About the host
Hosted by Andrei
We are a family from the Boston area who loves the charm and beauty of Cape Cod. As frequent travelers, we understand the importance of a comfortable and welcoming home base. We enjoy outdoor activities, exploring local cuisine, and spending quality time at the beach. Hosting allows us to share our love for Hyannis with others, ensuring our guests have a memorable and relaxing stay. We take pride in providing a well-maintained and thoughtfully equipped home for our visitors.
Why they chose this property
We chose this neighborhood because it offers something exceptionally rare on Cape Cod—true waterfront privacy paired with effortless access to everything that makes the Cape special.
Set on the calm lagoon side of John’s Pond, this home sits in a secluded pocket where nature, not traffic, sets the pace. The water here is warm, swimmable, and sandy underfoot—more lake than ocean, and ideal for families, paddleboarding, kayaking, and long, carefree swimming days. Unlike the Atlantic, there are no waves to fight and no cold shock—just peaceful water you can enjoy all day long. Step outside, launch a kayak, swim right off the property, or simply float and unwind. It’s the kind of setting that instantly lowers your blood pressure.
What we love most is the balance. While the home feels worlds away—no homes in sight across the water—you’re only minutes from Mashpee Commons for dining, boutique shopping, coffee runs, and summer events. South Cape and Craigville Beach are a short drive when you want classic ocean days, and iconic Mayflower Beach is within easy reach for sunsets and memories. Golf courses, scenic walking trails, and family-friendly activities are all close by, making this an ideal home base for both relaxation and exploration.
Evenings here are special. Grill and dine under the shaded pergola, gather around the gas firepit as the sun sets over the water, rinse off in the outdoor shower, then settle into Adirondack chairs with a glass of wine as the pond goes still. The nights are quiet, the air is fresh, and the stars feel closer.
This is Cape Cod living at its best—peaceful, private, and beautifully connected. A place where pond days and beach adventures coexist, where kids can play freely, and where mornings start slow and end with sunsets over the water. We chose this neighborhood because once you experience it, you’ll understand—there’s nowhere else quite like it.

What makes this property unique
What sets this home apart is not just the picture-perfect location—although waking up to unobstructed water views and dipping into a sandy-bottom freshwater lagoon right out the door is already pretty special—but the complete experience it delivers.
This isn’t just a place to stay, it’s a place to play. Guests consistently call out the direct water access as the highlight of their trip—kayaking, swimming, paddle boarding or simply floating with a cold drink in hand. Having your own private sandy beach, launch right from the backyard, and panoramic pond views in every room isn’t something you find on Cape Cod every day—even in this coveted community.
The outdoor living space—the shady pergola with grill, the firepit gathering area with Adirondack chairs, and that hot-water outdoor shower—is where memories are made. Families linger over dinner as the sun sets, kids play games on the patio, and evenings unfold around the fire with laughter and s’mores vibes.
Indoors is just as thoughtful: a fully renovated 2025 interior with high-end finishes, gourmet kitchen, AC, fast Wi-Fi, and a seamless open layout that still feels warm and inviting. Guests love how every room frames the water, blurring the line between indoor comfort and outdoor beauty.
What truly makes this property stand out is the balancing act it pulls off—secluded, private, and peaceful, yet minutes to Mashpee Commons shops and restaurants, golf, trails, and both freshwater and ocean beaches. Few places give you that Cape Cod charm with this level of ease and style.
In short, this is more than a vacation rental—it’s a waterfront escape that feels like your own secret corner of Cape Cod.
