racing sailboats.
Why they chose this property
We found this property twelve years ago. it is just down the street from where we first lived in Grand Isle. We had been looking for a property to invest in for years. when this one became available we jumped on it. We are so glad we did. It is a special place and I hope you will enjoy it.
What makes this property unique
There are a few things that makes our cottage so wonderful. First, It sits only 30 feet from the lake so you feel like you are right there. There is a screened in porch where you can spend long evenings drinking wine and talking about your day or relaxing with a book. One of my favorite things to do is to sit on the lawn in an Adirondack Chair on a nice summer afternoon and watch the sailboats go by. The cottage is a quiet place. It sits 300 feet from a road that is not busy in the first place. If you want to venture out for the day or evening there are great choices. First, there are some great restaurants locally. Burlington is only 30 minutes away and if you have never been to Burlington you need to go. Burlington is a wonderful small city with fantastic restaurants, shops, music, and more. Montreal is a 90 minute drive north. just don't forget your passport. Grand Isle is a wonderful place to bike, paddle, fish, swim, or just hang out and relax with your favorite drink. I hope you come and enjoy our cottage.
