Comfortable room located on Route 1 and within walking distance of all of the fun spots on Indian River Boulevard. The traffic and train noise was a bit loud at times, but we really didn't spend too much time at the location except for eating and sleeping.
A small, secluded place, well-equipped with everything you'll need to stay comfortable. Convenient location, walking distance to several restaurants. Ample parking, fast Wi-Fi, tucked away off a major street. Not much traffic noise, but trains come by throughout the night.
Great location, clean, updated bathroom. Nice little patio in front for an evening drink. Walk to multiple restaurants and the water views.Owner is responsive to questions. Free parking.
No wifi but no big deal . I used my phone as hotspot. Bed is only double size. My wife and I need more room. Overall, a very good value.

Centrally located
I'm not one for writing reviews, but when I opened the door to find a bottle of wine and grapes awaiting us, well, I just have to go the extra yard too. We have been visiting uncrowded Sebastian for years always staying at the Best Western which can cost $150 a night for a sterile room. What a great find in the "Sebastian Studio!" The outside is "old Florida" but the inside is modern with a new bath and comfortable bed. We especially enjoyed the short walk to the Indian River Walkway where we found several restaurants, tiki bars, public fishing piers and a nice park. There is also a picnic table right on the water where we had lunch. We were also able to bring our dog! Centrally located, we never had to get back in our car. Safe, clean, quiet and a great value - we will return for a longer stay.
Property is on a busy street, next to railroad tracks. 8 times during the night, a freight train came through. I had a horrific allergic reaction to the plug-in air-freshener (didn't realize that there was one). My eyes swelled up and I had to go outside to get fresh air. I spent most of the night in my car so I could breathe, and went to emergency med in the morning. I advised the owner via e-mail that I would not be staying the next two nights. She said to come back, unplug the air freshener, and use the fan to blow out the air (no way that would have done enough). She also said that the windows sound proof the room so you can't hear the train horn (not true -- it sounded like the train came through the room). I told her that I was already gone, and she offered another room on the property. I explained that I'd already booked a hotel, and asked if there was anything that could be done in terms of a full or partial refund for the last two nights that I didn't / couldn't stay. I sent follow up messages as well. To date, my messages have been ignored, and I haven't even seen the refund of the security deposit. Also, the TV is about half the size of a PC monitor, and not high-def -- it's really bad.
When we pulled into the driveway, the nightmare began. The outside of the place was not like it was shown on the VRBO listing. There was green mold all over, a very rusty & dirty grill (there is not a stove in the house). When we walked into the house we could smell mildew & see mouse poop. We contacted VRBO right away which they were no help. We pulled the filter out for the A/C & it was CAKED with dirt &dust like it had never been cleaned. The only entrance door had a deadbolt & a lock set you would have on a bathroom door. We accidently locked ourselves out & there wasn't a way to get back into the house. We called the host who was very hostile because of our report to VRBO (they notified the host of our displeasure so that made for a VERY uncomfortable interaction). The host said we were "badgering her", because we called VRBO. Anyways, the host proceeded to REMOVE the door handles but she neglected to remove the locking mechanism so once the door was closed, we could not get in or out of the house. So if there was a fire, we would have been trapped inside! We called the host back &o9she came down and finally took the lock out and put a piece of tape over the hole. The only way we could get in and out of the house now was by having a key sticking in the deadbolt. The entire length of the stay we had to deal with a piece of tape instead of a handle. Also the host told us to park our car under the palm tree which resulted in a dead limb falling & denting our new car.
As soon as I opened the door I almost gagged from the musty smelling room that was essentially just a small bedroom with a small lumpy bed and a TV. It’s 2 rooms but one is the bathroom. It took 2 days of open windows and the air conditioner running for the smell to dissipate. I guess that’s why it’s a non-refundable purchase. Although they cram a coffee maker, fridge and a microwave in there, there is barely any room to move and because of the musty smell you can’t really relax. There is a wicker chair wedged by the bed to sit on if you want to. Basically it’s a place to sleep and spend no time in. It is in a good location.

Disappointed
The studio apartment was quaint and well located but from the first moment that we opened the door we were overcome with the strong odors of mildew. The bathroom had no ventilation which trapped the odors in. Kitchenette was in a closet next to the toilet. The advertised rate would have been reasonable, but at checkout a bunch of other fees are added which made the total price unreasonable for what you get and the condition of the property. Be upfront about the real cost and clean and deodorize the bathroom and this could be a great little property.

We enjoyed our stay, but it was cold! We tried to get the heat working off the window AC. I don't
think it had that feature. The shower head needed replacing and the owner said she change it out. Overall, great place!
